Welcome to Sawcliffe Manor, a stunning Grade II listed historic country house, perfect for large groups, hens & weddings looking for something special.

• The Manor House •

Sawcliffe Manor dates back 400 years and is absolutely crammed full of history and character. Its 19 rooms has been lovingly restored by our family over the last 28 years and we're delighted to be able to share it with you!

Our unique home has 100s of carefully collected antiques, hand-painted floors, copper baths & a large walled garden, making it the perfect venue for groups, hens & wedding guests.

Beyond the Manor, Sawcliffe Farm is also home to a 400 acre nature reserve with wild Exmoor ponies roaming on it, an private spa facility, an archery range, 17th century chapel and even a 60m2 giant yurt - all of which can be booked as additional extras depending on our plans for your stay!

1 x Spectacular 60m2 giant yurt: Perfect for dinners, workshops & as a celebration venue.
1 x Natural spa: Book 3 hours of un-interrupted pampering in our private spa. Treatments include massages and milk baths.
1 x Archery & axe throwing range: A one-of-a-kind group activity where you can test the strong amongst your group.
1 x 17th century wedding chapel: A unique venue intimate 48 guest weddings complete with medieval solid oak carvings.

• Large Group Bookings •

Airbnb allows guests to search and book for accommodation for up to 16 guests.

-> Please note that we do not accept bookings in Sawcliffe Manor for groups of over 16 guests via Airbnb as it is against this platform's Terms & Conditions.

-> We do however have capacity for up 24 guests in the Manor. Each additional guest in the Manor (guests 17-24) is £80/guest/stay. Please keep in mind that this will be billed as an ‘extra’. The maximum capacity for all of our accommodation (Manor + cottages) is 48 guests.

We know that large bookings can be complicated to organise, that’s why guests can alter their final guest count in the Manor until 14 days before checkin - to allow for unexpected changes in circumstances.

-> The Manor is also dog friendly (£15/dog/night dog fee).

This is to avoid damage to the Manor house building: no parties are not allowed inside Sawcliffe Manor.

Additional farm venues and extras, such as our yurt and spa, can be hired and booked separately from your accommodation for your occasion.

We consider each booking unique and assess your needs on a case-by-case basis. We also try to help where we can, as we know large group bookings can be complex. Let us help you with the planning process.

• Check-in/out •

The Manor has it's own self-check-in system, meaning guests can enjoy a fully socially distanced and undisturbed break in the heart of the countryside.

Check-in is from 3pm onwards
Check-out is up to 1pm.

We will be on-hand on-site and via mobile for any questions/queries that you may have during your stay.

• Yurt Hire, Spa, Activities & Catering•

£300+VAT for 2 nights

The yurt is situated in the Manor's garden, is 60m2 large, fully insulated, includes a gorgeous wood-burning stove for intimate evenings with friend. It has its own kitchenette, basic domestic power supply, sofas and gorgeous decor.

Please note that we do not hire the yurt for less nights than your accommodation booking in the Manor. If you would like to arrange a dinner in the yurt, additional tables and chairs can be hired. We can also discuss any Wedding needs.

Additional table hire: £30/table. Tables seat 8-10 guests.
Additional chair hire: £5/chair.

Timings & Access:
Available to you for the duration of your stay.

Please note:
Speakers may not exceed 85DB and guests may not play loud music after 11.30pm (so as to not disturb our other guests and neighbours), medium/ambient music after this time is totally fine after this time.

For groups of over 30 and weddings that hire all neighbouring cottages, these times for music can be extended with prior approval from our booking team.

My family and I stayed here over Christmas for a couple of nights and we’re quite surprised with our stay, the house itself is lovely and the space was great for all the family to be together with our own rooms and the dogs loved it too, however I am disappointed to say the cleanliness of the manor was rather unsatisfactory. I would expect from any place you can book to stay for the rooms to be of a basic clean standard and I feel the manor wasn’t even slightly clean, there were dead bugs on windows, hairs and dirt in showers, and the bedding didn’t appear to be fresh. I appreciate such an old building has the hard to clean areas but most of the things we noticed were not pleasant to come across, one room the rug was extremely dirty, not what you want in your bedroom where you sleep! These issues made it difficult to feel relaxed and comfortable during our stay, lots of the table wear and cutlery required washing before use also. The house is lovely and as I said great for the family to get together but doesn’t look like it is ever cleaned which for me unfortunately is a big disappointment when staying somewhere!

We booked the Manor & Rose Cottage alongside the yurt and Bonfire Making/ Axe Throwing for the a hen party of 26. We had the most amazing weekend, the Manor is amazing, so many hidden rooms and staircases, and it’s all absolutely beautiful! We hosted a murder mystery 1 evening which the dining room was perfect for. Rose cottage was absolutely stunning and right next door to the manor. The yurt is an absolute MUST. It’s absolutely huge, it’s got furniture, a log burner and it’s own kitchen! Perfect for a night out without going out. I think the group of Aunties also appreciated a separate space from the house to play music and have a dance in so they could go to bed! Everybody loved the axe throwing, was something totally different and good for a laugh. We weren’t quite sure what to expect from the bonfire making but it was made for us and the bride-to-be lit it. Knowing the price of the activity, I was slightly underwhelmed as it was not dissimilar to how much we paid for the yurt for the whole weekend - but irrespective it was still really good fun and the marshmallows to toast were a nice touch! We also hosted a bbq in the afternoon which the outdoor space lends itself to very well (theres definitely room for rounders too)! You have to take your own bottles and cans to the recycling centre when you leave - it’s not too far and was done in 1 car load, but it was just more of an annoyance than anything else. Communication with Em around the time of booking and during our stay was top notch, she was friendly, very informative and really quick to respond. It was slightly more difficult to get in touch with Em between booking and arriving for our stay which sometimes slowed down the logistics on our end - but not all hen parties / groups will require as much planning as ours did I’m sure! Overall, would go back and stay in a heartbeat and 2 weeks later, the 26 hens are still talking about how great the place was!

Absolutely amazing
Absolutely amazing
We were lucky enough to stay at the beautiful manor along with hiring out the yurt. The party consisted of 21 friends celebrating a hen party weekend, the manor accommodated us perfectly, so spacious! Each room was unique, quirky and beautifully decorated we spent our first evening exploring and taking it all in! The lounge and dining room were a perfect size for our party and again so unique! The kitchen was fantastic, a meeting place with plenty of crockery and utensils! The yurt was the icing on the cake! Wow is all I can say!! Again, spacious (the photo doesn’t do it justice!) and the decor well thought out! The grounds amazing! Emily the manager was on hand in the run up to our stay and available for contact throughout, she had a genuine passion to ensure our stay was perfect! Definitely not forgetting Jana! Such a ray of sunshine, always around if you needed anything and knew the house like the back of her hand (it’s like a maze 🤣) We all loved our stay especially after the last 18 months of craziness! We would definitely recommend this amazing place and it will be our first point of call should we be looking to return to the area!

When I chose the Manor House as the location for my 40th birthday party I was hoping it would be a great place to spend the weekend with friends. Fortunately it surpassed all my expectations. Everything about the place is absolutely fantastic. Emily is an incredibly helpful host. In the run up to the party, was very flexible about sleeping arrangements and even made another family cottage available to accommodate our party, at quite short notice. Emily was very helpful in finding a good local taxi company for late night shuttle from Manor to a cottage a couple of miles away. She also recommended a trip to the Hope and Anchor for a pub lunch which was absolutely excellent. Couldn't have really asked for more in terms of help and advice. The house itself is quite a curious mix of old and new both in terms of construction and decoration. It is full of character. Some of the art on display is very interesting and it all added to the charm of the place. This made it the perfect setting for our party. Everyone who attended was blown away by the house and grounds. The kitchen is very well equipped. The beds were comfortable. It's worth double checking the sleeping arrangements to make sure the rooms are the right configuration for you but Emily is very happy to talk through the options. The yurt is a wonderful addition and the grounds are also really beautiful. I have tried to think of a few negatives or constructive criticism but I honestly can't think of anything bad to say. Worth noting that most activities off site, such as trips to the pub, are a drive away. Not sure about local walks as we didn't really have time for that but it looked like walking around the local countryside might be enjoyable for a few hours. If you're looking for a place to get away from it all and enjoy a wonderful home in the countryside then this would be ideal for you.
