About this house rental

This quaint, two-story house has 3 bedrooms and 2 full bathrooms. You'll have access to the entire home, except for the room above the garage, which is used for storage. Both the front and back yards are fenced, and there is plenty of outdoor seating with a patio/barbecue area in the backyard, and additional seating on the front porch and upper balcony.

1-2 well-behaved dogs are allowed; please ask if you have more than two. Our dog fee is $42 per dog for the entire stay. Cats are not allowed.

DOWNSTAIRS:
The bottom level has an open floor plan and consists of a fully stocked kitchen, breakfast bar/dining area, and living room with a 55-inch Roku-enabled smart TV. There is also a full bathroom adjacent to a stacked washer/dryer unit. Across from the bathroom is a cozy bedroom with a queen-sized bed and loveseat.

UPSTAIRS:
The second level includes a small landing and two large bedrooms, which can sleep up to 5 people. The bedrooms include a master suite with a king-sized bed and single bed, and a second bedroom with a queen-sized bed. There is a small balcony off of the second bedroom. Note: the master bath is the only bathroom upstairs, so guests in the second bedroom must either access the bathroom through the master bedroom or use the bathroom downstairs.

This home is ideal for:
• Families
• Small family reunions
• Group of friends
• Short-term rental - "The absolute perfect place for us to land in our move to Boise."—Dr. Dan
• Beds for up to 7 guests + sofa

The house has a small front yard and 2 porch areas, with a back patio complete with outdoor dining space and a sun umbrella. For more outdoor fun, Camel's Back Park is only a block away with a playground, tennis courts, open green space and superb hiking/biking trails.

House Rules:
*Quiet Hours are between 9pm – 8am.
*There cannot be more than 8 people in or on the property at one time and no more than 8 occupants overnight.
*We do offer late check out and early check in, when possible, for a modest additional fee for our cleaners. An unplanned late check out really affects our cleaner's schedule. If you do not arrange a late checkout in advance, there is a $55 fee. If you do not checkout by noon, you will be charged an additional night's stay.
*This is a non-smoking house. $500 smoke mitigation fee will apply if smoking of any variety is found.
*Please remove shoes when entering the home to protect the flooring and reduce dirt intrusion.
*1-2 well-behaved dogs are allowed. There is a pet servicing fee of $45/pet. This is a one-time charge that will be requested via the Airbnb resolution center after you have booked. Please remove any dog droppings and dog hair before checking out. If pet hair or waste causes additional cleaning expense the expense will be billed to you. If discovered any unauthorized pets will need to be immediately removed and a pet mitigation charge of $500 will apply.
*Events (like a baby shower, reception, birthday party, etc) are not allowed. Unauthorized events will be subject to a minimum charge of $1500. Additional charges for damage may also apply.
*Friendly reminder to please use the provided black towel for face make-up. So many of our towels and pillowcases are stained by oil based make-up and our professional laundry service can't even bust these stains. We appreciate you helping us conserve our linens.
*If your stay is longer than 30 nights, a monthly cleaning is required and will be charged using the resolution center. Linen service and more frequent cleanings are available if you would like.
*Sometimes it's hard to know what sound level is too much so we use a noise monitoring device. It won't invade your privacy because it does NOT record actual sounds or conversations, it only monitors the ambient noise level (measured in decibels). If it goes off, it gives us a chance to warn you that your sound level is such that it could upset our neighbors.
*There is also a Ring camera system to monitor the outside of the home.
*If a failure to follow the house rules impacts the next guest's stay and causes us to need to discount or refund that next guest you agree to be responsible for the resulting cost.

If you like badly pet stained carpets and ants in your kitchen, this is the house for you. We informed the management company as soon as we checked in that the carpets were badly stained upon our arrival. We didn’t hear anything back except an automated reply saying they were busy helping another client. I had to follow up the next day and the response that they gave me was they would be sure to address it AFTER we left. Super helpful for our stay. With a hefty cleaning fee and additional payment for pets, I would think that clean carpets when checking in should be the standard. Additional downside to our stay was the ant infestation in the coffee grinder unit and all around the coffee maker and sink area. When addressed with the property manager, they let us know that there were ant traps in the laundry area, next to the mouse traps. This is obviously an ongoing problem and should be addressed and not the responsibility of the Vrbo guest to deal with. There are 2 other areas that need to be addressed in this home. One, the water damage to the ceiling in the downstairs shower is unacceptable. The ceiling has bubbled and is sagging in the corner. Secondly the dryer needs to be fixed. The knob to turn it on is stripped and the dryer can’t be used without engaging it completely. Luckily there were pliers in the house and we were able to Macgyer it on. On the plus side, the home is in a wonderful location and there is room for a very large family. Would I stay again? No

Great house. It was clean and had everything we needed. It was pretty kid friendly too. It had a pack and play and a few toys. The location was fantastic. It’s walking distance to a park and playground and also to cafes and shops. Also short car rides to downtown.

Very nice, home-like feel. Great location. Only negative was constant (and unwarranted) automated warnings about noise level and receiving potential fines… sometimes when we were not even there. We were extremely quiet and respectful. Prior to booking we were not aware our voices would be monitored… there are noise alarms positioned right next to dining room table, patio dining table, fences, and other gathering areas. Maybe the neighbor’s barking dog set them off?

The house is in a beautiful neighborhood that was walking distance to Hyde Park and Camel’s Back. It was very welcoming and clean with a lovely front porch and back yard. The property manager was very attentive, the check in process was simple and she sent us lovely coffee shop and restaurant recommendations for the area. We had a wonderful stay!

The house was in a fantastic location. Walking distance to hiking trails and the park at Camel’s Back Park. I didn’t realize how close to downtown it was, a short drive or bike ride. The house was clean and welcoming. The master suite with en suite bathroom was perfect for my in-laws. Unfortunately, we didn’t realize the second bedroom upstairs only has French doors with glass and no bathroom except in the master. So we pivoted and opted to use the downstairs bedroom for privacy for my daughter, my husband and myself. It worked out well because she’s young enough to enjoy a twin mattress on the floor. And we had a full bathroom right across the hall. The customer service was wonderful and very timely. Response time was very quick. And via text the contact people were very nice. Overall we loved it. It is a great, cozy house with loads of character. All the special things like toys, games, and books was a great touch also.
