The 4 large bedrooms each accommodate guest with their own bathroom. Two of the bedrooms have balcony access which allows for beautiful morning views. However, the cleaning services are in need of improvement. When we arrived we noticed the unit was slightly dated which was not an issue. I’m sure tears of guests have caused the minor damages throughout. The place was not as clean as we had hoped. My daughter’s feet were black day 1 from walking through the unit. We went and bought a swifter. There was black dirt of some sort on the bathroom sinks that we had to wipe off. And lastly, the bedding was stained with a large yellow mark so we had to remove that. I’m not sure if we would stay again unless we had a large party. I would implore the owners/ rental company to check out the cleanliness of the unit after it’s been cleaned.

This unit was just as described! It suited our party of ten just fine with plenty of space, we never felt overcrowded. When we find ourselves back in PCB we will be sure to check the availability of this unit.

Overall great trip this year! Condo was very nice, although the floors could have been a bit cleaner. It would have been nice to have some cleaning tools to sweep/clean sand off of floor. Kitchen is stocked ok. Would have been nice to have a better frying pan to scramble our eggs though. All rooms were very spacious and the balcony area has the best view I have had in a while. I would stay here again. Beware of check in though it was a bit rough and parking not the greatest.

Everything was clean. The facility had an elevator issue which was not mentioned with booking information. They have 2 elevators, one we were informed had been down since September. The other broke down the first evening we were there and we had to walk 19 floors numerous times. We had to call the facility numerous times and were given different numbers to contact. We had a guest showing up who was not able to walk stairs and thankfully they fixed the issue. However, with one elevator for the amount of guests and condo units you often had to wait 10-15 minutes for an elevator. It was very inconvenient for us and especially when bringing grocery items upstairs. Overall the unit was beautiful, but the elevator made the stay less convenient for us.

However when we arrived there was a single working elevator and a line to get on that moved maybe a few people over the course of an hour. We ended up walking up 19 flights to get to our room with two small kids and a newborn. We had a few elderly people who had to wait. My mom was able to get up after a couple of hours. Once she made it up she was too scared to even go back down because getting into the condo was impossible the first few days. When I attempted to reach out to see what the management team knew I was brushed off initially then flat out ignored. Super rude and unprofessional, if you have a second parking pass just forget it during peak season you’ll be paying for parking in the city lot which is $12 a day not the advertised $5. There were roaches underneath the sink in the kitchen, the floors had absolutely not been mopped between guests, the couches stink and the shower walls were FILTHY! I’d recommend a new cleaning crew. Overall the great view and ideal location definitely don’t make up for all of the shortcomings of this condo. I would not be recommending this place to anyone.

This unit comes with some nice perks. There is a Keurig coffeemaker and we got 2 sets of beach chairs and umbrellas which was great! The bathtub in the front Bedroom is a little slick and the toilet in the master bathroom runs unless you jiggle the handle. Also, the large skillet needs to be replaced. It is very worn and not good to cook in. The rest of the kitchen is well-equipped with a spice rack and lots of dishes, bowls, etc. We loved our time in this unit and hope to book it again sometime.

One elevator (which you should warn people about bc it will take a LONG 30 - 1hr wait to go up or down every time) meant the only way to get the parking pass from the room...hike 19 floors of stairs. Unless you have a tiny car or a motorcycle you will never be able to maneuver to make it into the parking space at the bottom of the ramp slightly to the left next the wall around the cement post. So you'll have to pay the very expensive public parking and walk to you vehicle if you rent here. Wear your shoes at all times in the room or your feet/socks will be black. All the furniture is banged up and sticky. Just bc you painted the walls doesn't mean you renovated. The tubs are worn with big chunks missing out of the enamel. The layout of the rooms was nice, and the view from the balcony was too. But the management has still never returned my calls or emails. I called day 1 into our stay. So just know if you have any problems or questions...you are on yiur own. They will not answer your call or respond to your messages.

Beautiful property in desirable area of PCB. Rooms were spacious and well appointed. Balcony was the star of the property. It was huge with many seating areas and types of furniture for sunbathing, eating, playing games and just watching the stunning sunsets.

I am not one to leave reviews. However, this is probably the worst experience we have had to date with terrible customer service. We arrived in the beginning of August to a “newly renovated” condo. It was filthy. There was black dust on the air returns, dirt in the floor, and thick dirt around the toilets. I began to clean and called the customer service number. They stated they would send someone and they would contact us when they arrived. No one ever called so we went to the beach. When we returned the door to our condo was open with two people inside cleaning with all of our personal belongings in the condo. On the second day of vacation they put nets up over the balcony for “renovations” of cleaning the side of the building which in turn made the balcony unusable as well as the pool was shut down for the remaining of our visit which was another 5 days. I made sure to find somewhere with a pool because we have two small children who aren’t able to swim in the ocean and for the safety it was important to have a pool for them to enjoy. I called the customer service number for this and was told “the pool will open up this is just a one day thing” which it clearly was not. The customer service agent basically told us their hands were tied and we would have to contact the company the owned the condo, but basically good luck reaching them. I tried each day after for resolution of maybe a different property so we could enjoy our very pricey stay. No one ever contacted us. I eventually spoke to one man who wouldn’t disclose his name and was very rude. I sent emails that went without response. Then I decided to dispute the charge. The condo was none of the description and amenities where not granted. This got their attention.. which really is all I was wanting in the first place. I received threatening text and emails which I have saved and printed. Threatening jail time and I had by a certain day and time to reverse the charge or else. I nicely explained the situation to them again and asked if we could come to an agreement of a partial discount. They responded with they would take 10% off the charge and refund it. So I let the dispute go. I never truly intended to stay anywhere for free nor do I think that’s good business. Fast forward to nearly 9 months later. No refund. I have sent texts to be asked who I am and then ignored. I write this review in hopes it serves you well to beware of Emerald Coast Properties.

CONS: since they were working on the building, we got no warning that the hot tub would be out of use, as well as one of the elevators. On our first few days of staying here we waiting 45 minutes for an elevator at a time (we were on the 19th floor). In addition, there were stains on couch, which we didn’t mind because we weren’t planning on sitting on it much. On another note, I wish we would’ve took photos of how clean we left this residence because a few days after check out, we got charged for leaving it a “mess.” My family and I followed the clean up suggestions that would best help the cleaning crew, which consisted of taking all bedding and towels, and putting them in the bathtub. We left the residence just how we arrive to it, perhaps even cleaner other than the sand that was left from the beach. The only reason we left sand was because the email says not to clean just tidy up. In addition, there was no acquit equipment to clean up the sand available to us. We ended up getting charge an additional cleaning fee when I pre-paid an cleaning fee on my original bill. We checked out on the 13th at 9am, but we didn’t have an additional fee taken out until the following Tuesday without a warning. Our family takes trips like this every year and has never experienced this issue before. . PROS: nice condo plenty of space for my family! Each room had a bathroom, which was very convenient. The view was wonderful (when they weren’t working on the outside of building, which was actually most of the time without a warning). Thank you.

The condo was amazing! Everything you need! The view is beautiful with a large balcony! There was construction during our stay so the pool was closed until 5pm each night which was a bummer. Also view during construction will be somewhat inhibited due to the ropes they have to use. Also the parking space is TINY! We fit a car in but you had to pull out of space in order to get everyone else in the car! Will not fit a SUV! And the “extra” parking across the street is not big so you can end up paying for parking at the city lot. Overall a great place! The pictures don’t do the property justice! It is absolutely beautiful! Just being able to hear and see the ocean is amazing!

Condo was good. Could have been cleaned better. Dishes, silverware and glasses had food still on them. Cleaned everything in the cabinets and drawers in dish washer on heavy duty. Floors had not been cleaned. Stayed in the same place last year and it was very cleaned. Would stay again.

Most perfect condo for relaxing! The balcony was the most absolute perfect spot to unwind in your own space! I spent the majority of my vacation on the balcony but the inside was just as beautiful! So much space for everyone and not cramped at all. The kitchen had everything needed for meals, as far as, utensils and pans. The location was absolutely perfect with everything being within walking distance! A few favorites of mine, daiquiri shack, the diner across the street had an awesome breakfast buffet, shops, pineapple willy and the awesome wharf for all you can eat! Walmart is within 2 minutes and of course door dash delivered some amazing meals too! You can't go wrong with this rental. The only downfall was the parking, it still wouldn't keep me from renting again! The condo is well worth the anxiety of parking lol. Don't waste your time looking around, this rental is AMAZING

Amazing place! Super clean, well thought out rooms for families, and amazing balcony!! 10/10 would stay here again.

The only thing that wasn't clean was the balcony. It was very sandy. Also the 5 inch lip on the glass door many of us hit and almost fell going out. My brother in law walks with a Cain and really hurt his foot trying to go out it.The view was gorgeous and the beds were comfy.

The room was very spacious for our group of nine including the Balcony- we have no complaints far as the room itself. Parking was a hassle for sure, but we made it work.

The parking spot for 1901 is horrible. It’s up against a concrete wall a concrete pillar on the other sidewalk. Everyone had to unload the car before parking other wise you couldn’t get out of the car. Parking nightmare!!! The room was nice and spacious but unsure if I would stay again due to parking.

CONS: Reviews about elevators were understated - they were 10 times worse! At checkin, we waited for an elevator over 45 minutes! Parking sucks! for 1901 was between a concrete wall & concrete pillar! It was so tight the occupants, except driver, had to get out before it was parked. If I wasn’t disabled, we would have parked way over across the street! There’s only two handicap parking spots and getting one is almost impossible! The condo door was wide open when we arrived. Top sheets and duvets/tops were flung on the bed. The master bedroom sliding glass door did not open at all (I reported this immediately, 4 days in maintenance came and couldn’t fix it. He said they had to call a particular company. He said he called, but the door was never fixed). Master bath was covered in medium length dark hair & what appeared to be pubic hair along with plenty of sand! Jetters were disgusting! Grayish water, hair & lint was all in the jetters. My daughter cleaned the filth and santitized. Bathrooms had little to no toilet paper. There was no dish soap, dishwasher pods, no extra trash bags. One tub was clogged maintenance fixed it. All 10 of us woke sweaty & sticky, the cooling system stopped working. I called ECD - again. Was told some1 would be out to fix it, there was - almost 72 hours later. PROS: the room (after we cleaned it & bought was should’ve been supples) was perfect & awesome! The view was spectacular! The 10 of us loved it! I asked Jonathan Caldwell (I think was his name) for compensation for what we spent and for a discount due to what wasn’t fixed and the super hot days & nights with no cool air and was completely ignored! If you don’t mind cleaning, buying almost everything you need, waiting 45 min for an elevator and issues not being fixed - you’ll love this place! It is beautiful as is the view! We would return with tools and cleaning supplies in hand! Happy & Safe Travels!

Bad weather most of the week, but can't do anything about that. Condo was clean and spacious.

The location of the building in the area is great. Very close to some attractions. The building offers great views from the 19th floor. And the layout of the unit is great except the laundry room is between two small bedrooms. Couldn't do laundry to late. The unit is well equipped with fun beach stuff. There few things I wish they wouldn't of gotten my attention. The cleaning could have been done better, it appears to be superficial and in a rush for the next occupants. We found sand on the floor, some hair in our bathroom( before our first shower) and some of the dishes dirty. My wife and girls had to literally sweep the floors and clean the surfaces before they could feel relaxed after the long drive. Some of jets on the jacuzzi need deep cleaning or replacing they look rusted or with gunk, not enticing to use it. Main bedroom door won't lock, the frame is misaligned. Couldn't lock it until I figured out to lift the door. I'm sure this can be taken care and easy fix. The hooks on bathroom doors need to be lowered as they are too high for 5' people. The main issue I believe is parking. The building has around 20 parking spots at the bottom parking area, not enough for the 60+ units the building has. The one parking spot for this unit is in a very tight corner spot. I couldn't parked my suburban there. Is only good for compact or medium cars. I had to use the overflow parking area across the street that also has limited space, first come first serve. And if you couldn't find parking there you have to go to the third parking space. This is a city parking area at $6 per night. Not bad if I only paid two nights. It only bothers me because in my mind I'm thinking I shouldn't have to even cross the street. I'm sure they'll fix the minor issues like the door but if you don't mind the parking issues because your driving a small car. You should be ok.

Overall, I would recommend staying in this rental. While we did run into a few issues, the stay overall was enjoyable. The view from the large balcony was amazing! The openness and space within the condo was great. Very clean. The issue(s) we ran into we’re not having a working remote for the TV in the living room. While staying we had a tropical storm coming towards us and would have been nice to keep the news on the TV for everyone to pay attention to. We finally got the TV fixed after 5 days of complaining. The parking is TERRIBLE. The ONE assigned parking spot is for a compact car only. We rented a condo for 8 adults and 2 children. We had 4 separate vehicles. For one, you should be given more than one spot for the amount of people. Two, the spot is not a normal parking spot size. We were unable to park our truck in that spot. Therefore, we had to park across the street in the public parking lot and pay additional money to park there. During our stay, we had a tropical storm pass through. The storm caused the elevators to stop working. This condo is on the 19th floor mind you. We also had 2 children with us. Ages 6 and 5 months. What a disaster that was! The elevators are a complaint within themselves. Being that there are 22 floors and only two elevators for the entire place. You often are waiting long periods of time to get an elevator.

Hi! We just returned home from our stay at Ocean Ritz 1901. It is a beautiful condo and everything was nice and clean on arrival. We had a wonderful time with our family and would definitely consider staying again. The huge patio was a real treat, especially for my mom to enjoy watching us from above as she couldn’t make it down to the water. We did however have a few issues. We contacted property management by email and phone on two separate occasions to let them know that our air conditioning was not blowing cool air. It was cool the first day, but by the afternoon of day two there was an obvious difference. There were no door alerts and the unit was not set below 70. The air was blowing but it was not cool. It was warm/hot and humid all day and night. The fan in one bedroom didn’t work either. It was quite miserable sleeping at night in the hot room with no air movement. I understand it’s a busy time of year but we called several times and was told someone would come, but nobody ever fixed the issue. We also couldn’t get the TV in the living room or Front king room to ever connect. Parking our SUV was impossible in our assigned space without risking damage to it, so we ended up just purchasing a space across the street. The tv and parking were inconvenient, but no biggie...the a/c was disappointing though. I would hope for the cost families pay to stay, maintenance on the A/C in August would be a top priority. All that to say, in the end we truly did have a wonderful stay with our family and the condo was beautiful, clean, and well maintained. My family really enjoyed this condo. We loved the balcony. It was the largest balcony we have ever had. The only reason I didn’t give it a five star was the parking and only has 2 elevators. There is public parking across the street that you can pay daily for. We had one issue with a leak and they came real quick to check it out. We would definitely rent here again.

Great vacation!! Very clean and spacious. Balcony was really nice and the view is amazing. Surprised that the condo had extra beach chairs and boggie boards available. The kids were very happy. Only issue was the parking. One tiny parking spot for the condo. Not compatible for SUV's. Will definitely stay again regardless of the parking issues.

Great vacation. The only issue is parking. After paying for a unit for 10 people, we still had to pay for parking across the road as there were not enough spots for us provided by the rental. Other than parking situation, the vacation was excellent!
