A central location just a short stroll to all conveniences. Close to Parliament House, Queensland University of Technology, Queen Street Mall, Brisbane Central Station and City Botanical Gardens. A short walk across the bridge to Southbank Parklands, Convention Centre, Performing Arts Complex, Museum and Art Gallery. Eagle Street Pier and several riverside restaurants are a short stroll from you. All other areas are easily accessible with free city loop buses, free river ferry, Citycat or a pleasant walk. Easy access to the M1 freeway to Gold Coast and ICB to Sunshine Coast.

Close to all public transport including buses, ferries, CityCat and Central Station with frequent trains to the airport.

This is a quiet apartment building, perfect to relax and enjoy, so please NO LOUD NOISE, NO PARTIES, NO SMOKING AND NO PETS.

- Only those guests accounted for in the original booking are allowed to enter the property.

- Do not ask reception about keys or luggage. The reception is for hotel guests only, NOT Airbnb guests. Contact your hosts for any queries. You are staying in a private apartment, not a hotel. The hotel staff do not take kindly to requests/enquiries by Airbnb guests.

- This apartment complex is very private with permanent stay neighbours. To be considerate of others please NO LOUD NOISE at any time and minimise all music/noise after 9pm.

- This is a NON-SMOKING PROPERTY. NO SMOKING IN THE APARTMENT OR ON THE BALCONY. Please note if smoking is detected then a deep clean fee of $220 will be charged. If there are complaints of smoking then you will be asked to leave immediately with no refund. You will also get a negative review.

- You agree to collect the keys from a lockbox that is not on the property - but is very closeby.

- Children are to be supervised on the balcony at all times.

- Be respectful when using shared facilities ie pool and gym. Follow all rules stipulated in these areas.

- Absolutely NO PARTIES OR LOUD NOISE. Quiet hours are between 9:00 pm and 8:00 am. The building manager and body corporate will not tolerate excessive noise or unruly behaviour.

- No drunken or unruly behaviour. You will be asked to leave if we receive complaints about disruptive behaviour.

- Please DO NOT drop or throw anything over the balcony. Do not hang anything on the balcony.

- A fee of $220 dollars will be charged to replace lost or damaged keys.

- Any damage to the apartment building or contents will result in a charge for the full cost of replacement.

- Only one car can be parked in the garage at any one time in the designated car space; strictly no other cars are allowed to park in the garage. You are not permitted to use the visitor parking.

- No bicycles, scooters or skateboards in the lobby.

- For long-term stays over 14 days it will be a requirement to pay for our cleaning and linen service every 14 days for the duration of your stay, at a cost of $100.00 per clean.

- The building manager and body corporate are quite particular so please take the utmost care and show consideration not only for the property and facilities but for all guests and tenants in the building.

The house rules make up part of the agreement that you electronically agree to when you open this manual and collect the keys. Please abide by ALL of them and treat our home with care and respect.

Overall the place was fine and we had a great weekend. However, there were a few things that could be improved. The unit was not really clean. There was not much in the way of glasses or plates. The check in process was a bit of a pain as the keys were at a shop not too far away but right onsite. We only got one key which was a challenge. The beds were not made up to singles as we requested. The lounge was broken and didnt fold out to a bed. We enjoyed the location and the onsite facilities and the big veranda. The hosts were nice and easy to communicate with.
