About this house rental
Family friendly with fantastic views and directly on the Gulf of Mexico sound like your idea of a perfect vacation rental? This amazing Anna Maria Island accommodation fits that description perfectly! This spectacular holiday rental is a historic Triplex built in the 1930’s and situated on the beautiful island beachfront. Beautifully restored original woodwork can be found throughout. This waterfront rental can accommodate up to 12 guests with 6 bedrooms, 4 baths, plus 2 kitchens and lots of common space. The unique ‘suite like’ arrangement of this rental is perfect for large families or even multiple families with a generous dining room and living area with a spectacular view! The family can all gather on the expansive covered patio to grill some burgers or just relax in the warm ocean breeze.
The Dodt House Units 1, 2, and 3 have everything you need to enjoy your vacation, including premium linens, free wifi, washer and dryer, well appointed kitchens, propane grill, plenty of parking and much much more!
Enjoy your morning cup of coffee on one of your balconies, or take it to-go as you stroll down the beach from your own backyard. Wake the kids up and head down the beach for some volleyball or hop on the free trolley and go for all you can eat pancakes at AMI Beach Cafe on beautiful Holmes Beach. Your options are endless but you may just end up staying on your deck, feet up, sipping a margarita and watching the sunset.
Please note: we may sometimes gladly accept non Saturday to Saturday stays from middle of August to middle of January each year excluding Christmas and New Year week. Please speak with a vacation specialist for more details.

**The only umbrella that can go in the pool (sun shelf ) is the umbrella with the white pole. It takes two people to open. There are 2 other white umbrellas on the property but those poles are dark metal and they CAN'T go in the pool or they will rust**
**Only ALL Plastic Chairs can sit in the pool on the sun shelf: 2 white lounge chairs and a few blue plastic folding seats. If the blue chairs aren't opened up all the way, they will break. If any other chairs go in the pool, they will cause rust marks**

Anna Maria Island’s noise ordinance aims to ensure citizens can enjoy a peaceful environment. The ordinance applies to all areas of the city, including public and private property, and places of business. It defines noise as any sound that annoys or disturbs a reasonable person of ordinary sensibilities or causes or tends to cause an adverse physical or psychological effect on such reasonable person. The noise ordinance limits the maximum permissible noise levels to:
7 AM–10 PM: 65 decibels: (Consistently shouting in the pool exceeds 65 decibels)
10 PM–7 AM: 50 decibels: (An audible conversation from 50’ or 15 meters away exceeds 50 decibels)
The ordinance also prohibits plainly audible noise, which refers to any sound that can be clearly heard by a person using their normal hearing faculties. This means that a person can still be in violation if the noise can be easily heard by responding officers from a distance of 100 feet from the property line. Fines for excessive noise can range from $100 to $1,000.

Wonderful location, great view and pool. Loved the ocean cottage feel of the home. This vacation was enjoyed by everyone in our group!

Despite having an unseasonably cold and cloudy two weeks on Ann Maria Island, the Dodt house was a good gathering spot for our family. It is definitely not fancy, and the bathrooms could be updated, but we enjoyed our time here. One note: one of our guests has difficulty with stairs and this house was not easily accessible to them. We made due, but will likely not be able to return because of the stair situation. It was clear from the description that the stairs would be external, but we felt the lighting outside especially at night was difficult and the one bedroom suite in the first floor had a bathroom shower that was not accessible. Other than thar, we LOVED the beach access and all the pool chairs. We left two beach chairs for future guests.

First let me start by saying the property manager Casey was excellent through a bad situation. We arrived 13 of us unpacked stocked up with a week of supplies from Publix and received a phone call a few hours later from the property management team that it looked as if the hurricane was going to dramatically impact our location. about eight hours after this, we got the message that we were in zone A and they were calling for mandatory evacuation. So we had to deal with logistics of relocation until the storm passed. In all of this the real estate management team was fair and took care of us for time lost. The location was amazing and it was adequately stocked. The pool was great for the kids, and the home was clean. The listing is as it is represented.

This was our second trip to this lovely beach house with our group of 12/13 people. The layout of the house is perfect for a group. It was great to see the updates they made in the past year including the barn door making the 2 separate basement units into 1!
Other than several light bulbs needing to be changed - which were addressed and fixed quickly, everything was perfect!

Nice furnishings, very comfortable, lots of towels. The 1st and 2nd floors are connected by outside stairs. The back upper deck has a spectacular view of the ocean. The pool is large, beautiful, and well maintained - we used it every day. We loved the 'Astro turf' back lawn and all the toys - especially the Cornhole bean bag toss game. We also made good use of both the gas BBQ and the stone fireplace (where we did in lots of smores). The ocean was steps away via a sandy path through the attractive coastal vegetation. We mostly had the beach and the aquamarine-colored waves to ourselves. We are definitely thinking about reserving the place again next year. Our only dig is that the place is a bit dated but, that said, it is excellently maintained. The addition of a hot tub near the pool would be nice. While we enjoyed many big lunches and dinners on it, the upper deck table could stand an upgrade to a higher table with higher, more comfortable chairs to allow for even better ocean viewing.

Overall, property was excellent. Lower level is older, needs painting to cover rust and peeling. But we'd join family on the upper level and saw some fabulous sunsets. Pool is perfect. Best access to beach! Good location to shops, etc

First, the great:
1. Anna Maria Island is a fine destination.
2. The location and privacy of the house is wonderful, right on the beach.
3. The house is spacious. There were nine of us, and that was just the right number for the house.
4. Easy access in and out with a 4 digit code, new for each new renter.
5. Well maintained pool with dramatic underwater lighting.
6. Kitchens, particularly on the 2nd floor were functional, and reasonably well equipped.
7. Washers and dryers worked well. Dishwasher on 2nd floor is excellent. No dishwasher elsewhere.
8. Bathrooms functioned well with plenty of towels.
9. Prompt and excellent response twice to resolve lighting issues.
And the annoying:
1. There was general documentation, but inadequate documentation for this particular house.
2. There was no detail for operating the TVs and Roku. It would be nice to have Roku in the living room, not just the bedroom.
3. The linens are getting a bit old and worn.
4. The outdoor fireplace was nice, but in need of minor repairs.
5. The starter on the gas BBQ did not work.
6. Lighting at the BBQ and fireplace were inadequate.
7. Batteries on inside smoke detector was dying and beeping.
8. No extra plastic bags for garbage.
9. No non-perishable items in the kitchen, like salt and pepper.
10. Several light bulbs were missing or did not work.
All considered, this is a fine property and I recommend it. Frank with management was quite helpful and responsive when minor problems arose.

The location is as good as it gets! Beautiful pool area, yard and beach. The access to the beach is amazing. The house is comfortable. Although, it could use a little upgrading and a few more utensils, cookware, toiletries. Overall, it's a great place.

Wonderful property
We just finished a stay at this property with family and friends. There were 11 of us - 4 adults and our children (aged 20-24). The upstairs of the home was great for parents and gathering in the evening. Our kids enjoyed the lower level as it allowed them the spend time in the pool and outside at night. Perfect property for this type of vacation.
The house was very comfortable, well appointed and clean. The pool was always nice and warm and the beach access is fantastic.
We would definitely love to return here in the future.

Spring Break
The property was perfect for our family vacation. Plenty of space and the location was incredible. The property definitely has a cottage type of vibe, which I was totally happy with. The pool and back yard were perfect and where we spent the majority of our time!

Awesome Spot for Families
We had 4 families and this worked great to give us all our own space but also a common space both inside and out. The pool was perfect, warm enough to enjoy when the beach was cold. The beach was surprisingly mostly vacant and we were their for spring break... we had the place to ourselves! Overall a fantanstic location for our family trip!

Location was perfect. Pool was amazing. House needs some updates on the bottom floor, could use some tlc on the back patio area as well. Overall a great trip though.

Perfect for our family
We enjoyed a beautiful week here with our kids and both sets of grandparents. Everyone had their own place to retire at the end of the night and there was plenty of space to join together. Everyone had a great time! This is a 1930s cottage and it has such great charm. It is sooo close to the beach and the new pool is amazing. Comfortable beds, more than enough TVs, great deck with perfect furniture to watch the waves and so much more.
Only a few helpful tips. We have rented many places through Vrbo and I guess have come to expect a few things. Maybe because we do cook and grill, the kitchen is the only place I wish the house had a few more amenities.
1. The house had no salt/pepper, etc.
2. The house had kitchen towels but no dishrags to wipe down surfaces. On the same note, the only cleaning supplies were dish soap and paper towels. A small box of laundry detergent was available but I usually bring my own pods.
3. Need to bring your own garbage bags as well. Only 1/2 provided.
4. A big grill but no grilling equipment
These things didn’t take away from our experience at all, just wanted to give a few tips!

Great view!
This is a really nice location. Enough parking off the street. The pool is great. Very clean. The property management is great. Quick to answer any questions and help with problems.
The downstairs part could use some upgrades. But overall great place.
