Additionally, they will enforce rules pertinent to family-oriented behavior (language, music levels, respect of fellow beachgoers, chair/umbrella placements, etc.) Tents and canopies are NOT PERMITTED at any time. You are also allowed to bring your own beach gear back and forth from the home, if you choose.

***The cancelation policy and terms of the 30A Cottages & Concierge Vacation Rental Agreement emailed to you at confirmation override any terms and policies from a third-party booking site such as VRBO, HomeAway, Airbnb, etc. We are not able to reimburse any additional service fees incurred for online bookings outside of our company website since these fees are charged by a third party. We do not offer 100% refund for cancelation at any time after the booking has been processed. A 5% cancelation fee will be charged to cover credit card and document processing for all cancelations.

My family and I were very excited to stay at a beautiful location near Rosemary Beach. The photos and listing of this specific property are very deceiving. While we have nothing but good to say about the location and amenities, the cleanliness and lack of upkeep turned us off from wanting to come back to this home. Floors were filthy, sand and dirt from previous party was scattered throughout. Counters were not wiped sufficiently. You would see your occasional cockroache sprinting across the room. Couches had stains all over them, food and crumbs on between cushions. I had no want to even sit on them. Many electrical outlets didn’t work, lightbulbs were missing in lamps, batteries missing from remotes. Trash bags were not provided until the second day. They didn’t take the trash out from the previous stay and it smelled like rot every time you walked outside in the front. All in all the attention to detail and cleanliness was a 1/10. We will be returning to Rosemary, just not this home.

The Inlet breeze property is in an excellent location, close to Rosemary Beach downtown and restaurants. The beach and pool is walking distance. The house is nicely laud out with plenty of sleeping rooms, a main living area on the second floor, a large patio for gathering.
The windows and outside could use a good washing, several bathroom doors don’t close and the toaster didn’t work. We had a great family gathering and would definitely rent this house again.

House was perfect for our family of four kids and three cousins with two adults. The location was ideal and close to the beach, tennis courts, shopping and restaurants. House was perfect for cooking and eating in as well as a great set up for playing board games.

Good location, easy access to beach. House was as advertised. Much construction in the area but none that truly bothered us. TV was streaming only so we were unable to get any live local stations (disappointing).

This house was the dirtiest house I believe we have ever rented. There is no way that a team came in and spent any amount of time “cleaning.” And by cleaning I mean, true deep cleaning (not just straightening chairs, putting clean linens on the bed, etc.) I mean sweeping floors, mopping floors, cleaning shower stalls, cleaning countertops, etc.
We also had to call because the couch was absolutely filthy. The company did handle that and came and took the slipcovers to be cleaned and put sheets on however when the person took the slipcover off there is no way that he did not see the nasty food crumbs underneath the cushions. But they still did not vacuum it up.
The two sitting chairs and throw pillows were also filthy. We didn’t even want to sit in them.
This house needs to be seriously deep cleaned from top to bottom. It also would not hurt to spruce it up a bit with some color, decorations, wall art, etc. It is very plain and not very inviting.

Great location with access to the private beach and pool that were extremely convenient. Easy walking distance to Rosemary Beach/Seacrest area. The home was very spacious to occupy multiple families and ages. Very prompt responses from the management staff regarding any needs during our stay!

House was in the perfect place!!! Easy access to the beach, nice quiet street!!!! Home was nice and accommodated 8 easily!!!! Few issues, but didn’t interfere with our stay!!!! First time to this area and was a definite success!

Great location. Lots of room.
Only issue was a broken coffee maker that took an extra day to address vs what was committed. May sound petty but coffee super important to us. Also would recommend upgrading pillow. They were very flat/hard. But would definitely rent again. Great location and lots of room! Updated kitchen was great!

Family fall beach trip 2021
We loved the house! It was a short walk to the beach and pool thru a really cool winding path in the back yard. There's plenty of room for everyone to dine together. We would definitely come back!

Family, Beach, Sun and Sunsets
We wanted to host a special, fun, relaxing beach weekend with our grown children, their spouses, and our first grandchild. The planning began with finding a perfect location and property--Inlet Breeze. The house was beautiful, spacious, fully equipped, and steps from Inlet Beach and a community pool. We enjoyed both the inside and outside space the house provided and we loved having 4 bicycles included in our rental. The information for the house, its use, and the check-in and check-out process was excellent and easy. We made great family memories during the day on the beach and at the pool, lingering on the beach to enjoy the sunsets, and sharing family meals in the spacious dining and living areas. We hope to make this an annual trip and reservation!

Enjoyed our trip
This was a nice property that is currently getting updates and still needs a few. Kitchen is understocked significantly and overall cleanliness was not great- found some live & dead roaches, cabinets and dishes weren’t that clean, etc. The check-in process was not ideal, as we weren’t allowed to get into the house until nearly 5pm (we waited an hour because check-in begins at 4, as stated online). After texting with mgr, they do not intend you to read this as a hotel where check-in begins when they say. With five children, cold groceries and a hard deadline for checking out, this part of our rental was the most frustrating. Location was good- beach is not far. Pool & bike access is a positive, as well as private beach acess. Overall, we enjoyed our stay.

Family Beach Vacation
The Good:
This location was great. The walk to the private beach access from the back door of the rental was only 3 minutes, and 50% of the walk is shaded by trees. The pool was only about 1 minute from the rental. The cost of the rental was lower than most of the rentals this close to the beach. The communication with the property management company was good.
The not so good:
There was quit a few lights out around the house that the property manager had replaced while we were there. There were two packet doors that were very difficult to open and shut. On the second the last day someone got stuck in the bathroom and required help from others to get the door open. We let the property manager know about them when we left.
There is no standard cable, so you will need to watch streaming apps.
When we rented the property the photos showed a gas grill on the balcony that adjoined the dining and kitchen area. It also showed a ceiling fan on the same balcony. When we arrived the ceiling fan had been replaced with lighting and the grill was in the rear yard. We actually chose this place over another house because of the ceiling fan and location of the grill. We thought they would provide a box fan or something similar when we questioned the property manager, but they said they could control changes made to the property. Having a gas grill on a wooden deck that close to the house is probably a fire hazard, so we understood why they probably moved grill.
The AC only goes down to 70 so for those of you who like it colder, like me, will have to rely on a ceiling fan set on high.
We stayed at the end of the summer, which probably explains some of the maintenance issues we found.
Summary:
Overall it was a great place to stay and we would stay here again.

Great stay short walk to beach
We enjoyed our stay at Inlet Breeze.
The house is just a short 8 min walk to either Wall Street beach or Barbary Coast beach access. We enjoyed the large family room with multiple
Seating areas for large groups. The beds were comfortable and linens good quality. 30a was very responsive with questions regarding beach rentals etc. we had to call for a few extra supplies while visiting and they were delivered within an hour. The house is in good location, on a quiet street but close enough to bike into Rosemary.
Con: The kitchen is lacking in updated utensils and dishes for a large group. There were no beach chairs or coolers at the house to use. That most houses seem to provide.
Overall we had a very enjoyable time and the house has lots of space.

Great property. Easy access to the beach and very quiet neighborhood. Close to all the restaurants and shops without being in the middle of all the 30a craziness! We enjoyed our stay.

Love the location!
The short walk to the beach/pool and the private pathway were wonderful. The second floor provided a great community space for all of us to hang out together, and we still had plenty of privacy when we each went to our own rooms. The bicycles were an added bonus that we enjoyed.

Great location and access to the private beach
We had a great stay - the house is location is great! Just a very short walk to the pool and private beach. The beds and linens were comfy and there was plenty of space to hang out on the two couches for movie night.
Note: It didn’t affect our experience but the patios could use a good power washing and there’s definitely some wear n tear on the wood floors and walls where they haven’t patched picture holes or cleaned scuff marks.

Home needs a little TLC
Great location and plenty of room. Needs a little work on the inside and a good cleaning. Patios and patio furniture doesn't look like it's been cleaned in months and some of the lower level is broken. A few of the sliding pocket doors in bathrooms don't slide too well and the front door doesn't want to latch properly.
