Kona’s Shangri La by Gather is the epitome of modern luxury. This stunning, custom-designed tri-level home sits right on the edge of the ocean’s rocky shoreline in Kailua-Kona. Perfect for large families or friend groups, this Big Island luxury vacation rental is broken up into three separate units, providing the maximum amount of privacy while also allowing all of you to come together in the fantastic outdoor space. All three levels of the home offer colossal glass windows and sliding glass doors that reveal the breathtaking views beyond.
Take the outdoor staircase all the way to the top level where a cozy lanai and large sliding glass door welcome you to the open-concept living area of the Penthouse Suite. Windows occupy an entire wall of the room, the top third of which slides open, bringing you closer to the ocean and coastline views that lay beyond and as well as the salty sea breezes. The dining room table and elegant living room furniture are all positioned optimally so the seascape is always within your sightline. The fully-equipped kitchen contains stainless steel appliances, an electric cooktop, sand-colored countertops, and cabinets full of everything you need for food preparation. This suite accommodates up to six people, with two sizable bedrooms boasting a King-size and Queen-size bed respectively, as well as a Queen sleeper sofa in the living room. Each bedroom also contains its own pristine ensuite bathroom, as well as split air conditioning units for maximum comfort all year round.
Down one level, the Orchid Suite is ready to impress with a layout almost identical to that of the suite above and similarly astounding views. While this suite, with its two bedrooms, two bathrooms, and sleeper sofa, also sleeps six, the massive eight-seat dining room table and full-size kitchen make this the perfect accommodation for the largest party in your group.
Finally, we make our way to the cozy studio on the ground level, containing a King-size bed, Twin daybed, and ensuite bathroom. From the studio, you have access to the outdoor living space via sliding glass doors, and a view of the crystal blue pool beyond. All lower-level bedrooms possess split air conditioning units and ceiling fans, and there is broadband internet access throughout the entire home.
As great as the views are from the inside of the home, you’ll want to spend nearly all of your time outside. Soak in the solar-heated pool, relax in the hot tub, or read a book on one of the lounge chairs as palm trees sway nearby. Make use of the convenient outdoor shower next to the pool to rinse off before heading back inside to prepare dinner. Watch the sky explode into reds and oranges as the sun dips below the horizon, and listen to the waves crashing along the shoreline while dining al fresco at the two large outdoor dining sets.
While Kona’s Shangri La truly is a utopia, Kailua-Kona does have a lot to offer–so you should definitely venture out to explore the town. Within walking distance of the home, along the famous Ali’i Drive, you’ll run into white-sand beaches like Magic Sands Beach, farmers' markets, and cultural treasures like Hulihe’e Palace, a historic vacation home built for Hawai’i’s royalty. If you’re interested in Hawaiian history and are willing to drive a little further out, Pu’uhonua O Honaunau National Historical Park is a must-do. Since you’ll already be in the area, stop at Two Step right next door for some world-class snorkeling.

My wife’s dream was to treat her parents to a Hawaii vacation. We decided to make it happen and invited my parents and my brother’s family too.
The location is unbeatable being 1.5 hours from Hilo, 2 hours from Volcano National Park and mins from the Kona waterfront. The house is a bit dated but has everything you really need including an elevator! Kitchen saw very little use but came fully stocked with cups, mugs, dishes, utensils, pots, pans, etc. There were two washers and dryers on the property. The pool and hot tub were nice though went mostly untouched. We didn’t spend much time at home because of all the amazing outdoor activities of the Big Island. There were even beach and ocean equipment available to use onsite.
The staff/management team were tremendous and very responsive. Check-in and check-out was a breeze. Codes and instructions were all emailed and texted clearly. There were periodic spot checks by the team throughout the week that were not intrusive. The owner was great answering all my questions prior via the messaging app on VRBO very promptly.
My father-in-law must have cried at least 4 times from happiness! Both sets of parents got to spend a lot of quality time with the grandkids. Finally, my FIL summed it up best. “Of all the great memories created in this beautiful place, my favorite was drinking a cup of coffee on the pool deck overlooking the magnificent view of the ocean every morning!”

Waking up to the ocean waves and beautiful views was the highlight of this property! We have nine people, family and friends sharing this house. The layout is a bit odd with a noisy elevator reaching all 3 floors, and external staircase to 2nd floor kitchen and 3rd floor bedroom.
We cooked out of 2nd floor kitchen which had lots of dishes but not enough cookware and storage containers. And while I’m familiar with the islands’ local creatures, this is the first time we’ve had actual roaches in the unit we stayed. Seems like an easy thing to fix.
The AC worked great, plenty of bathrooms, internet was broken (repaired at end of our stay), TV remotes didn’t work, lots of dining seating, plenty of beach gear, and pool and jacuzzi were nice.
It was a “nice” stay; however, for the price tag it should have been “really nice”. Seems like a few minor tweaks and it will be legit (coffee bar in hallway, more kitchen containers/cookware, update artwork, add lounging/seating options in living spaces, pest control, TV remotes and/or Roku, keyless entry for upstairs doors, few updated furniture pieces in bedrooms).
Following our large group stay, we switch to a house 5 minutes away for 1/4 of the nightly rate that had those missing pieces. It was a contrast to this unit in seating options, decor, coziness, solid furniture, and cleanliness. Having an amazing location and view shouldn’t lower the standard for the quality of amenities and offerings. Wouldn’t choose again :(

The house was amazing for our varied age ranges and generations. Grandparents enjoyed the tub and location, kids enjoyed the pool, adults enjoyed the hot tub. We grilled, cooked, sat outside, beach combed - all right there! The location was also perfect for getting around town and shopping. Property manager responded within the hour for a question late at night, which was much more than I expected. Gotta say, really great for our growing family.

We really enjoyed the property. On if the air conditioning units was jot working properly when we arrived, but Elite properties responded very quickly and the air conditioner was fixed that same day. The views are amazing. We definitely would stay here again and recommend to anyone who travels with large groups or multiple families.

I love the location! The little sea turtles come up to the shore to feed. Very peaceful! The concierge Eliza with Hawaii Luxe was wonderful!

Super fun house for my friends and I. The top two floors were more like separate apartments. They both had their own kitchen which was great. It would be perfect for someone’s family reunion but it worked great for my friends staying together before our wedding. We didn’t use the elevator much but the big windows were very nice. The only downside is on the third floor you can only access it through the master bedroom if you don’t use the elevator. Not a big deal but something to be aware of. Otherwise I recommend it.

Super fun house for my friends and I. The top two floors were more like separate apartments. They both had their own kitchen which was great. It would be perfect for someone’s family reunion but it worked great for my friends staying together before our wedding. We didn’t use the elevator much but the big windows were very nice. The only downside is on the third floor you can only access it through the master bedroom if you don’t use the elevator. Not a big deal but something to be aware of. Otherwise I recommend it.

Overall we were very pleased with this house. We had a group of 11 with mostly kids (4 adults, 7 kids). The space allowed us all to spread out and have our own quarters.
The house itself is definitely dated but in great shape for its age. Its placement on/near the beach was phenomenal and having the crashing of waves as your background is awesome. The downside is that the house is a bit awkward. No inside stairwells to connect the levels. Instead there is a very small (and old) elevator that you can take up and down. It is big enough for 2.5 adults and is pretty slow. That being said it gets the job done especially for luggage. If you don't want to ride the elevator, there are only stairs on the OUTSIDE which got pretty tedious after a while there. The bottom level is a studio and only accessible from the outside as the elevator on that level is outside the door to this studio. And on the 3rd floor the stairs take you to master bedroom on that level. So if you want to visit the 3rd floor you have to walk through a bedroom to get to the kitchen. Again, a bit awkward.
The pool was not large but in my opinion the perfect size for taking a quick swim or lounging around. All the kids loved it and it was plenty big for them. They also enjoyed the hot tub quite a bit.
The outdoor area has a nice Weber grill, ample seating area and lounge chairs. We spent many a night eating dinner and watching the sunset. My only complaint was about the tiki torches. They are prominent in the photos and video of this house. However, we could only get 3 to light on the first night and 2 the next night. The fuel was out. I contacted the property manager to see about getting more fuel and was told that was not something they provided. We were put off by this and really disappointed. I have to go buy fuel?? A bit puzzled by this especially for the nightly rate we paid.
The parking seems like it would fit 4 cars but that would be a squeeze. There are 2 carport spots and 2 spots in gravel to the sides. The driveway itself is tricky because it has no visibility to the road and you have to inch out slowly to even see traffic coming. We found the best way is to back into the spots. Backing up into traffic is just too dangerous.
Overall the house was great but for the price we paid I was expecting a lot more. I understand that Kona is expensive but this was above and beyond other accommodations in price.
