Parfait

Joli appartement, bien situé (pas en plein centre ville mais pas tres loin), environnement calme, places pour se garer... Le personnel à l écoute. Immeuble non fumeur(meme sur la terrasse), literie confortable meme le canapé lit les enfants ont tres bien dormi, petite boite mini offerte avec savon, gel douche,shampoing ,cotton tige, lime à ongle. Manque un peu de vaisselle (que 2 tasses, 2 bols,et manque 1 serviette cuisine sinon le reste est ok), machine à café, sèche cheveux, bien équipé....belle vue, immeuble avec ascenseur. Franchement rien à dire c'était TOP....

De ne pas pouvoir fumer sur la terrasse

Il appartamento era molto ampio, comodo ,luminoso, pulito ; molto bello , il letto e i divano letto puliti e molto comodi , la vista meravigliosa, molto rilassante.

Very noisy and disastrous location.

The proximity to the ferry.

With a direct view of a cafe disguised as a bar, where it goes in the morning from 6h already pretty loud because it is in the courtyard and resounds. In the evening it went on with private parties like on Ballermann 6. We could not even talk on the balcony due to the volume of music and singing drunk people. The whole thing went on until about 2 o'clock in the morning. Rest and recreation was missing here. If someone had pointed this out to us beforehand, we certainly would not have booked here! By the way, the apartments are also assigned according to desire and sympathy, one does not have the opportunity to select the apartments beforehand. The underground parking was also not usable because it was so steep and you would have sat up if you had driven in. Here you should have also informed, because we had asked extra because of a parking space. Thus, we had to park all the time on the street. In the city run is also not advisable because you have to go through a ghetto-like area, very dangerous for tourists. We were also very far from friendly service. Would have liked to exchange the apartment for one on the other quieter side, this was immediately answered with no although not all apartments were occupied. Our car had to go to the garage due to a defect. The manager wanted to contact us the next day about a garage. We are still waiting for it today. Refrigerator door was still defective from the predecessor. Clogged drain, moldy shower. Defective cooker hood. The washing machine had to be cleaned before we could use it, because it was very moldy. Broken fingernails were in the middle of the living room....

Great apartment with friendly staff

We arrived 3 hours before the check in time and leaving the luggage in the reception wasn't a hassle at all. We could use the toilet to change before heading to the beach and got informed that didn't have to be concerned to return early to get the keys. Arianna was very kind, and made everything she could to make us comfortable. When checkin was available we got a message with instructions on how to access the room. She even drop the luggage in our room beforehand. Class A service. The apartment was amazing. It is a spacious and well decorated apartment. It has a great balcony with a view that you can enjoy when having breakfast or when drinking wine during sunset. Also useful to dry clothes as the apartment provides a washing machine. Kitchen is basic, but sufficient. Plenty of parking spaces available in front and beside the building. There are grocerie stores in a closing distance, and it has an easy access to the center. It'd take us less than 10 minutes to reach it. Extra compliment to the Shower. Great stuff.

I would add a organic bin for the kitchen. There were only three, plastic, paper and glass.

The apartment was excellent

The apartment is modern, clean and well equipped. Spacious, there is enough space. The office is right next to the entrance door. We arrived at night, the key was in a locked box and got all the information via whatsapp. The staff in the office are young and they speak english very good. Highly recommended

It was comfortable and just what we needed. Frustrating that we couldn't contact them when needed.

1.It was nice and clean and a good size. Just what we needed. 2.Nice balcony, too with a great view of the mountains in the distance. 3. Also great that we had streaming TV in multiple languages. 4. Comfortable beds 5. AC in living room and bedroom

1. The only number to contact them for emergencies and other needs was useless on a Saturday. They didn't answer nor return my call nor answer my texts. I forgot to ask where to leave the keys since they'd be closed when we left, but couldn't get a hold of them when I tried calling their only number on a Saturday the day before we were leaving. I called the contact number and left several messages and texted but no response. Fortunately we noticed that one of the guys happened to drop by the office on his day off to charge his motorbike and gave us the key code and showed us where the box was. He wasn't happy about helping on his day off though. 2. There was super loud music playing and loud partying coming from a venue right below our window the night before we had to wake up at 5a.m. to catch our flight. Didn't fall asleep until they went home around 3 a.m. 3. Also didn't get good internet, the box they gave us didn't work and they weren't helpful setting it up.

Very spacious and clean. Underground free parking lot with remote control for access. Very good silent air conditioning. It was quiet during the night. Excellent shower.

Could have some amenities specially for cleaning. The dishwasher was not working. The location is not great, the area around doesn't look nice.

ideal location to discover north-east part of the island and beautiful beaches, hidden locations

Its location is great, easy parking the car at the front of the building. Just 3 minutes drive from the Center of Olbia. there is a coffee bar next to the building with nice breakfast opportunities. Or there are supermarkets within 1km drive in the neighbourhood. Apartment (however it is more likely a for) is great, having ideal exterior for couples or even a 4p family. Well prepared check in solution and very kind hospitality by the crew.

cleaning needs to improve there are lot of trash around the grand floor backyard area the flat is almost empty in terms of kitchen tools. there was no dish liquid, paper towels...even only one roll of toilet paper. so once you would rent this flat out you should be sure to bring/but everything what you would need to your comfortable stays. Even the fridge had its issue due to the lack of usages. 2 drawers were frozen out of the 3, so it should be sorted out as well. Small things and additional facilities would give a better feeling to all guests so suggesting to improve these preparations and load apartments with basic things.

We have a flawless stay in Xenia Boutique.

The cleaning of the apartment,the parking,the terrace,the localization is perfect to get a tour around Olbia and Emerald Coast.

Just a small detail,Maybe you can get a broom for the apartment because if a family stay in there more than 3 days, the floor can accumulate some dirtiness, specially with children.

Loud coffe house next door, the air conditioning in living room was leaking water when turned on, and then keep leaking

The next door coffee house had reaaaally loud party one day, till about 2 am, so we didnt get much sleep as we were getting up early next morning.

Very nice, clean and spacious apartment on a good location. Nice bar with some breakfast options (toast, pizzetas, croissaants...).

Air condition in the badroom was very loud while shut down and very strong while turn on.
