This beautiful 4 bedroom, 2.5 bath home, 'Bushmills Place' is located in a quiet neighborhood in the town of Pflugerville! It is the perfect location to enjoy some peace and quiet while still being close to so much. The home has been professionally decorated with comfort and quality in mind- comfy beds, plush linens, a great outdoor space, a fully-equipped kitchen, and more!

On the main floor, you'll find a secluded office with a desk, chair, and its own Smart TV - perfect for those working remotely! The home opens up to the dining, living, and kitchen which offers items like a KitchenAid Stand Mixer, Keurig, coffee maker, crockpot, blender, baking dishes, and the list goes on! The family room has tons of natural light, comfy seating, and a fireplace you can all gather around to either play games or enjoy the Smart TV. The dining area comfortably sits 6 with more seating at the island to gather around to enjoy a nice meal together. The backyard offers tons of grassy areas, outdoor seating, a gas grill, and outdoor games. It's the perfect place to sip your morning coffee or make some sweet tea and enjoy those beautiful Texas nights! There is also a washer & dryer and a half bath on the main floor.
On the 2nd floor, there are 4 bedrooms and 2 full bathrooms. No detail has been spared for your comfort! We supply shampoo, conditioner, body soap, hairdryers, plush towels, soft linens, and more! Each bedroom also comes with sound machines and alarm clocks with a USB charger to easily charge your devices! The primary bedroom offers a king-sized bed, an ensuite bathroom with double vanity, a soaking tub, a shower, and plenty of closet space. The 2nd bedroom (with the colorful striped pillow) has a queen-sized bed while bedrooms 3 and 4 hold full-size beds (the daybed room also has a twin mattress underneath you can pull out). There is a second full bathroom with a shower and tub combo- perfect for bathing little ones!

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)

We have stayed in several Vrbos throughout the year and this one tops our list especially for being pet friendly. It was extremely well stocked with everything you could possibly need. My family really enjoyed it.

It was a nice and comfortable home but a bit overpriced for the area.

Nice inside but sketchy neighborhood
House was large, nice and a decent price.
However a few major things to know - AC is regulated and does not cool enough in 100+ degree summer weather. If we went to lunch and came back the AC was not running at all and I had to move my hand in front of the thermostat (upstairs) before it would come on again. It was close to 80 inside during the day and did not cool until 9-10pm.
Bottom oven was dirty. The Pull down shades in dining area don’t work, neither does the blind on the back door.
Sunlight is ridiculously bright in both larger bedrooms master bath very early in the morning and stays that way most of the day so don’t plan on sleeping in (or bring an eye mask). Beds were okay. Disappointed that there were no pillow protectors and only one pillowcase on each oillow (that is gross) knowing how many people use them.
Yard was nice for our dog.

We Were Not Looking for Perfection and We Did Not Get It
Being locked out of the house with our cell phone and car keys inside the house which automatically locks without notice or instructions provided a rocky start! We never found the household instructions even after one week (we certainly asked more than three times). It would be pointless to mention the number of things that did not work initially however on the third day a wonderful woman arrived and fixed everything including, thank God, the WIFI. This was our first VRBO in the states, so lessons learned. It was a better deal, by far, than hotels for our crew, and quite a bit more spacious. The MBR bed was super-comfy and MBR shower was great. We also used the office effectively, more than originally planned.

Contacted the host and they were very apologetic and asked us to check the breaker, it had been tripped, however it would not stay in heat mode. The host promised to get that resolved and they were very nice to deal with. The house was nicely updated and very clean.
