a perfect place but not suitable for handicapped or senior citizens: no rails on any entry to the house, all of which require two or three steps on tall steps, no grab bars on any shower or bath, and a very slippery bathtub. Pretty unsafe for such an otherwise well designed and well maintained property.

3Ten was a terrific pick for a large family group visiting Fredericksburg for a family reunion. The location can't be beat - just a block and a half from HEB - and you can orient to everything in town from the HEB. The house is as spacious and well-appointed as it is described. The kitchen was beautifully equipped with most items needed to cook for a couple or a crowd. The neighborhood is peacefully quiet. I've stayed at several different short term rentals in F'burg and this was - by far - the finest. Your tribe will be cozy here - go for it!

Loved this house. Clearly remodeled and modern yet fits right in to the neighborhood. Four spacious bedrooms all with kings were perfect for our business meeting. House had everything we needed including applicances, dishes, kitchen utensils, bar setup, smart TVs and more.

The 310 house is perfect for couples. Comfortable King Size beds. Sheets are fantastic. House is spacious. Lots of sitting areas. TV's everywhere for the guys, even outside on the patio. The house designer thought of every thing and everybody. We would definately stay here again. My family and I thoroughly enjoyed our time in this home.

This place was a 10 out of 10 . The house design was perfect. This was a sisters trip. We try to go at least someplace once a year. Had never been to Fredericksburg. Just would stay someplace else and go there for the shopping. I knew the shopping was good, but actually, we were so comfortable at the B&B that we didn't want to leave. Went to Main Street for a couple hours and then right back to 3ten. The space was amazing. The fireplace and seating outside was perfect. 3ten was so comfortable so homey, it had everything you would need right there. When it was time to go, we didn't want to leave. If you're ever in Fredericksburg. This is the place to stay . We made lots of memories and had a wonderful visit, hope to do it again.

This was the cutest, cleanest place I've stayed (I am a vacation rental owner myself, so I have high expectations). The house was beautiful and the perfect size for our girls trip! Manager was responsive and resolved a couple minor issues quickly and with great communication. We very much enjoyed our stay, and would absolutely stay here again!

This home was tailored for adults. Lovely well appointed kitchen, cozy living area with large smart tv and electric fireplace. Four nice sized bedrooms all with king sized beds and smart tv’s. Two bedrooms with ensuite bathrooms on one side of the home and the other two bedrooms sharing a large hall bath. The back patio is covered with a fireplace and smart tv for relaxing morning, noon or night. My two sisters and I throughly enjoyed every moment of our stay.

Went to Fredricksburg for a girls trip in wine country. Property is in an excellent location. Nice quiet residential area in walking distance to Main Street. The property itself was nicely updated and had all essentials we needed. Would stay here again.

We enjoyed the house a great deal. I was perfect for three couples. A king bed and bath for everyone was wonderful. The outdoor space was very comfortable. The kitchen was well supplied with appliances and dishes. We would recommend this property.

This was a perfect property for 3 generations to spend some quality time together. Plenty of space inside and out to play games and enjoy each some quality time. Everything was really nice and it is very convenient to Main St. We would definitely stay here again.

Needs hand rails because tubs and showers are so slippery. Ants were present by stove top and kitchen sink. Outside trash was full upon arrival. Almost ran out of TP. House was lovely with the above exceptions.

Perfect size for our group of six girlfriends though we could have easily accommodated two more. Gorgeous, spotless, spacious and comfortable. Several in our group said most comfortable mattresses ever slept on. The huge kitchen island was our go to hang out after our days of visiting wineries and shopping. Great for playing card games, morning coffee and evening cocktails. The patio is amazing though our mid July summer visit made it difficult to spend much time outside. Would definitely stay here again.

The home was just as advertised. It is a beautiful home with all the comforts of home. We loved the outside patio fireplace. The kitchen has all the pots, pans, and dishes you need. They thought of everything. Very functional and organized.

Overall it was great. The only critiques would be the tiny soap bottles. We felt like we had to ration shampoo etc. Also the mattress on the bed in the front bedroom closest to the driveway has a large hump in the middle. The couple on that side of the house simply moved to the back bedroom on that side.

The house was amazing! It was very clean, the beds were like sleeping on clouds, and the distance to Main Street was walkable. We took pictures for our website and the light was perfect. We would definitely stay here again!

It was just 3 of us. When we walked in we were in immediate aww. the openness is amazing . The large island was perfect. Bedroom size and decorum is beautiful. It’s close to everything. We walked everywhere. The only reason for not all 5 Stars in every category is because there was a glass with lipstick on it, countertop had sticky residue from a cup and back door glass doors did not allow for privacy, Everything else was perfect.!!! Worth it!!!!
