Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:

o Vanity travel pack soap, shampoo & lotion
o Paper towels
o Dishwashing liquid
o Dishwasher tablets
o Trash bags
o Laundry soap
o Dryer sheets
Parking: All cars must be parked upon the interior circular driveway and within the garage of the property. Street parking is prohibited.
CANCELLATION POLICY:
60 days prior to scheduled arrival date, you will receive a refund of any advance payments minus a $300 cancellation fee and any processing fees ModMansions incurs.
Between 0 and 59 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
However and provided the guest cancels reservation on the original booking platform and ModMansions is able to re-rent this property for the same rate and same dates, then ModMansions has the option and MAY refund the same amount.

In order to keep our homes in beautiful condition, we have a few policies that ensure your next visit is just as wonderful as your first visit.
Age Requirement:
You must be 30+ years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id.
Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.
Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.
Cancellation Policy

We were in Palm Springs for a cheer competition. Twelve staff members and there was plenty of room! Very clean and comfortable. Enough bathrooms to accommodate our busy early morning prep to get to work. Communication was excellent. We will return!

Just spent a long weekend at this great house in Palm Springs. Pool and house were amazing and it has fantastic views of the mountains from both the front and back yards. Loved having King size beds in so many rooms and there is no shortage of bathrooms in this house. Everything was perfect and had no problems at all. Remember it’s still Palm Springs and the noise ordinance outside does affect your vacation but there is nothing the property manager can do about it. All in all this is the perfect house for a vacation in the desert.

We had a great time! The pool was lovely and the beds were comfortable. The hot tub didn’t heat, but the weather was warm enough that it didn’t matter. We would absolutely stay there again.

This house was an absolute gem! It was able to accommodate a large group with ease and it had everything you could possibly need during your stay. A fully equipped kitchen, W/D and a pool everyone loved! I would definitely stay again. All major areas of interest are a short drive away but far enough from the bustle.

David, the property manager, was very welcoming and easily explained everything. We had one terribly minor, minor, issue and he was there in literal minutes to assist. The house was larger in person, everyone had their own bathroom, there were two dishwashers, two washing machines, and two dryers. We were there during tropical storm Hilary and had no issues whatsoever. Will definitely stay again!

This home was perfect for our girls getaway! All 11 of us were very comfortable! The views were fantastic, especially in the front of the home! The home is well equipped and the pool was necessary to brave the ps heat. Thanks so much for allowing us to stay in this lovely property!

The property was even better in person! Large dining/living room areas made it easy for everyone to spend time together. Kitchen had all of the necessary cooking tools and appliances, bathrooms had all of the essentials... I would recommend bringing your own conditioner since shampoo was only provided. Host was very attentive and detail-oriented, providing lots of info and tips for a comfortable stay.

6 bedrooms with 7 bathrooms are great for a large group. The kitchen, dining, and living room areas work well. The interior design is very Palm Springs style, which we appreciated.
The outdoor pool and patio are perfect for the hot days.

We take a family vacation every year in Palm Springs and this has been the best rental so far. We spent 10 days with our extended family and friends - 12 of us total. The great thing about this house was that there was room for all of us to gather and a massive dining table for meals and games, yet there was plenty of space to spread out with the two living areas. The bedrooms were big, the mattresses and pillows were very comfortable and there was a bath for everyone. The backyard pool and hot tub were the perfect spots for relaxation. Located in one of the best neighborhoods in Palm Springs, it was very quiet and a great place for morning walks to admire all the mid century architecture, plus easy walking distance to shops and restaurants. Well appointed kitchen with everything you need including two dishwashers and four different coffee makers! Communication was excellent and the couple of minor issues we had were resolved immediately. We will be back!

Our group had a lovely time at this Estate! Neighborhood was right in the mountains, and home had a peaceful open space plan. The bedrooms and bathrooms were updated and spacious. Hot tub got hot quick, and pool was pleasant even in December (we added the heating amenity to our stay, well worth it.). We were out and about most of our evenings, but definitely respect the noise ordinances when outside!

Great home for a large group; large number of restrooms which was appreciated for a group preparing for a wedding. Communication was great from the property manager; we didn’t have a loud group or spend much time outside but the noise ordinance is real and I wouldn’t recommend this a loud group.

From the moment we got there David, one of the property managers, was already there to great us. He explained how everything worked and was a great host.
The kitchen comes fully loaded with all the things you need to cook and dine. The pool and hot tube were great!
Location was the best. It was so close to everything. We walked to a lot of the event olaces and restaurants.
Definitely would recommend this place to everyone.

Perfectly equipped with everything you need for a relaxing, luxury getaway. The MM hosts are friendly and responsive. One of the six bedrooms was located off the pool/backyard, which was different but we actually didn’t mind. The noise bylaws for this neighborhood are beyond strict, which we’d say is the only thing to be mindful of when choosing this home.

We stayed here for a bachelorette party and this house was AMAZING. Just as shown in the pictures. The number of bathrooms was wonderful for our large group and we enjoyed the pool very much during the day. Everything was a short 5 minute drive from the house. We had everything we needed! Would highly recommend this property!

This was an awesome house. The space is very large and comfortable and each of the bedrooms has solid amenities. The common areas are very spacious and give you plenty of room to spread out as needed. The backyard is beautiful, and the property is SUPER centrally located -- walking distance to a lot of great spots, assuming it's not too hot. :wink:
A few minor complaints: the pool is not as big as other rentals in Palm Springs, but is still really lovely and comfortable. We wished the kitchen fridge had been bigger, or that there was more than one. A week's worth of groceries + beverages for 10 adults was impossible to fit all at once and we ended up having to cycle things out a lot. But again, these are minor complaints. I'd absolutely stay here again and give David and his team a big thumbs up! He was incredibly responsive and helpful in our first few days settling in. We loved Las Palmas!

David, who welcomed us to the property, was so friendly and organized. He was very approachable and thorough. The kitchen was well stocked with everything we ever could need. We were especially thrilled about the various coffee makers available. The rooms were all perfectly set up for our party of 12 and all the girls were so excited about how many bathrooms were available. The beds were very comfortable and pillows were the perfect firmness. We all especially loved the outdoor shower and pool bathroom so that we didn’t drip water into the house. The pool was clean and the perfect size. All 12 could fit comfortably in the pool. We all had so much fun and the house was perfect do our group. We loved how close it was to the downtown area and walked many times to various bars and coffee shops and restaurants. All the girls love the house and we would recommend this place to everyone!

The beds were very comfortable and pillows were the perfect firmness. We all especially loved the outdoor shower and pool bathroom so that we didn’t drip water into the house. The pool was clean and the perfect size. All 12 could fit comfortably in the pool. We all had so much fun and the house was perfect do our group. We loved how close it was to the downtown area and walked many times to various bars and coffee shops and restaurants. All the girls love the house and we would recommend this place to everyone!

Stayed here for my girlfriend’s bachelorette party. There was plenty of room for the 10 of us and we all had our own bathroom to share (major plus). The Palm Springs noise ordinance was a bit intimidating but we spent most of our time inside or went out to dinner/clubs at night, so it was fine for us. It was February so we did request to heat the pool/hot tub and used the pool day one of days - it was so nice and relaxing! In regards to checking in/out, the property manager was super flexible and made it a very easy process. All the girls loved the house and we would stay again. Note: if your group is a louder/wilder bunch and you want to blast your music outside, I don’t think this is the place for you.

Our group of ten had an amazing stay! The house is even more amazing in person, super clean, and located in a great spot. Walkable to so many cool spots. The check-in and check-out process was communicated very well - can't recommend this home enough!

The recent trip to Palm Springs over Labor Day Weekend was relaxing thanks to the property and it’s owner. The home was enormous and clean with every amenity, as well as centrally located. The owner met us upon checkin with one of the most gracious and accommodating welcoming I have ever received and provided us with a tour as well as a promise to respond to any request within 15 mins. Definitely a great stay due to the amazing home and even better host.

The beds were very comfortable, the kitchen was well equipped w tools but the stove did not work well. The refrigerator was a good size for a large group but one of the plastic vegetable drawers was cracked and breaking. The pool was refreshing and we enjoyed our time outside.

Where to begin. The property was spectacular! We loved every aspect of it. Plenty of space to gather and socialize for our group of 12 ladies. The pool was spotless, hot tub perfect for our group. Kitchen was well stocked with essentials (spices, sugar, etc.) and plenty of appliances (two each of dish washers, ovens, washers and dryers). We ate in one night and enjoyed all the available seating. Played games another night and could all fit around the sofa. The decorations were lovely. Everything worked perfectly. When we had one question about one of the stoves, David the property ambassador was on it right away. All my guests were super impressed with the property and its very convenient location. I would definitely stay here again with a group of adults. Despite all the concerns noted about the noise, we didn't have an issue as we followed the rules. Thank you for a memorable stay!

The house was beautiful and exactly as the photos promised. All 10 of us slept so comfortably. My favorite part of the bedrooms with the high windows is that the owners specifically placed the beds so you’d wake up to see the most perfect view! Location was ideal as well. We were able to walk downtown and back easily. I would definitely stay here again.

Our large family rarely all agrees but we do when it comes to this house!
The property, the pool, the kitchen, and the rooms were better then described and perfect for our large group!
Lori was awesome with communication before we got there and walked us through the property so we knew about everything. Jim was unforgettable that brief time we met 🙂
If we did Palm Springs again (and we are!) there is no question we are staying here. It was THAT fun and relaxing.
