Expansive Luxury in Central Home With Downtown Views We rented the this house that sleeps 12 people. We paid the full amount listed for 12 people even though we clearly indicated from the beginning that I only have 6 adults and 2 toddlers. ( 4 year old & 2 year old) We paid all of the money required for the entire house well in advance. 2 days prior to arrival I brought it to the owners attention that the VRBO email confirmations were showing 6 adults and no mention of children on one and 4 adults and 2 children on another email. No big deal to me, it's still just 3 beds out of 7 there. The kids sleep with the parents anyway. It was out of courtesy and for his future reference that I pointed out the varying counts in the VRBO emails to the property owner. The day before we were to arrive he insisted that we pay him an additional fees for the toddlers. The owner requested these fees were to be paid to him personally in cash. After many email exchanges explaining that I never changed our head count and that 2 of the 6 adults would only be there for 3 nights he wouldn't listen to reason. He said cash would help avoid taxes and fees. (For who?) He basically had a gun to my head. My daughter was getting married and he waited until past the cancellation period to spring this on me. I had no alternative unless I wanted to give up the full rate already taken from me. Under protest and because my family counted on me to secure housing I paid the strong arm robber the amount he requested. It was unfair and he knew it. He knew I had no choice. I wasn't going to cheat him or sneak my family members in. He screwed me! Not to mention that when you rent this property he doesn't reveal details until the day prior to your arrival. Details like you're not allowed on his deck after 9:00 pm. That's where the hot tub is. It doesn't even get dark until 9:00 in late June! His request that no clothes be worn in the hot tub is unreasonable he creeped out my family by his placement of cameras on the property and especially the deck. (Where he requests for you to be nude) I was polite to this man and he was most polite during his strong arm theft. In addition the laundry room had piles dirty linens in the doorway. After days of no one showing up to clean it, my wife did that laundry. No so much as a thank you from owner for that. Now I know why he has so many poor reviews. He lives on the property and told me that he came into the house while we were out.

There are five bedrooms plus a small loft bed, so excellent for large groups. The view from the sizable porch is amazing and it’s very close to campus/hill. The house shows signs of wear and tear but perfectly functional (kitchen is modern and nice). Hefty price tag.

House was beautiful and has tons of natural light. We were greeted by Lisa, the property manager, who was lovely. Very nice and easy to work with. Unfortunately, soon after we arrived, we noticed that the house was filled with bugs. Literally dozens of flies were in the house. In the living room, in the upstairs bedroom, in the bathroom, everywhere. We also found numerous stink bug beetles in our beds. Also if you have a group of people that plan on staying at the house throughout the day, rather than just using it as a place to sleep, this probably is not the property for you. We were also told no one at all is allowed to be on the deck after 10pm, strange for a house with a hot tub on the deck.

Beautiful view of the mountains and downtown Boulder. We walked everywhere. Great location and plenty of room for family and friends!

We had a very strange stay at this otherwise lovely home. The address they gave us was incorrect, so we ended up trying to get into the wrong house, and the manager was unreachable. When we finally found the right house and got inside, it wasn’t fully cleaned or turned over from previous guests—beer cans, cigarette butts, dirty tables, an unmade bed downstairs and dirty bed outside, and dirty/murky hot tub that was in no way "hot" as it was completely shut off. It was also unclear which parts of the house were ours—a section that is rented to others was left unlocked with the door wide open which was pretty uncomfortable. Also, all of the doors that are usually locked at vacation rentals were unlocked (rooms/closets that contained personal effects, laundry room, etc...). Once we cleaned everything up we had a pretty nice stay—the view was very nice. But poor management, to be sure.
