The kitchen is a chef's delight-it has brand new appliances including a wine fridge, and stunning 36" navy blue Ilve gas range. Kitchen cabinets extend to the ceiling, and are full stocked with all the amenities you'll need. We provide spices, a Ninja blender, Keurig & Traditional Coffee Maker, InstantPot, Non-stick Cephalon pots n pans, and more...just bring the chef👩‍🍳. The massive oversized island has white Quartz countertops, and comfortably seats 5. The adjacent dining room comfortably seats 8.

Prefer to dine al fresco? Grab a cocktail 🍸 and dine on the covered patio overlooking the pool! The poolside dining table seats 6, and the pool area also has 4 lounge chairs and a gas grill. The private saltwater pool features LED lights for your evening swim..... these can be remotely set at your request with special "light shows" or just a steady calming light turned on at dusk and off at 9:30 pm. Heated outdoor shower for your convenience.

RENTAL AGREEMENT: Once a booking is made, you will be e-mailed a POC (point of contact) form and short Rental Agreement to e-sign.

CHECK-OUT PROCEDURES:
Check-out is at 10 AM sharp. It is important that you depart the house at the proper time!

RENTAL AGE POLICY:
We love people of all ages, and we want everyone to enjoy our homes. However, we only rent to FAMILY groups, and you must be 28 years or older to reserve the home. No exceptions.

RULES:

NO Pets are Allowed
Absolutely NO SMOKING/Vaping on premises.
NO PARTIES/EVENTS

QUIET ENJOYMENT Quiet hour starts at 11 PM where outdoor noise should be kept to a minimum.

PARKING: 3 cars MAX on driveway only. NO trucks/trailers. Cars parked on street/landscaping subject to TOW.

MAX GUESTS In no event shall the Rental Property be occupied by more than 8 guests. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind.

BOOKING POLICY:
• A 25% Deposit is due at the time of booking
• Balance is due 45 days prior to arrival date.
• With the exception of a $99 cancellation fee, deposits are fully refundable if cancellations are given 45 days prior to arrival date.
• We accept credit cards (A 3% fee applies for all credit card transactions).
- A $500 security hold is placed on your credit card on file 2 days before your arrival and this will be released 5 days after your departure.

TRIP INSURANCE

We encourage all guests to purchase travel insurance to cover any unforeseen circumstances that will affect their trip. No refunds will be given due to weather, natural disasters, travel delays, or cancellations. No exceptions will be made to the cancellation policy in place at the time of booking.

We have partnered with RentalGuardian to give our guests easy access to travel insurance choices when they book with us. We do not sell travel insurance nor receive a commission; this is fully for the benefit of our guests.

CLEANING FEE

The only fee we charge is a cleaning fee. This fee goes directly to the family that cleans the property between each stay and is designed to be a Fair Living Wage. Between each stay the property is thoroughly cleaned and sanitized, and all towels and linens are replaced with fresh clean towels/linens.
