Exceptionally designed home with thoughtful touches, high end finishes, and homey amenities throughout! This luxurious property consists of 5 spacious bedrooms (9 total beds - sizes and layout detailed below) and 4.5 bathrooms which can sleep up to 17 guests. Every bathroom has heated floors and spa-like finishes! The rental includes 2 car private parking via garage parking for 1 vehicle and a 2nd parking space on the street in front of the garage. The kitchen is fully equipped if you'd like to cook in, and the living and master bedrooms have internal fireplaces for the colder winter and fall nights. In additional to these amazing amenities, there is an exceptional roof deck patio furnished with plenty of outdoor seating and a kitchenette to help you relax, unwind, and enjoy the city skyline (plus great view of the fireworks!!). Location is A+ and borders Fairmount and Art museum neighborhoods. We provide a crib and high chair if you're traveling with a little one, cable TV and streaming apps, and all towels/linens/shampoo/conditioner/soaps/coffee provided! - 1st Floor Lower Level: living room, gas fireplace and half bath
- 1st Floor Loft Level: luxurious fully equipped kitchen ; dining table ; breakfast bar
- 2nd Floor: bedroom #1 ( 2x queens + TV) ; full bath #1 in the hall ; washer/dryer ; bedroom#2 (2x queen +TV) and ensuite bath w#2 with jet tub
- 3rd Floor: master bedroom #3 (king bed - TV - electric fireplace) ; master bath #3 with tub and make-up station ; enormous built in closet
- 4th Floor Loft Level: Doubles as bedroom #4 (queen sleeper sofa) - attached kitchenette #2; beautiful view of skyline; plenty of outdoor seating
- Basement Level: Bedroom #5 (king + twin day bed + crib) ; full bath #4 ; Living room #2 (queen sleeper sofa) ; coffee bar

Location is an A+ and is central to just about everything the city has to offer! Located in the downtown neighborhood of Fairmount/Francisville, the neighborhood is safe and quiet yet provides a wonderful urban feel with great energy. You're within walking distance and a short drive to some of the best restaurants, coffee shops, bars, and parks. Also very close to the historical attractions such as the University of Penn, Philadelphia Museum of Art, University of Penn Hospital, Barnes foundation, Franklin Field, Center City, Historic District, etc. Our neighbors are a great mix of families and young professionals!

If you, your group, or reservation details are comprised of one or more of the following, we kindly ask that you send a property inquiry PRIOR TO BOOKING to avoid cancelation. You can do so by clicking ‘contact host’ under the listing property description and should include more about yourself and your group, age range of the group, and the total number of guests which will be at the property (whether spending the night or not):
*Local guests to the area or suburbs (within 45 minute drive) of the rental property
*University or High School students
*Reservation check-in falling within 10 days of booking
If you do not send us an inquiry prior to booking as described above, we have the right to request cancellation due to us being uncomfortable with the reservation under Airbnb’s Instant Book Policy.
1) No guests are permitted at the property without prior notice and approval; if guests are allowed, they are only permitted between the hours of 8am and 12am.
2) Excessive noise is prohibited and violators are subject to fines and penalties.
Also, please note, while we do enjoy hosting your pet on our property, the type allowed is at our discretion and there will be a charge of $50.00.
