River Valley Ranch is Carbondale's most exclusive residential neighborhood with well maintained high-end homes, and gorgeous landscaping. It is safe, peaceful, and friendly. It features a 3 mile paved loop path for walking, running, or biking and encircles the entire community of over 500 homes with spectacular views of the mountains and bridge crossings over the Crystal river. At the center of RVR is an award winning 18 hole championship public golf course. All guests are welcome at the golf club house which includes the Homestead restaurant with outside deck seating and breathtaking views of Mt Sopris.

Downtown Carbondale is less than 2 miles away with restaurants, shopping, and nightlife.
Aspen and Snowmass ski resorts are approximately 45 minutes away and Glenwood (hot springs) is 20 minutes.
There is rarely Uber service available in Carbondale, however Mountain Taxi now serves Carbondale with reservations.
There is a public bus (RFTA) that runs from Glenwood to Aspen with stops in Carbondale.
The closest airport is Aspen (ASE) - 30 minutes.
Eagle/Vail (EGE) is 50 minutes.
Grand Junction (GJT) is 1.5 hours.
Denver (DEN) is 3.5 hours, weather permitting.

There is a 4 vehicle limit. The HOA allows 2 vehicles in the driveway and there are 2 spaces in the garage. No RV's, Sprinter vans, boats, or trailers are allowed to be parked in the driveway. No street parking.

No pets, smoking, events or parties. Inquire about approval for accommodations for a single dog.

Cleaning is required at least every other week by our professional cleaners at no additional cost beyond the cleaning fee paid at the time of the reservation.

All guests must comply with HOA rules, a copy of which will be furnished upon booking. You can also find them on their website at RVRMA dot org.

Use of the home is limited to single-family occupancy, so guests must fall within the HOA's definition of a family. i.e., no groups of unrelated friends or roommates.

Stays of 3 months or longer may access the HOA clubhouse including gym, pool, hot tubs, steam room, and tennis. Access requires a membership transfer fee to be paid by guest to the HOA.
All tenants must abide by the rules of the HOA.

No sound shall be emitted from any part of any lot or unit which is unreasonably loud or annoying. Disruptive noises such as excessively loud music, dog barking, etc. is prohibited.

Trash may only be set out between the hours of 6 a.m. and 8 p.m. on the day of collection (Tuesday).

Cleaning is required every other week and is included and provided by our professional cleaners.

Only 2 vehicles are allowed in the driveway. 2 vehicles may be parked in the garage and 2 in the driveway. No street parking.

No boats, trailers, buses, motor homes, campers, motorcycles, recreational vehicles, or commercial vehicles are allowed to be parked anywhere in the HOA except for loading and unloading purposes or in a garage.

Landscapers and snow removal crews must be allowed access to the property.

No pets, smoking, events, or parties.

Only families (defined by the HOA) may stay in the house. No unrelated friends or roommates.
