When you stay in Custer, you're just minutes away from the best of the Black Hills. This beautifully updated home has an open floor plan with a spacious, fully furnished, modern kitchen, hot tub, soaker bath and cozy living room with a large outdoor patio with stunning views. Our home is family friendly with 4 bedrooms, 3.5 bathrooms, and washer/dryer. Ideal for groups of family and friends interested in a quiet getaway. The quiet surroundings make for a relaxing stay, ready for those looking to embark on their newfound adventure. Comfortable, calm, and convenient.

OUTDOOR LIVING: Wrap around deck, dining area with enough seating for 14 guests, , hot tub, gas grill and griddle and propane fire pit. If you're a wildlife enthusiast and love horse-friendly environments, this is the perfect retreat for you! This very unique property a has a creek running through the front pasture, and beautiful mountain views. Wildlife abound! Beauty and tranquility and only 2 miles from Custer! INDOOR LIVING: Smart TV in the living room, two fully-equipped kitchens 8-person dining table with Large Countertop in the Kitchen for 8-person additional seating. Entertainment is at its finest here with our arcade games and foosball table, providing hours of fun and friendly competition for guests of all ages. Full bathroom with soaker bath, shower and toilet.

BEDROOMS: Two have kings. One has a king and a queen hide-a-bed. One has a queen and a bunk bed. Additional queen hide-a-bed in down living room. We also have two roll away beds (one up, and one down)

KITCHEN: Fully equipped kitchen with cooking oil & basic spices, coffee maker, and every cooking utensil you’d need (including barbecue tools).

GENERAL: Premium Linens/towels, washer/dryer, complimentary toiletries, hair dryer, air conditioning, and ceiling fans.

In between every guest we mop all floors, vacuum all carpets, scrub all surfaces in the kitchen and bathroom, replace the shower liner, wash all bedding (including quilts/shams), bleach all sheets and towels, wash all couch covers, and make sure everything is back in it's place before our new guests arrive.

Our team will be available 24/7 during your stay! We want to make sure that all of your needs are met while you're in the home, so you'll be able to call or text us ANY time of the day or night. Maintenance, aside from emergencies, will only be able to be tended to during business hours (8 a.m.–5 p.m.).

Cancellation policy:
We offer free cancellation or 100% refund amount of payable if you cancel 30 days before check-in date. If canceling, we will charge a 20% processing fee (to cover credit card processing and administrative fees).
IMPORTANT NOTE: All guests are REQUIRED to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

Additional rules

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Please keep noise to a minimum after 10PM and always be respectful of the
neighbors.

5. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

6 If bringing a pet:
6.1 We don't allow puppies (less than 1 year old), German shepherds, or huskies. No cats allowed.
6.2 A pet fee of $75 per is required. Please message us to let us know so that we can send a request for the deposit.
6.3 Please clean up after your dog (pick up your dog's poop)
6.4 No pets allowed on furniture or beds.

7. Follow state laws when using fire pit. Please make sure not to leave fires unattended.

8. For noise complaints:
8.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

9. Please be mindful of neighboring personal property such as swing sets. Do not let children play on or use this without prior written permission.

10. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $250 for extra cleaning.

Follow all check-out procedures:
1. Take out all trash

2. Wash dishes (or start dishwasher)

Note:
* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the couches). All damages will also be charged to guest.

* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $100.

* Any costs incurred by the host as a result of a late check out will be passed on to you.
