Living Room: Features a designer leather sofa, a stylish swing chair adding whimsy to the space, and a 65-inch HD TV.
Bedrooms: Four spacious bedrooms accommodating up to 10 guests.
Primary Suite: King bed, two night stands. A sleek, modern space featuring a plush bed with a bold headboard and ambient lighting.
Bedroom 2: Two Queen beds with chic décor, including a sophisticated pink accent wall.
Bedroom 3: A Queen bed, two night stands, built in work space with desk
Bedroom 4: Bunk bed with three Twin beds.
Bathrooms: Two full bathrooms with double vanities and spa-like walk-in showers
Utility Room: Includes a washer and dryer for guest use.

Know before you go:
➔To comply with city ordinances and the party ban, a strict max occupancy of 10 guests applies (including visitors). Please inform us if you plan to invite guests, who should leave by midnight to avoid fees. Unapproved gatherings will lead to immediate eviction and deposit loss.
➔ The Jacuzzi takes approximately 4-6 hours to heat depending on the weather
➔The pool takes 4-6 hours to reach warm temperatures and up to 24 hours to fully heat. Here’s the fee structure for heating:
$125 per day if forecasted lows are above 60°F.
$150 per day if forecasted lows are between 50°F and 60°F.
➔ The yard is serviced on a regular weekly basis and this may fall on a day of your stay
➔No smoking indoors.
➔Quiet hours are 9pm-9am. Outdoor amenities may be used quietly until 11pm.
➔Late check-outs may be requested within 24 hours of departure, but approval is not guaranteed and cannot extend past 12pm. Unapproved late check-out incurs a $150 fee.
➔Outdoor grill available for an additional fee. Guests are asked to clean it after use; our staff will handle deep cleaning. Propane tanks are provided; if refill is needed, guests may exchange at a nearby store.
We have one security camera in the driveway, a Ring doorbell at the front door, and one overlooking the backyard pool. A Minut Alarm also monitors noise levels, alerting us if limits are exceeded. All exterior cameras are installed for the safety of guests and the property, and they will remain active during reservations.
House Rules:
Please read and agree to all house rules before proceeding:
1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word "JOY" to confirm your agreement.

Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.
