About this house rental
Villa Arcadia is a stunning view home that sleeps up to 6 people (plus one staff person). Located on the town side of Pacific Marlin, within walking distance to San Juan del Sur town and 2 blocks to the beach. Outside enjoy a large garden that surrounds a cascading pool, overlooking the bay and town. Rise easy and inquire about a daily breakfast service during your stay.
All bedrooms are en-suite with private bathrooms, hot water showers and air-conditioning*

The entire home is open and exclusive to the guests. Dining table for a feast, enjoy a game on the lawn, a dip in the pool, relax in the grand view living room. A very well furnished kitchen for all your cooking needs. Parking for 3+ cars.
On-site house keeper, grounds keeper, and night watchman will keep you tidy and safe during your stay. Note that the host lives in the apartment next door on the property, and will provide distance and privacy.
Villa Arcadia is a 5-star Bed and Breakfast that can be rented here as a private whole house. Having hosted hundreds of happy guests over the years, we know how to provide comfort and memories that will exceed your expectations.
House Policies:
1. Check in: Check-in time to the property is 2pm.
2. Check-out: Check-out time from the property must be 12 noon.
3. The house has 50kws of energy per day included in its rate. Upon check-in, the meter is read the same as at check-out. Extra charge for exceeded KW is $1.00 per KW, after those assumed per day by the renter which will be charged at the time of departure whether applicable.
4. The house is delivered completely clean and with all its appliances in perfect condition. The tenant must ensure that everything is left in the same conditions.
5. STAFF AND OBLIGATIONS: Villa Arcadia has a Staff, whether the tenant wishes to bring his own staff, the house workers will always be present for the comfort of the owner and also to assist the tenant since they know perfectly how the house works.
-A housekeeper, Jeaneth: the housekeeper is only in charge of cleaning and keeping everything in order in external areas, she will not enter the rooms unless the tenant informs her, which only includes cleaning the bathroom and floor, and changing the linens.
-A maintenance, Leniel: he is in charge of maintaining the pool, green areas and any malfunction in the house.
-A security, Mauricio: he comes only at night, he stays outside the house and guards the house all night.
6. Everything in the house has been carefully inventoried.
7. Any damage will be paid for at checkout or reported for reimbursement. If the house is extremely dirty, an extra $100 cleaning fee will be charged, which will be due at the time of departure, or will be refunded
8. The use of illegal drugs is prohibited anywhere on the property. This includes the use of marijuana which is not allowed in Nicaragua. Cigarette smoking is only allowed in outdoor spaces.
9. ONLY PEOPLE IN THE RESERVATION ARE ALLOWED IN THE PROPERTY, NO OUTSIDE GUESTS, NO EXCEPTIONS. If the number of occupants of the property exceeds what was agreed in this contract, the house will be immediately evicted, in addition to having a fine of $50 per person, which will be charged at the time of departure or charged as damage.
10. VILLA ARCADIA IS A LUXURY HOUSE IN A RESIDENTIAL AREA. Ensure respectful conduct with neighbors, which promotes good coexistence. QUIET HOURS ARE FROM 11 PM ONWARDS.
11. Subleasing of the property, nor large parties, is not permitted; failure to comply with this will result in the Landlord being allowed to evict all of the tenants, in addition to having a penalty.
12. Pets are not allowed
13. Smoking is not allowed inside the rooms.
14. Diving, glass bottles or glass cups, and eating are not permitted in the pool.
15. The power goes out frequently, along with lights, water and the internet. While every effort is made to minimize any inconvenience, Villa Arcadia cannot be responsible for factors beyond our control. In the event of a long power outage, the generator will turn on. While on the generator, there is no hot shower or air conditioning.
16. Don't sit wet on the sofa cushions, and shower before entering the pool.
17. We are not responsible for forgotten items, please check the house before leaving the property
