About this villa rental

Luxury 5-bedroomed sea front villa only a few metres from the beautiful sandy beaches of Sirens Beach and Ayia Thekla Beach. Within easy walking distance of the World Class Ayia Thekla Marina that holds carefully created retail and dining options, as well as bespoke recreational experiences.

Our villa has its own private swimming pool, barbecue, sun loungers and garden furniture.

The private pool measures approximately 7.5 metres by 3.5 metres, with steps leading down to the shallow end which is approximately 1 metre, where there is a relaxing tanning shelf! The deepest area of the pool is approximately1.6 metres.

Our villa has a fully fitted kitchen with granite worktops, oven, hob, microwave, fridge/freezer, dishwasher, cutlery, cooking utensils, Barista coffee maker, toaster, crockery, wine glasses etc. Dining for up to 10 adults is easily accommodated

Furnished to an exceptionally high standard, the lounge has a large L-shaped leather settee, coffee table, TV, WI-FI, satellite with English and European channels available. The dining table has extending leaves, to easily accommodate up to 10 people. There are electronically operated blinds to the 3 large patio windows, giving you ample opportunity to enjoy the beautiful garden and hypnotic sea views.

With full air-conditioning in every room, your comfort is a priority. The villa comprises 5 excellent sized bedrooms, which will easily accommodate up to 10 adults and furnished to meet those needs.

First floor: Master bedroom with king size bed, fitted wardrobes, dressing table, drawers, bedside cabinets with table lamps, ceiling fan, and its own en-suite bathroom. This room will easily accommodate a travel cot if required. There is also access to the large balcony with sea views.

Second bedroom is equipped with king size bed, fitted wardrobes, mirrors, bedside tables, amps and ceiling fan. There is a family bathroom opposite which contains, shower, WC, washbasin and storage for toiletries. Access to balcony with sea view through small door in this bedroom..

Bedroom 3 contains two single beds, fully fitted wardrobes, bedside table, lamps and access to family bathroom with shower, toilet and washbasin. There is also access to balcony with sea views

There is a further WC on the groundfloor and an outside shower by the spacious pool area.

The lower floor has 2 more lovely large bedrooms.

Bedroom 4 is furnished with two Queen size beds and there is sufficient space for a cot. It is fully fitted with wardrobes, dressing table, bedside tables, bedside lamps and has its own en-suite bathroom.

Bedroom 5 is furnished with a double bed, dressing table, mirror, TV, side table with lamp and is adjacent to a bathroom with shower, WC and washbasin.

The utility room is sited on the lower floor and contains washing machine, tumble dryer, washbasin, toilet and shower.

Within a few minutes walk there is a small but adequately supplied supermarket and Zafiri cafe/bar which serves excellent food, shows live sports and has a recreational area including pool table, suitable for all age groups.

Walk a few minutes along the sea front and you will find Pagida Seaside, an upmarket Bar/Cafe which has sun beds and a lounging area directly onto the beach. This has excellent facilities for sunbathing and enjoying cocktails and meals. Further along the seafront is Nissaki Restaurant which is larger and has excellent facilities for children and adults. There is a lovely play area for smaller children and a cocktails area for the older age group. This is located virtually on Ayia Thekla beach where the sea is shallow and ideal for paddling or walking out to the island!

A 15-20 minute stroll will take you to the beautiful Ayia Napa Marina, a stunning area with shops, restaurants, cafes. The renowned Robuchon Restaurant is located at the Marina and is well known for its exquisite cuisine.

My family and I spent two weeks at this villa. I spent months researching villas in a lot of locations to find the perfect one for us and I am a bit picky and like a bit of luxury! I decided to take faith in the reviews from previous holiday makers. I challenge anyone to find reviews as good as this villa for a similar price. I can confirm that all the comments made about this villa are accurate. There are no disappointments and I will be forever grateful to the folk that have left reviews hence me now doing this one. The villa is exceptionally clean, the beds are very comfortable and the kitchen is very well equipped. Outside, the space is amazing and the view has to be experienced to be appreciated. I took a video of the view and the noise of the waves to play back to remind me of the beauty of this place. I am so grateful for the memories my family and I now have. Thank you to Carol, the owner and a big thanks to Sylke, the lady who is never far away for help and advice in Cyprus. You both made the holiday so easy. Thank you. x

The villa was beautiful, well maintained and looked exactly like the pictures. Communication with the owner before we arrived and with the owner and housekeeper during our stay was excellent. The villa was well equipped with everything we needed for our 2 week stay. Location was stunning with access to the sea right at the bottom of the garden and there was a good supermarket 5 mins walk away. A car is required to get to the best of the sandy beaches (15/ 20 mins drive away) and to make the most of the many excellent restaurants in nearby villages. We had a couple of minor issues during our stay but these were handled quickly and effectively with minimum disruption to our holiday. I cannot speak highly enough about our time at the property and would definitely recommend the property to anyone looking for a luxury seafront villa in a quiet location but within easy reach of all the action.

We had an amazing holiday in Cyprus! The Villa was super clean and well appointed for our family of 7. The views were absolutely spectacular!! We loved spending time outdoors and enjoying the water just steps outside the backdoor! The market was just up the street and offered a great selection of things to prepare meals or just get a snack! Many wonderful memories were made! We are so thankful for our time in Cyprus!

We already had expectations based on the pictures on the website, but the reality far exceeded our expectations. We have been to Cyprus for the 8th time now, we have always rented houses, but Carol's house was by far the best and also the one with the most beautiful view. In our opinion, you can't have a nicer holiday than there. We will remember our vacation in this wonderfully beautiful house for a long time. We will be back!!! We stayed for 2 weeks as a family of 6 with a young child. The photos do not give this villa justice, it is stunning inside and the outside is even better. Lovely large garden, terrace and pool. The views are amazing. Location near to great shop, restaurant and a great beach bar in east walking distance. The beach on your doorstep and hearing the waves 24/7, couldn’t ask for me. Carol was great to communicate with and answered all queries and if we ever return to Cyprus we will make sure we book this villa and on other place will come close

We had a lovely family holiday at this villa. The location was perfect for us, quiet and relaxed but also within really easy access (walk or drive) to lots of different places. In particular we enjoyed the waterpark, Ayia Napa Marina and Figtree Bay. The local beaches and waterfront is beautiful. You could happily spend your entire holiday relaxing on the sand and exploring the sea. The villa itself is huge and very clean. The outdoor space was fabulous with so many places to sit and relax or play with the children. The pool is lovely also. Carol and her communication was great. We would love to visit again!

The villa is lovely, photos don’t do it justice. The location is perfect if you like a quiet area but in walking distance of the new marina, water park, beaches and restaurants. Would definitely recommend it.

The house is everything that it promised to be. We stayed there with friends and our two kids, and all of us enjoyed it. The house itself is great and as it for once rained, we actually used it too. The view of the ocean was excellent and even better there was a tiny and very private beach extremely close to the house that we used, when we did not visit other places around Ayia Napa, Larnaca and Protaras. Due to the weather we had frequent contacts with Carol, and she was very attentive and helpful. She made sure we had all the information we need before arrival and helped us throughout our stay. We can strongly recommend staying here for your vacation at Cyprus

Great villa has everything you need for a family holiday. Snorkeling off the beach, take you beach shoes. BBQ at night and swimming in a lovely pool. We did experience building noise from next door, and reported to owner who responded immediately.

We stayed in this villa for a week, we didn’t want to come home, we even messaged the owner to see if anyone was booked in after us so we could extend our stay, unfortunately there was other guests coming so we are already arranging to book for next year. The villa is beautiful, it’s clean and spacious, the views of the sea are beautiful. The pool was cleaned twice during our stay. Everything we needed for the children was provided, stair gates, highchair, travel cot, plastic cups and plates. The location is good, we went out on boat trips and visited the water park by contacting a local taxi company it costs around €15-20 each way. There are a few restaurants nearby that are walkable. A shop a few minutes up the road too which sells everything you need. The owner Carol was amazing from start to finish, very responsive via Vrbo and WhatsApp. It really is a stunning villa and us adults and the children had a amazing stay and can’t wait to return ❤️

Dieses Haus ist sehr gut für Familien geeignet. Man hat kurze Wege ( 100 bis 500m zum Strand und 100m zum Restaurant Zafiri👍) . Es ist super Klimmatiesiert, Modern eingerichtet und sauber. Die Kinder liebten die Katzen.

from the initial start Carol was fabulous, supportive and responsive in this uncertain world of whether the holiday will actually happen. The villa is so primed with its location, close to ayia napa, not too far from larnaca and also close to Kapparis etc. Love the option of being able to come back and just relax ina beautiful front lawn or wonder to the beach taverna / bar within 3 min walking distance. Children loved it, hubby loved it, i loved it.

We had a wonderful stay in this truly beautiful home. The listing is accurate and the hosts are really incredible. Best experience we have ever had in dealing with hosts - they were always available and went above and beyond to help whenever possible. The house is modern, clean and beautiful. The location is brilliant and all in all was a wonderful relaxing holiday. Definitely highly recommend it!

We stayed over Easterweek in Sotira, in the most well-kept property, we ever stayed. Carol always solved all upcoming issues very courteous and quick, aswell her agents, Paul and Derie, did great work. All in all a wonderfull week in Cyprus. Photos are 100% authentic and show the villa as it is. Very quiet area, and not far away from the crowdy Ayia Napa.

The house was lovely, in stunning surroundings; clean, in order, with everything we needed. A nice little pool (fun for the kids), but more important, just a couple of yards to crystal clear salt water. And a short walk to the lovely Ayia Thekla beach. The villa, in a quiet location, was fully equipped with everything we needed for a comfortable stay, indoors and outdoors. We would definitely like to come back.

Luxurious house with amazing sea view in a quiet location. We recommend you to rent a car but it´s a supermarket and some restaurangs just a few minuts walk from the house. Carol was a nice and helpful host, we highly recommend this house!

Geweldig mooi verzorgd vakantieverblijf. Veel ruimte en comfort, al konden de bedden wel iets zachter, maar dat is erg persoonlijk. Prachtig uitzicht, heerlijke veranda en (verwarmd op aanvraag) zwembad. Heel leuk de rotsstrandjes voor de deur waar je in de poelen garnaaltjes en krabben kunt vangen. Kleinkind van 4 jaar vond het geweldig.Er is een klein strand op loopafstand met een fantastisch restaurant erbij, heerlijk gegeten. De supermarkt om de hoek is prima! Prachtige zandstrand op 5 minuten rijden met de auto naar Nissibeach, fantastische zee!Aanrader voor iedereen die rust wil en toch het vertier vlakbij kan opzoeken.Wij waren hier in april 2018 met 5 volwassenen en 2 kindjes van 6 maanden en 4 jaar.

Absolutely stunning villa

We had an amazing relaxing holiday and didn't want to leave! This villa is absolutely amazing with stunning unobstructed views, it is immaculate, clean and has everything you could require. Our family of 7 had the most pleasurable stay helped by open living space, beautiful gardens and private pool as well as easy access to the beach. There is a supermarket 2 minutes away that offers everything you require. We have family in the neighbouring villages and are familiar with the area, if visiting for the first time we would definitely recommend hiring a car for easy access to locals bars and restaurants as well has having the pleasure of experiencing the rest of this beautiful country!
