DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE CENTRAL AIR CONDITIONING.

Three garage spaces plus one carport space - accessed from the rear alley; free parking throughout the neighborhood, when available
LAUNDRY:
Free facilities located in main house garage. Guests must provide their own supplies.
ATTENTION:
Because the rear upstairs unit is not connected internally to the front main house, parental supervision of children and any guests under 25 is mandatory at all times in both front and rear units - especially overnight. The rear unit is not permitted to operate as a "kids' room". It is a home and must have overnight parental supervision.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

I stayed with a bunch of college friends at the property over Labor Day weekend and we had such a great time. The property was large and easily able to fit 13 women. We loved the rooftop and the proximity to the beach and shops and restaurants. When we had an issue with the door codes, the property managers were quick to fix the issue and had a seamless experience from then on. Would definitely stay again, one of the nicest houses I've stayed at on the Peninsula.

Great location, spacious, nice furnishings. Needs a little TLC as it shows the wear and tear from being a rental. Rooftop cushions need to be replaced. Bare bones supplies (one roll of paper towels, no tissues, no cooking spices/oil) but plenty of towels and tp. Garages are narrow so don’t even think of getting anything but a small car/suv inside. However, you can easily park across the front of the garages. Five stars for the management company!!! Extremely responsive and friendly. They helped us resolve a few relatively minor issues and were a pleasure to work with. You’ll definitely enjoy the property, just temper expectations compared to the photos.

The location was ideal, steps from the beach. The house was nice but the beds were awful. The bed in the main bedroom was fine but all the other beds were terrible, sagging in the middle. Every one of our guests complained that they could not sleep.

This place is even more spacious than the photos can show! Truly a wonderful stay for our large family. Lots of space, both shared and private. The beach view/access was perfect for surfing and sunset.

Spring break get away
Perfect place for a spring break get away with large group. The views from the 2nd floors and roof top patio were amazing and felt like being beach front. Kitchen well stocked with everything needed and loved that their was actually a pantry for food storage (rare in beach rentals). Quick walk to the grocery store and the boardwalk. The separate living quarters were a bonus and allowed for each family to have their own space. The fireplaces were great for the chilly nights. Would definitely stay here again!

Terrible
Was not told there would be a scheduled power outage from 8am-3pm on 11/13. Extremely inconvenient not to mention ridiculous that I would be paying to stay in a house that didn’t have power for 8 hours. I will be expecting a refund for at least that time. Had I known there would be a scheduled power outage I would have stayed elsewhere. I made it very clear to the staff that I booked the house for my family and friends to get ready at for our WEDDING. So needless to say 10 girls trying to get ready for my wedding with no power was a MAJOR inconvenience. We should be requesting a full refund for the terrible service, lack of communication, inconvenience, and the fact that we had to make alternate arrangements to have power and get ready for the day. When we tried calling the office Friday no one answered or returned any of our messages. On top of that entire debacle, the heater did not work and the house smelled like cats or dogs had recently stayed there. The experience was horrible

Missing and broken things in house. Loud neighbors
Renting was a breeze. But I spent the entire first day calling or waiting for prop mgt to come fix or replace something. Neighbors partied loudly early into the morning and it should NOT be my job to police them.

Great beach house
We loved our stay in this house! It was very clean, great location and had everything we needed! It was tricky with little kids bc there were lots of doors, stairs and entrances they could get out of but overall it was amazing!

Great location, and a roomy space for larger groups
This property is only a short walk to the beach and has a great view of the water. Highlights are the rooftop lounge, the connected (but separate) in-law suite that allows for some additional privacy for some guests, and the spacious living room / kitchen area. We had a group of 8 that it was just perfect for - thank you!

Beautiful home close to the beach
The home looks just like the photos. It was spacious and beds were comfortable. The kitchen/dining room was great for group meals. The view from the roof deck was stunning. There are shops and restaurants that you can walk to. Very responsive host. Easy check in and check out process. Highly recommend.
