About this villa rental
This fully air conditioned & spacious 3 bedroom villa is furnished to a very high standard & affords you all the comforts of home. Downstairs the living area is open plan. A modern fully equipped kitchen area is fitted with top of the range appliances including oven, hob, microwave oven, dishwasher & washing machine. The lounge area will accommodate 6 adults comfortably & features a 47'' LED TV with IPTV (100s of UK, American and EU channels including sports and movies) a DVD player with an extensive range of DVDs for your enjoyment & a CD player. The villa also has free WiFi. Ceiling fans add to the comfort of the room. There is also a WC on the ground floor. Leading off from the lounge through patio doors is a generous sized sun terrace ideal for relaxing & soaking up the sun or lazy evening BBQs using a fanastic 6 gas burner outback bbq. All the bedrooms are on the first floor with ample wardrobe & storage space. 2 of the bedrooms feature double beds & have access to a large balcony with sea views. The 3rd bedroom features twin beds. The master bedroom also has a luxurious marble en suite bathroom

Had a good two weeks stay at this villa. Had everything that we needed for our stay. We hired a car, so great to have the drive for parking. Pool was nice, although felt a bit warm. Had towels and bedding changed half way through our stay which was nice, as used to washing these ourselves at previous properties.

This villa has everything you could possibly need including a very generous welcome pack on arrival. Location is perfect for access to the paphos area, walking distance to anywhere in town. House is perhaps a little âtiredâ in places and could maybe do with a little tlc but nothing that seriously affects your stay.
Busy road adjacent to property so there is some traffic noise to contend with.

Excellent location, equally walking distance to the beach, and restaurants place. Convenient in many ways, spacious for a family of 4. Very easy and efficient communication with the owner of required. Had a great time and would certainly return.

We knew the area having stayed in limnaria apartments before.
This time we stayed in Dean's villa and thoroughly enjoyed our stay.
Dean is a top man , on our final day we had a late flight and he allowed us to put our cases in his villa as he had other guests arriving mid afternoon, not only that but when we came up from the beautiful pool area he let all 4 of us shower at his place before our taxi arrived.
The communication with Dean was excellent and would recommend his villa to anyone thinking of using it.

Nice size villa in a good Location. We stayed here in 2015 and all was good. Unfortunately this time was different. The air conditioning was not working, the t.v would not connect to any channels and the bedroom surfaces were very dusty. The air con and t.v were reported to Dean but during our 12 night stay were not fixed ( very sweaty nights for 5 adults). Out of the 6 pool loungers 4 were broke and we only had 3 lounger mattresses. We were given 2 more off Dean that were heavily stained and smelt quite musty. Basically the villa needs some tlc and thought for the people who are renting it.

Family of 5 stayed in July 2023. Great villa with plenty of space and amenities. Location is perfect (just a 20 minute walk to the harbour with lots of bars and restaurants). Communal pool was close to the villa, a good size and never too busy.

Very comfortable and spacious accommodation. Well equipped and great welcome package. Convenient walking access to centre of Kato Paphos, beach and sea front. Good communal pool with loungers. Shame about traffic noise when sitting on the patio but it did not spoil our holiday.

We really enjoyed our stay. Dean was very easy to get in touch with and helpful with any queries we had. Villa was a lovely size and had everything we needed. Great location and nice pool to use which is less than a minutes walk. Nice quiet area too so big bonus.

Had a fantastic 2 weeks in the villa which is a home from home with all the amenities you could wish for great location owner Dean met us on arrival and gave us a tour of the villa and left us a very good welcome pack,and is on hand for any queries during our stay.I would definitely recommend this villa and would not hesitate to book again.

Dean was a very accommodating host and couldnât have worked harder to make us feel welcome and ensure we had everything we needed. He provided groceries and drinks on arrival as he knew our flight was going to be late arriving and even dropped off chocolate eggs for our daughters as it was Easter weekend!
The villa was immaculate, very well equipped and decorated with some lovely finishing touches which made it feel very homely. We were impressed at the thoughtfulness and level of detail and especially appreciated the beach towels and beach bags provided in each bedroom.
The villa was also in a great location, in easy walking distance to good beaches, restaurants and shops. My family made good use of the communal swimming pool which was in excellent condition, set in a secluded garden and well maintained. Overall we were very happy with our stay and wouldnât hesitate in recommending the villa to other travellers.

Great location - quiet but near everything. Dean was very welcoming and had wine, beer and some essentials as a welcome. Beach bags with towels were also provided which was an added bonus. Swimming pool in a nice garden area - 2 mins from house. Beach c. 10 min walk - with changing cabins, showers and toilets - all spotless. Lots of restaurants within a short walk. Large supermarket c. 15 mins walk.

We have had a great time at Deanâs house. It was a very warm welcoming. We even had some food and drinks in the fridge, which was super helpful. The villa is located near to the harbour and restaurants. The kids loved the pool.

We had a great holiday, the outside space was terrific thatâs why we booked it. The swimming pool was fantastic, the only thing was somethings could do with getting renewed the owners were really easy to get hold of if there was a problem, great holiday

Modern and spacious villa with comfortable furnishings and well equipped kitchen. Three generous sized double bedrooms one with full on suite. Sun loungers, ratten style seating, outdoor table and chairs plus large gas BBQ in the rear garden. Only 10 minute walk to the beautiful coastal path

Villa is exceptionally well equipped with absolutely everything you need. Starter pack of food and drink was spot on.
If i had a minor niggle, outside furniture and some of the towels could do with replacing, but not a drama.

We had a lovely two week stay here, it felt like a home away from home. Eric and Dean were fantastic hosts, they accomodated our late arrival and made sure we had the essentials when we arrived. They take great pride in their property and it certainly had a lovely homely feel.

We were met by Dean at 11pm after a delayed flight and he kindly showed us around inside and out and left us with all the essentials for our breakfast the next morning! We relaxed straight away.We stayed at the villa as a family of five, ages 15 to 55 and we all had a great time. The villa had everything you could need for a comfortable stay (including beach towels and bags for the pool) which was just a 2 minute stroll away.The shops, restaurants and sea were a 10 minutes walk away and the outside area was perfect for a relaxing lunch.Both Eric and Dean were on call if required and they made us feel very welcome and we hope to be back as soon as we can. Thank you.

Stayed at this beautiful villa in October 2008 for the second time and have booked again for 2009. Its spacious, spotlessly clean and well maintained. Dean and Eric are brilliant, nothing is too much trouble, they think of everything. The best way to describe our stay is
'home from home'. We would definately recommend this resort and accomodation to friends wanting to visit Cyprus.

Cyprus Paphos is a place we definitely will be coming back to. The villa was superb - clean - extremely comfortable and beautifully furnished. Paphos itself has lovely sandy beaches lots of bars and restaurants just a short walk away. A big thankyou to the owners Eric and Dean for making our week special.

We have been visiting Paphos now for a great number of years staying at different hotels and apartments. We have just returned home having completed our second holiday in this beautiful villa.This is truly a home from home with everything you could wish for to make your stay most comfortable and enjoyable.The villa is located close to all amenities eg. beach, bars, shops, restaurants, banks etc.
Eric and Dean the owners are so friendly and most helpful, nothing is a bother to them. We have no hesitation at all in recommending this first class villa to anyone.

I stayed at the Villa with 4 friends of mine as we had gone to Paphos for a friends wedding.
Our journey over to Cyprus had been smooth and so we held our breaths when we arrived at the Villa not knowing what to expect.
We were not just pleasently surprised but astounded as to the quality of the accomodation and the generousity of Eric and Dean. We were met by Eric who explained the essentials to us and showed us food and drink provisions they had left for us which we never expected but never-the-less where very welcome.
During our stay at the Villa, Eric and Dean made sure we felt at home and were on hand to help with any queries we had about the Villa or Paphos.
They helped arrange transport for us and they gave an excellent recommedation of a good restaurant called Za-Za's which I heartly recommend to any wanting an excellent meal served in friendly surroundings.
We were all sad to leave as we could have easliy extended our stay, it provided us with holiday memories we will keep forever and we can't wait to return although i know we will have to perhaps wait longer to get back to the Villa as it is so (and rightly so) popular.
Finally, it's not just the accomodation that made our Paphos experience so good, it was the hospitality of Eric and Dean, we can't thank them enough and we hope to return soon.

We have just returned from 2 weeks stay at this beautiful Villa. We had 2 very small children with us and the location was ideal. The Villa is on a small residential complex and was very quiet - we stayed during the last 2 weeks of August and there were probably no more than 12 people in the communal pool at any one time (and we made up 50%!). The Villa has an enclosed garden, and was extremely safe for young families.
10 mins walk to the beach and harbour. Eric and Dean were always on hand to give advice if required. We also had elder teenagers with us, some of whom stayed in an apartment on the same complex (that way we could keep our eye on them!).
Paphos is extremely family friendly and the locals are fantastic.
We also got married whilst we were there - an absolutely perfect holiday!

We have just returned from a wonderful 2 week stay in Paphos. The standard of this villa is excellent - well-maintained and spotlessly clean. The location is superb - 10 minutes walk from the main town but in a lovely residential area. The small estate is beautifully designed and the pool and surrounding area couldn't be bettered. Eric and Dean were always available to provide advice on places to visit, where to hire cars and the best restaurants to eat at. We also found the 'guest book' useful as previous visitors had left their recommendations (as well as 'places to avoid'!). The local shop is expensive for basic food items but I would recommend the supermarket near Debenhams which stocks an excellent range of food items.
Would definitely recommend this villa to anyone wanting to stay in Paphos.

Stayed at this excellent villa for the last two weeks in July, we could not fault this property it had everything we could have wished for, it is very well furnished and has all the comforts of home, it's location close to the beach and resturants of Kato Paphos is ideal and while close to all amenities it retains a nice sense of privacy,the facilities of two swimming pools within the complex makes for an ideal safe location both for children and adults.The owners Eric and Dean who live in one of the next door villa's were great hosts and provided us with lots of local information, and helpful tips on local restaurants.We would highly recommend this villa to our friends, our stay was enhanced by the fact that we knew the owners were close by should we require any information on the local area.

We really enjoyed our stay at Eric & Dean's beautiful villa in Paphos, which for us was perfectly located being just a few minutes walk from the beach and the town.
The villa is maintained to a very high standard with lovely decor and a good homely feeling. The communal pool and gardens are peaceful and well looked after and Eric & Dean provided plenty of sunbeds for our use.
We have stayed in many villas in Paphos over the years and quite honestly this is the only one that we could recommend to our friends and family. Thank you Eric & Dean we will be coming back next year!

I spent the last week of June 2008 in paphos at the above villa. I have to say the accomadation was excellent I couldn't fault it.There was every thing there you could possibly want, it was very well maintained and very clean.Which is always a plus.It was also in a good position for evening entertainmen (restaurants and bars etc) well within walking distance but also far enough away that yoiu were not disturbed by any noise. The customer service from the owner Eric and Dean was also very good they couldn,t do enough for you. I would highly recomment this property to anyone who wants a stress free holiday in wounderful surroundings.
