The best description is that this place is a health hazard. Insect infestation, mold in the coffee maker and the bathroom hasn’t been cleaned in months. Save yourself and just go get a hotel.

Nothing was as said really and picture was probably over 10 years old nothing like what looks like now. And was no sofa or loveseat or stuffed chairs to relax in kitchen chairs and dr office like chairs best chair was one desk chair. Spiders and cave crickets and poison ivy . No Wi-Fi or hot spot offered when asked said didn’t have. Was told to wipe butt once put in toilet and anything after that put in trash. No camp fire or use kayaks if wind blowin at certain speeds she said. Only smoke in fire pit area was full of dry leaves and 10 year old dried out logs to sit on. We smoked on our tailgate and used our ashtray safer. Was reserved 1st to 6th we left first thing on the 4th. No view but 10 x 10 area with trees cleared out with fire pit in the middle and only sky view . Took updated picture of the one posted need to get new photos and of the inside also. Plus long time renters had family in at the same time we was there. Was like the basement apartment with concrete floor smelled musty and had spiders and cave crickets in it. Tried to get us talked out of using AC said was cool enough she thought!! Was treated like children we are 51 and 52 years old . Will probably never book again online like this again. Was our first time doing so and was the biggest disappoint we have had . Been coming to this area for 22 years and never ran into anything like this in all of places we stayed. Stayed at one resort for over 15 years but sold out last yr. Was trying to find us a new place

A place to stay
Well, it wasn't as I thought it was going to be, but it wasn't terrible. There are no curtains, so there is very little privacy. The property manager was very sweet and helpful, but slightly overbearing. I've stayed better places, I've stayed worse places.

Simply perfect for finding peace! Wonderful little nook, off the beaten path where one can take in natures precious beauty!!

Beware
Required to sign liability waiver for owner and any neighbor's property we cross. Instructed to toss any scraps into chicken pen about 8 ft behind the apartment. Instructed to flush 1 piece of toilet paper and put the others in the trash can. Place was overgrown, behind the owner's house with absolutely no view of the lake. Stayed only one night and left to find other accommodations.

Won’t be back!
Was greeted with “if you don’t like dogs too bad”! Zero privacy and and it was like staying in a fish bowl, able to be viewed the entire time. I can’t say it better than any of the other negative reviews. I’m not to kind of person that would ever understand a positive review of this place. Warden Lillian is pleasant, as wardens go.

Romantic & Relaxing Weekend
We were looking for a peaceful spot were to pass a great weekend. The property was fine except that the property announce doesn’t specify that the “cabin” is not a cabin since it is a 2 storage property and also has upstairs neighbors. (This was disclosed at the moment we arrived)
The owner was very nice and supportive during our stay.

Wonderful lakeside studio in the woods
The overall beauty of this region was the allure of our family nature retreat to Arkansas this fall. We found the apartment's location to be perfect for our visits to Crystal Bridges and War Eagle Cavern during our stay. The neighborhood is very remote and scenic with many nature trails nearby. Best of all is the lake access to kayaks and friendly host. We would love to return again someday!

The owner Is very nice and helpful! The views and trails are beautiful 😍!! The trails to lake are a bit steep but thats to be expected in the area and I enjoyed the experience. 10 out of 10! Will definitely plan on returning!

Remoteness and nature
If you love remoteness and nature then it is a perfect place for you. I do enjoy the environment but my wife and kids do not but overall it is a good experience for us.

I really want to give this place a 5 star review but I can't. The owner is a very sweet lady but the property is not as described. There is a tenant who rents an apartment upstairs and the owner lives in a house 5 feet away. Upon arrival she was in the drive and told us where to park and gave us a 20 minute tour of the property before we could go in. This tour included instructions on what we had to do as guests including texting her to turn to wifi on when needed, but only during the hours of 8 am to 9pm, and not flushing toilet paper. I had to use my hot spot to do work because it was not within her hours. I have had septic systems before and know they make septic safe TP, it just costs a little more. The worst part was when I went to take a shower and the used bar soap and shampoo provided. Overall, the country setting was as expected but the privacy was lacking(due in part to no or partial curtains on all the windows for the owner and tenant to walk by and see in). If you do decide to stay here and want to visit the lake "within walking distance " be prepared to hike down gravelly and steep trail to go right in the lake - there is no beach area. But don't worry the owner makes you sign a liability waiver upon check in.With a few changes this place could be excellent for a nature getaway.

Good little vacation spot
Overall, the place was just what we were looking for. A cheap, small little place where we could be out in the woods and away from everyone else. Great! There are just a couple of things. First the wifi that is available, is the lady turning on her hot spot in her house, only when you ask her, and only for a short period of time and the signal is weak. No big deal on vacation usually, but it was right at the end of my son's school and we needed the internet a couple of times for him to finish. Second, the kayaks...we were planning on using them, but even though we own our own kayaks the lady insisted going out with us (which I get to an extent, maybe she didn't want to be liable for anything, but she had us sign a waiver that anything that happened was not her fault/responsibility) and we didn't want to have to go with her because well, that's a little weird to me. Maybe it wouldn't bother you, but just want everyone to know just in case. Lastly is just the lady herself. She was nice enough, but she called a few days before we got there to "go over a few things" and then she called/texted several times the day of check-in to make sure she knew exactly when we'd be there so that she could meet us and give us a tour (it's one room) and tell us about the place. Which sounds nice, but felt like more of a beating! Then she came into the room at least twice while we were out. We didn't have anything to hide in there, but again, it's weird and a violation of our privacy. She wasn't cleaning or anything, like at a hotel where you expect it. We just left on multiple occasions, positive we locked the door, and came back and it was unlocked. Once we noticed a book was moved, once I noticed a pair of cheap kid sunglasses showed up. Again, she didn't take anything, it's just weird that she was in there snooping around while we were gone. The house itself was fine, and the location was great, but I wouldn't stay here again because of the lady who owns/lives on the property.

The very BEST
My boyfriend and I were celebrating our 2and anniversary I wanted romance he loves fishing so we go the best of both worlds!!! Lilian was the most sweetest friendly lady!! We will definitely be back and would highly recommend this place!!! Thank you Lilian for an amazing time!!! God bless!!!

Lake to Behold
The property is serene and an escape from the norm if you're a city dweller. I highly recommend for anyone that enjoys nature, trails for walking, viewing the lake, peace and serenity.
Property management was pleasant, accessible and blanketing with hospitality.
Returning is a must.

Fun Vacation
Enjoyed staying here! Loved the convenience of the location, within 20-40 minute drive of Hobbs state park, Crystal Bridges, War Eagle Caverns, and Turpentine Tiger Sanctuary! Stayed there for 7 days and even with the rain two of those days had a great time! Good hiking around the house-Lots of woods. Loved Kyaking with Lillian the day before we left! Beautiful view of Beaver Lake just a couple minute walk from the door of the house. :)

Unhappy Travelers
To whom it may concern:
Lillian the property owner gave us very specific instructions on calling her, which we did. James had a lengthy conversation with her the night before. She told him we were to arrive between 3-5 and she insisted we call her between 2 and 3 hours out from arriving and when we were 30 minutes away. That was hard to do since we were on the Harley. She acted a little pissy with us after we got there because we weren’t able to call her 30mins beforehand. There was no reason for us to keep calling her at so many different times when we already knew what our time frame was for arrival. We rode in rain all day to get there and wanted to change clothes and she insisted to show us around the ONE room studio. Very unnecessary. We finally had to make it obvious that we were ready for her to leave so we could change out of our wet clothes. The first night we were woke up at 2:30 AM to the full time renters upstairs fighting and yelling until 5 AM. At 7:30AM we were woke again to a Sheriff Deputy banging on our door. We were very concerned and upset about this. We did not want to be in this situation and were on vacation not to be dealing with this crap. All she could say at the time was she was sorry. She then told us she was evicting them. She taped the notice on the door. That was all we heard about it. They were there the rest of our trip in and out all hours of the night up and down the stairs flashing a very bright light which flashed into our room that woke James up thinking the Sheriff was back or something. They did not leave. The renters upstairs had a full view inside of our studio area from the outside stairs in thru the windows looking into our sleeping area and sitting area. Basically the whole room except the bathroom. We felt like we had very little privacy On the one evening we had a fire in the fire pit. The renters came up to us to apologize which was very awkward for us.
There was a sign in the bathroom that we were not to flush any paper in the toilet. That is absurd and unheard of to rent a place you can't use the restroom and flush your paper!!!! NOT acceptable!!!
Our overall experience was not good and we will never rent from there again

Perfect getaway!
Lilian was a great hostess! She was incredibly responsive and made my stay very pleasant.
I needed a break and the studio retreat was exactly what I needed. The location is perfect for those looking to get a break and seeking some peace and quiet.
The retreat is located in a peninsula and was pleasantly serene. The views were breathtaking and the short walk to the lake/kayaks although steep was a great form of exercise, and welcome change from the flat terrain I’m accustomed to.
The location is perfect/ideal for all kinds of nature/outdoor lovers due to the proximity of the lake, Hobbs State park, and for those looking to mix up outdoor activities with dining/arts/sightseeing etc. War Eagle Mill, War Eagle Cavern, Eureka Springs, etc.
It rained most of the time while I was there but if the opportunity arose, I’d visit again and plan on spending more than 2 nights.
Another huge positive is that Lilian is trained as a holistic therapist. Something I took advantage of and would highly recommend. Getting to enjoy nature and quiet while working through some personal challenges, felt like my own version of Sedona in Rogers, Arkansas!

Peaceful and relaxing
Overall me and my gf really enjoyed our stay. Place was cozy and clean. Lillian was an amazing host and really enjoyed talking with her.
Trail to the lake was steeper than I thought. Not even Google map shows the steepness. Make sure to take big spray or essential oils as there are alot of bugs in this part.

Look elsewhere. Poor experience all around.
I will start by saying that the location was generally quiet, the area was definitely secluded, both of which were what I wanted. That being said, I had several issues in the 2 days I stayed here that weren’t disclosed or mentioned in the description for the room:
- Pungent Sulfur water: I couldn’t shower or wash my hands due to the extreme smell, which lingered for quite some time when you did run any water, or flush the toilet. I went out and bought my own bottled water to drink and brush my teeth with
- Tenants above weren’t bothersome intentionally, but they came and went at all hours of the day and night, talked and played music/tv loud late into the early morning, and stomped up and down the steps and in their unit, which is directly above the rental
- WiFi is a mobile hotspot that was controlled by Lillian, the owner. She turned off the hotspot at 9 pm the first night (because she had several days left in the month and didn’t want to run out of data, even though it is an unlimited download hotspot from Verizon). Lillian did let me use the hotspot at my leisure the second afternoon, as I mentioned that one of my primary reasons for renting was that WiFi was an amenity.
- I was blocked in several times by the other tenants and had to wait (and eventually ask) that they move so that I could leave unimpeded
- Power went out for a while when I tried making coffee the first morning after waking up. It was freezing outside (less than 20 degrees out, with snow and ice everywhere), so I had to work through getting that back on myself
All in all, the experience was not one that I would put myself through again, and nothing was done when I took these issues up with Evolve.
Look elsewhere- you’ll be glad that you did.

Photos are very representative of accommodations. Walk to lake edge/kayaks was pretty, also steep.
Lillian was very nice. The area peaceful. The room exactly as shown. Bed comfortable. State Park Visitor Center, War Eagle Mill all worth a visit nearby and free. The restaurant at the Mill very affordable. And a bit further, but VERY worth visiting is Great Passion Play, but allow a day to see all the OUTSTANDING free attractions. My 16 yo son even loves the art museum. Holy Land Tour worth the add-on fee. Onyx Cave also a nice, affordable attraction.
Negative about this accommodation is water smells like sulphur when showering, flushing toilet or using tap to wash hands. While not a health hazard, the rotten egg smell very unpleasant. She does have a filtering pitcher for drinking water. Lillian is a nice lady. The lake, kayak use fun. (Many uneven steps down to water on a homemade trail, which we enjoyed, but some may need to be aware of when booking if stairs or walking an issue) The area lovely. We had planned to cookout hit dogs on the firepit, but the small lical store was out (holiday weekend). Advise bring groceries with you from home for her two.mini fridges.

Hostess Lilian is super nice. Apartment is well maintained. Things in place and place for everything.
Lilian knows lot of things that you can do in nearby area and places to eat.
We did kayaking on nearby cove of Beaver lake. Beautiful surroundings made our weekend gate away great.

Great "off the beaten path" retreat!
This was perfect for a weekend getaway of you are looking for beautiful scenery. Lilian was a great hostess and made sure we were taken care of well. The fresh fruit every day was a special treat. Very peaceful and welcoming.
