Boasting a double-wide bay front lot on the quiet side of the Island, this home can wonderfully accommodate family groups any time of the year. There are several public boat docks throughout Newport Harbor, including one right near this property - especially convenient for picking up your guests on a rented Duffy Electric boat or other water craft. (highly recommended activity!) There is no overnight docking on public docks. For longer term docking, mooring or anchoring, call the Newport Harbor Master for locations and pricing.
CITY TAX:

We have been coming for years to Balboa and this house by far had the best outdoor patio with plenty of room and an amazing view! The house is somewhat old but very roomy and had everything we could need!! Loved the location!

I absolutely loved this property. I could have sat in that back patio all day and all night watching the people walk by. We enjoyed the patio, the beach, and the convenience of the location. The property is very dated.. like a trip back in time to 1979.. old but very well kept .
The house is not ADA compliant, and the property management company was up front about that which we acknowledged. We were with my mom who uses a wheelchair 100% of the time and it was very difficult for her to maneuver through the narrow hallways and small downstairs bathrooms. Wheelchair assessable yes, but if you use a wheelchair full-time, I do not recommend this property.
Being that this property is listed wheelchair assessable, I suggest they clear out the downstairs closets. Not only were we trying to maneuver someone with a disability, but there was nowhere to put any of their personal items. It was extremely cramped, yet there was plenty of empty storage upstairs.
Speaking of the upstairs.. it was AMAZING!!! Loved it! The master suite was too cute!! Again very dated, but for me it added to the charm. I loved it!
We had 5 Adults, and 2 teen's. There was plenty of space in the family and dining room for us all to sit together comfortably.
The property management company was very responsive (although we didn't have any issues) but when I did call with question's they were very helpful.

Great vacation, enjoyed time on the water. Could walk to great restaurants and activities. Home was older and a bit dated but worked out fine. Needs to be a welcome book explaining the operation of the tv. With 4 remotes, it takes some trial and error to get it going. Thank goodness for the younger people.

Location beautiful, living dining and kitchen and upstairs master lovely.
We were constantly disappointed. There was no renters guide book even though there was signage that said go to rental guide book to find out how to use the televisions or some other issue a guide book could handle. Rather than having to go through five different emails to see if we could find answers to our questions. Which most of our questions were not to be found in their emails. The email message after we arrived informed us to provide paper products such as toilet paper, toiletries, laundry soap, foil or parchment papers. Many of the basics we have grown to expect were not provided.
We searched for a place with a ground floor bedroom. One guest was wheelchair bound. The only bedroom on ground floor had one closet packed completely with heavy box’s that we had to move in order to hang clothes. After Saturday there was a number to call if you needed information that required a message and no one returned our call. This was the first time we have experienced such issues. We think there must be a change in the property management agency and they are not guest oriented. The experience was truly unacceptable.

The good: it’s a big house. Nice location.
The bad: Very old. Couch was quite disgusting. The set up is not comfortable. There is an obscene amount of cups and wine glasses for drinking and random dish wear. To the point of hoarding. Bring your own seasoning for food, paper towels, toilet paper etc. This is the first VRBO I’ve stayed at that didn’t have these thing so it was odd.
Look, it was fine. It’s not like we were in prison but my recommendation is to find another property or for the price, stay at one of the amazing resorts Newport has to offer

Location and the property were amazing. The inside of the property was much better than I expected from the photos. It is clean and very good condition. The only thing I didn't like has nothing to do with the property only the listing. Based upon the description I read on vrbo I thought the listing was for the entire house. There is also a second floor back unit that is 1 bedroom and 1 bathroom that was rented at the same time. However, it is set back and I didn't even notice the other renter.

We had a fun stay and appreciated the size of this home for our group of 8! The highlights are the location, available parking, the quiet (house is old but built more solid than some on the island), the large master bedroom, the tidy garage that housed our bike rentals and beach equipment, the front patio sitting area for family visits and friendly passerby's, the spacious living and dining room, the water feature in the enclosed courtyard and the well stocked kitchen! We had an easy time checking in and anytime I called beach view realty to make plans for our trip, they were very friendly and helpful. Other than a few little old house quirks, we really enjoyed this house and what it had to offer.

Excellent location, nice layout, great communication
This was exactly what we were looking for. Our mom lives nearby, and loves "walking around the island", so for her decade birthday, kids and grandkids came together to celebrate. The view is extraordinary, and the master suite, remarkable. Some reviews have mentioned the dated furniture, and it would certainly benefit from some updates. Nevertheless,. we loved our stay, and enjoyed some nice surprises like the surround sound of the living room theater. Thank you to a very responsive management company!

great place BUT it wasn't ready
At check in - after explaining everything in an email at the time of booking...I received several phone calls, to verify that my mother could check in instead of me. I paid and registered using my first initial and my last name. Some how this person at check in decided that C stood only for a man's name and insisted that the MAN on the list check in. I informed her that of the 5 people staying at the rental we all had first names starting with C and that included the women( and me)...she still insisted that the man come into the rental office and show his ID. absolutely ridiculous.
Then the cable didn't work, the wifi in the neighbor's unit went out and the dishwasher didn't work. All requiring visits from their staff and we had to wait around for that.
But other than that I am hopeful that the owners find new management and keep renting the house its a great location.

The perfect getaway
We loved everything about this unique property! It was very clean and decorated nicely. The location to the Balboa shops and restaurants was very convenient, just a short walk. The porch is one of the best on the whole island. The house had everything you could need to enjoy your stay. We would love to book this property again.

A Perfect Location!
This place was amazing! Have vacationed on Balboa Island for years, and this was the best house. It has a large outdoor patio and indoor spaces. With Covid 19, it was possible to stay socially distanced inside and outside, and enjoy each others company. The kitchen is well equipped for cooking with a Viking range . The floor to ceiling windows gave a great view from all downstairs rooms. The beach was right in front for fun socializing and watching all the boats nd water sports activity. Daily walks to the main street for cinnamon rolls and Balboa bars were a must! Have rented houses all over the world and this one is a must!

Best birthday present in 90 years
Perfect! Spent 3 glorious days here celebrating my mom’s 90th birthday with my her and my brothers. We spent many summers on balboa as a family When we were young. So coming back brought back so many memories. My mom said it was the best birthday present she has had in 90 years. This home is gorgeous! Close to everything especially nice for someone who is physically limited. Enjoyed the outdoor patio the most. Thank you for sharing!

Daughters Wedding
7 of us stayed in the property for our daughters wedding on a nearby beach. The Property is in a fantastic location, has great access to the water and the whole of Balboa Island. Some of the finer detail around content of house, booking in/out process, sorting some of the problems ourselves was less than perfect.

Stunning, no. Large, yes. Location, beautiful. But very outdated and not worth the money spent.
Staying here was like staying in my grandparents home after they died. The house is badly in need of updating and did not have many typical amentities that we have enjoyed from other less expensive Home Away homes we have enjoyed. While it was large and it had great views of the harbor, the beds were terribly uncomfortable with scratchy sheets and cheap pillows. The solution for towels was hilarious. They simply put a laundry basket in the foyer full of the cheapest and smallest towels you could find. The “helpful” notebook reminded us to wash and dry and put away all dishes or risk losing our deposit. The process for renting the house was frankly ridiculous. I think we signed 20 different documents over the weeks leading up to the rental and even checking in again signed more documents.
I would definitely not rent this home again and I sure would not use HomeAway in this area if Beachview Realty was the property manager. Unless I was going to use them to photograph a house and get it rented. They do that part really well.

Great multi-family Home
We had a very nice time in this large, spacious home. There was plenty of room for our family to spread out. We enjoyed the well-stocked kitchen and beautiful patio. The weather was perfect in October and we enjoyed many family walks around the island and downtown for the famous Balboa Bars. A perfect 4 day getaway!

Stunning!! Everything we expected and more!!
This is a beautiful home on a corner lot in perfect location on Balboa Island. The house offers plenty of room and is very well appointed and super comfortable. The house was spotless and is very well maintained. It has lovely comfortable bedrooms and newly remodeled bathrooms! The views from the house, particularly the master are unparralled. We walked downtown to dinner most nights but did BBQ and eat outside on the patio one night and had an amazing view of the sunset. We were so content to just hang out at the house and watch all the island activity. Being technologically challenged I really appreciated the detailed instructions for all the electronics! Made it super easy to use the big screen tv an stereo system!
We received great customer service from the property manager, very responsive and easy to deal with. I would highly recommend this property to anyone looking for a house on the Island and my family is anxious to return as soon as we can!!
