Discriminating guests are invited to experience one of the real gems of gracious Balboa Island bay front living. Iconic mid-century design defines the entire two-story, single family home, with antiques and fine art throughout each spacious room. Boasting a double-wide bay front lot on the quiet side of the Island, this home can wonderfully accommodate family groups any time of the year. If a bit more room is needed, the separate rear upper apartment can also be booked simultaneously, when available. (See separate listing or contact our office for more details.)
Here's what you will find:

FIRST FLOOR

LIVING ROOM:
- Expansive room w/ sectional sofa; matching side chairs; set of 4 additional side chairs

- Bedroom #2: twin trundle set; leather side chair; built-in storage; cable TV; slider to inner courtyard

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

BATHROOMS:
- Bathroom #1: across the hall from Bedroom #1; step-in shower
- Bathroom #2: near bedroom #2; step-in shower

- Bedroom #4: queen bed; TV monitor w/ gaming system and Firestick; best sunrise bay views

BATHROOMS:
- Primary Bedroom's En Suite Bathroom (#3): 2 separate sets of closets w/ dressing areas, vanities, toilets and spacious sinks are conjoined by the common bathtub and separate step-in shower.
- Bathroom #4: located next to bedroom #4; step-in shower

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

- Dimensions: 18 feet deep x 17 feet wide x 6ft High

LAUNDRY:
Free facilities are located in the utility area next to the kitchen. Guests must provide their own supplies

LOCATION:
Bay views on the quiet side of Balboa Island; front public boardwalk circumnavigates the entire island; close walking distance to the Balboa Auto Ferry (cars, bikes and pedestrians) that crosses the main harbor to the Newport/Balboa Peninsula and ocean daily until 11 p.m; Marine Ave. is the charming main commercial district 1/2 mile away - a pleasant walk - to shops, eateries and much more - a must!

GENERAL BOAT DOCK INFO:
There are several public boat docks throughout Newport Harbor, including one right near this property - especially convenient for picking up your guests on a rented Duffy Electric boat or other water craft. (highly recommended activity!) There is no overnight docking on public docks. For longer term docking, mooring or anchoring, call the Newport Harbor Master for locations and pricing.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

We have been coming for years to Balboa and this house by far had the best outdoor patio with plenty of room and an amazing view! The house is somewhat old but very roomy and had everything we could need!! Loved the location!

I absolutely loved this property. I could have sat in that back patio all day and all night watching the people walk by. We enjoyed the patio, the beach, and the convenience of the location. The property is very dated.. like a trip back in time to 1979.. old but very well kept . The house is not ADA compliant, and the property management company was up front about that which we acknowledged. We were with my mom who uses a wheelchair 100% of the time and it was very difficult for her to maneuver through the narrow hallways and small downstairs bathrooms. Wheelchair assessable yes, but if you use a wheelchair full-time, I do not recommend this property. Being that this property is listed wheelchair assessable, I suggest they clear out the downstairs closets. Not only were we trying to maneuver someone with a disability, but there was nowhere to put any of their personal items. It was extremely cramped, yet there was plenty of empty storage upstairs. Speaking of the upstairs.. it was AMAZING!!! Loved it! The master suite was too cute!! Again very dated, but for me it added to the charm. I loved it! We had 5 Adults, and 2 teen's. There was plenty of space in the family and dining room for us all to sit together comfortably. The property management company was very responsive (although we didn't have any issues) but when I did call with question's they were very helpful.

Great vacation, enjoyed time on the water. Could walk to great restaurants and activities. Home was older and a bit dated but worked out fine. Needs to be a welcome book explaining the operation of the tv. With 4 remotes, it takes some trial and error to get it going. Thank goodness for the younger people.

Very spacious, amazing views, was nice being able to cook for my family right on the water. We would stay here again. We had a wonderful vacation.

Location beautiful, living dining and kitchen and upstairs master lovely. We were constantly disappointed. There was no renters guide book even though there was signage that said go to rental guide book to find out how to use the televisions or some other issue a guide book could handle. Rather than having to go through five different emails to see if we could find answers to our questions. Which most of our questions were not to be found in their emails. The email message after we arrived informed us to provide paper products such as toilet paper, toiletries, laundry soap, foil or parchment papers. Many of the basics we have grown to expect were not provided. We searched for a place with a ground floor bedroom. One guest was wheelchair bound. The only bedroom on ground floor had one closet packed completely with heavy box’s that we had to move in order to hang clothes. After Saturday there was a number to call if you needed information that required a message and no one returned our call. This was the first time we have experienced such issues. We think there must be a change in the property management agency and they are not guest oriented. The experience was truly unacceptable.
