A lovely traditional style apartment with The Shore Tramstop 200 yards away with direct access to City Centre & Airport !

A modern first floor apartment with a lovely high specification interior, consisting of;
Entrance hall, lounge/dining room & fireplace (room approx 5m x5m) also fully fitted kitchen with fridge/freezer & microwave & washing machine & coffee-maker (approx. 3m x 3m)

2 x double sized bedrooms, with 1 ensuite shower/ bathroom toilet. Both inc fitted wardrobes.
Bedroom 1 = 4m x 4m Double bed.
Bedroom 2 = 4m x 4m 2 beds / twin
Also 2 spare mattresses for 2 extra guests ?

Within 300m of 'The Shore' in Leith, with modern cafes, bars, bistros & restaurants - Tram to airport & Ocean Terminal Shopping Centre & Royal Yacht Brittania now built.

The famous Princes Street is within a 25 minute walk or a 5 minute tram or bus ride from easily accessible stop 200 yards. Cost to town £3 approx single or an all day pass is £ 5
From Prince's Street there is easy access to: Waverley Station, Castle, Royal Mile, Holyrood Palace, Museums & all tourist attractions & universities
This could be your ideal base for your holidays! - enjoy.....

Nearest local pub: The Bowlers Rest, a locals pub, full of friendly Leith people and with a choice of over 50 scotch whiskies ! is only 50 paces from the flat front door.(Edinburgh pub of the year 2016 & 2017)
Having said that, the flat, on the first floor is secure and quiet & lovely & warm !
To the front is a cobbled street (called setts in Scotland) & to the rear there are private gardens with private free permit parking for the flat available (no extra cost)
DO NOT PARK ON THE FRONT STREET WITH THE PERMIT - you will get a parking ticket - the parking permit is for our own PRIVATE GROUNDS TO THE REAR !!
Opposite the flat is Georgian Antiques with 4 floors of antiques - I bet you have never seen so many grandfather clocks in one place !(Antique dealer of the year GB 2016)
Behind that is Leith Links - where the game of Golf (or Kolf) was invented and there is still 9 holes to identify.
All of this is available to you......just go and join in and enjoy it !

Local and International Sport: Edinburgh is home to International Rugby Union in Scotland and games are played at Murrayfield stadium to the West side of Edinburgh city centre.

The flat has availability for rugby fans for the 3 weekends in November for the Autumn tests & for 6 Nations Rugby.

The owner is an avid rugby union fan & would be pleased to assist with bookings for games & possibly supply of tickets to bona fide & responsible fans.
Also there are 3 Edinburgh football teams, Hibernian (Hibs) based in Leith approx 1 mile from the flat and also Heart of Midlothian (Hearts) based in Gorgie near the rugby stadium - also nearby is FC.Edinburgh who play approx 1 mile away at Meadowbank Sports Stadium.

The flat was just as described. Short walk to the tram and easy to get Edinburgh and all the attractions. You don't need a vehicle for this location. Stuart was a wonderful host. Would stay here again.

Perfect location, away from the busy main area yet only a short tram ride to and from Princess Street with the extra bonus of having the tram on the doorstep. The accomodation had all that was required to make our stay perfect and Stuart the owner was very helpful and responded very quickly to any questions we had.

Overall happy with the property. Very easy to travel into the city centre - 5 minutes to the tram then 10-15 mins to Princes Street. Lovely park just down the road and lots of local amenities. Private parking available. Great communication from host Stuart before and during our stay

Overall, a very nice condo/townhouse, very modern, and clean. Check in process was a bit challenging since the nearby bar did not have keys for us to pickup, however the owner walked me through how to find the "emergency keys" stored in another location. Unfortunately, I had to go to the local convenient store to purchase toilet paper, shampoo/conditioner/body wash the morning after we arrived since the unit was very low on TP and did not have the shower items mentioned at all. However, very nice owner, nice location, walking distance to river and some really nice restaurants, pub, and public transportation. Not far from castle and downtown Edinburgh. Overall, a very nice VRBO. A bit pricey, however nice location and unit.

This property was wonderful! Perfectly clean, within walking distance to many pubs/restaurants, quick drive to Edinburgh/airport. Our family enjoyed our stay! The host was wonderful and easy to communicate with! A+!

Overall, Stuart’s flat was very nice. A bit dated but it was clean and it appeared as advertised. Stuart was very responsive to our questions and needs. When I say it could use some updating I mean the master suite mattress needs to be replaced, along with its sheets. Towels also could use some updating. But we felt safe in the unit. We loved staying in Leith. It was so fun to get to talk with locals at the pubs. The area doesn’t feel like a tourist area. So if you are going to Edinburgh, and don’t want to stay in the central city, Leith is the spot. We were about three blocks from the tram line. Easy on, easy off to downtown or even to the airport. Hop on and you’re there. We’d stay at Stuart’s place again. It just needs an update.
