ARRIVAL/DEPARTURE From 19th July to 30th August 2025 is on a SATURDAY ONLY. THE MINIMUM STAY DURING THIS PERIOD IS SEVEN NIGHTS. This is due to cleaning staff holidays. The rest of the year I am flexable.

As you can see from the photo's this is a relatively new build property 1985 If staying during a colder part of the year you can be assured of a warm welcome with a full gas central heating system (new boiler April 2020) and lashings of hot water. Welsh cottages and farm houses can be attractive but often a bit on the chilly side ! The estate on which the house is situated is very quiet and extremely safe its local nick-name is 'The Bank Managers Estate' need I say more ! (most residents are fifty plus or retired) a peaceful nights sleep is assured. It is a delight to sit out on a nice day (summer or winter) in the rear garden and just admire the ever changing view, it sure makes a change from bricks and morter if you are a 'townie', If you have more than one car, two can be parked on the drive more if need be on the road.
CYCLISTS - NEW - MOUNTAIN BIKING CENTRE OPEN - Ffestinog.
There are many well marked tracks in the area designed for mountain/BMX bikes go as fast as you like, hurtle down hills inches from trees,rocks,sheer drops,and get covered in mud ! The house has TWO hot electric showers and bath, the hospital is only ten miles away. Road cyclists this is beautiful North Wales go explore, Snowdon is a wonderful 30 mile round trip, a great day out and you pass a nice pub for lunch, look for the stage coach
PETROL HEADS.There are 4 x 4/days out driving courses (bring you own 4 x 4) go on, get your 'Asda off roader' muddy ! Quad Bike Riding, Off / On Road Buggies Tel 01492 876686(a road legal space frame machine with a rear engine, no bodywork, carries two, wet, muddy, numb, and cold, in complete discomfort, always with flies on the teeth , what more can anyone want) Race Track on Anglesea (as featured / used on Top Gear & 5th Gear) there is also Quad Biking and a Go - Cart track in the area
CLIMBERS - There are numerous Climbing Shops carrying a full range of 'everything' in Betws - Y - Coed and North Wales is very Mountainous
SPORTING ACTIVITIES - All outside/indoor sporting activities are catered for in the local area. There is a new sports center in the town and swimming pool.(I expect I will miss something off the following list).
INDOOR - Swimming, all 'ball' sports, tennis badminton football, squash ect rock climbing (indoor) keep fit classes, circuit training, weights, rowing/exercise machines, full gym activities
OUTDOOR-Crown Bowling in the town Gwydir park, Swimming in the River Conwy, there is a very nice stone 'beach' just up river from the Gwydir Park, (last water test it was grade A best quality).Rock climbing Mountain climbing/Walking,Cycling road and mountain/bmx
TREE TOPS high wire/Tree climbing adventures (vertigo suffers need NOT apply, but a great day out for the Mother - in - Law),has just installed a 60 ft swing seats six, two miles L.H.S. towards Betws - y - Coed. Go- Carting,Skiing (artificial)Taboggoning, Canoeing, Fishing (lake, river, and sea), Hiking, Quad Bike riding, I am sure there must be more ! If you wish I can even arrange for you to have a day out with a local falconer to go 'live' hunting
LOCAL ATTRACTIONS-You name it ! Castles, Mines (lead, slate, and copper). Zoo
Beaches,Walled Town (Conwy) with very nice river front area and marina, you can also walk the town walls. 'Victorian' Llandudno The Queen of Welsh Resorts (best sea side town 2015 in U.K.) makes for a great day out, full range of ALL TOP HIGH STREET SHOPS and Supermarkets,plus Designer and Boutique shopping, Pubs, Clubs, and Resturants, do not forget the Copper mine, and a pint / lunch in the Ski Slope bar, you can drive to the ski slope bar /car park but ask a 'local' it is hard to find The area caters for most needs, there is even a Dr Who museum at Llangollen.
CURRY-The Balti House Llanrwst is the Best in Wales in 2022
LLANRWST The town has a full range of shops and two large supermarket, there are Pubs, a Night Club, Welsh, English and Indian restaurants / four takeaway, (the chip shop in the town center has a new restaurnt and is highly recommended). Pizza, Kebab and Chinese Takeaways. Health food shop and highly specialised Deli's and wine shop.
STEAM TRAIN ENTHUSIASTS - The famous Blaenau Ffestiniog - Portmadog Steam railway now links with the West Highland railway to make a great day out, further afield (50 mins by car) there is another famous STEAM RAILWAY the Llangollen railway with full size engines. Betws - Y - Coed has a narrow guage railway and is well worth a look, the children (and big children) will love it. Last but not least do not forget the railway to the top of Snowdon.
FOR A PEACEFUL DAY OUT -
Llanrwst -The town itself has three cafe's there is a bistro cafe on the square, the pubs are varied and sell locally brewed 'real' ale and all other beers, largers, wine and spirits, but do not sell food (all proper pubs).There is also a re-furbished LLanrwst Club for a cheap pint (non members welcome) There is a lovely riverside walk down some steps near the bridge, walk to the end then across the carpark then back through the town, there are ancient alms houses and a very famous church St Grwsts to find and explore, plus much more. Last but not least Gwydir Castle over the bridge first left at the end (0.3 mile) then 100 yds L.H.Side it may look closed go through small door in gate and 'follow your nose' you are in for a big surprise !
Betws-Y-Coed (4 miles) is a fine destination, it is a picturesque village with riverside setting. Voted the Best Holiday Destination 2023.
Portmeirion (20miles) 'The Prisoner' T.V. Series was filmed here with Patrick Mc Goohan, a 'must see'
Beddgelert (20 miles) is a beautiful village in the heart of Snowdonia, it is a the meeting place of two rivers and a great place for a walk see if you can find 'Gellerts' grave. It has all you need for a full day including restaurants / pubs for lunch and tea rooms etc.

Llandudno (15 miles) Queen of the Welsh Resorts has everything you need for a full and comprehensive day out. Too much to list but here are a few.All high street stores and banks, beaches, tramway to the top of the Great Orme, good pubs, cafe's and restaurants the chip shop next to the NationWide Building Society is well worth a visit
Shell Island (40 miles) makes for a wonderful day out for dogs.
WET WEATHER DAYS- ZIP WORLD Go below at Blenau Ffestiniog trampoline experience.
The slate mine at Blenau Ffestiniog (14 miles) makes for a wonderful experience, as soon as you decend on the narrow track railway you understand how dangerous it was all those years ago. Be prepared for a 'eye opener' of a day, just before Ffestiniog as you go down the hill on the left hand side The copper mine at Llandudno (15 miles) was only discovered some twenty years ago and is still being excavated but it is unique and well worth a visit It seems hard to believe that traders sailed in open boats from the Mediterranean a thousand plus years ago to buy copper from the Great Orm Llandudno, it was the largest copper mine in the known world.
There is also a slate mine near Bedgelet, (15 miles) 2 miles before the village on the left hand side. info on table.

Our family of 7 - Parents, grandparents and 3 children age 10, 5 & 2 stayed at 15 Parc yr Eryr from 23rd to 28th August (inc.) 2022. The house was comfortable and suited our needs very well. The garden was a delight for the children. The house was on a beautiful estate set in a wonderfully tranquil and peaceful area overlooking fields, forest, river with an occasional train in the distance, and within a short walking distance of the centre of Llanrwst with its shops, pubs and cafes. The Virginia creeper covered historical Tu Hwnt i'r Bont Cafe near the river was lovely for lunch or afternoon tea on a bright sunny summer's day. Some attractions within a short driving distances are Bettws y Coed, Conway Castle & Llandudno - (for the beach) . The Water Gardens and Dutch Pancake House with lovely lakes & nature walks on the Rowen Road was a lucky find. The Woollen Mill at Trefriw and Llechwedd Slate quarry in Ffestiniog were of great interest as was The Snowdonia Adventure Centre in Dolgarrog with it many activities for children of all ages plus adults. The house is very central for exploring this most interesting area.

Half term break
Great location, children aged 10 and 12, loved bounce below,. We also took them to tree toppers and roller coaster, just a couple of miles away.
Len was at the property to greet us on arrival, to explain everything to us and any questions we may have.
We would definitely go back.

Great stay
The property is a real home from home. The weather wasn't great but the house was warm and cosy and equipped with everything we could ever imagine. The beds were comfortable and the host was super attentive to make sure we had everything we need.
The location is good, some great walks along the river, especially good if you have a dog that likes to swim!
We'll definitely stay again next time we visit Snowdonia.

A great find so close to everything Snowdonia has to offer. Len was very helpful and a good communicator. Lovely neighbour next door and whole family very much enjoyed their stay.

Good base for North Wales
This property is spacious and caters well for a family with its three bedrooms and washing/toilet areas. For us sitting in the garden with distant views of woods, was great. Easy access to shops in Llanryst where there are riverside walks and a childrens play area. House is a good base for exploring places and activities in North Wales. Very helpful owner, Len. We hope to return another time

Long weekend break
Lovely break at this house in Llanrwst, great base for exploring the local area. Lovely spacious house with everything you need, only downside was the bbq wasn’t clean to use in the nice weather and the beds and pillows weren’t the comfiest but do-able for just a weekend. Experience would have been made easier if there had been a key lock box on the outside of the house instead of having to wait for the owner. Overall a good stay and would consider going back.

Superb
This house was perfect for our family. It was very clean, comfy and homey. Len was extremely attentive, helpful when it came to finding things to do and friendly. I would recommend staying here. As a bonus, the neighborhood children played with our kids in the downtime. A must stay with children.

This was a lovely older home that was well laid out for our needs, although we were out most of the time. We would have preferred less carpet but understand people rent what they have. We would stay here again in a heartbeat. Thanks for all the activity suggestions.....

Great accommodations for the whole family
The property was very good, everything we needed for 6 was there. Len was very helpful for our arrival since we were late. Nearby attractions ( castles) , kept us busy and we had a very relaxing place at the end of the day. Recommend this place to anyone's looking for a relaxing and spacious home.

6 people, 3 generations and a little dog
First time in Wales and really enjoyed our stay. Close to all North Wales has to offer, including the lovely town of Llanrwst with local shops restaurants and welcoming public houses. The booking process was easy and Len most helpful, and we hope to come to Wales again in the near future.

Pet Friendly Snowdonia Getaway
Great place close to lots of amazing outdoor adventures. Cute town.
House is as advertised. Great spot for 7 of us (4 adults, 3 kids) plus two dogs to use for all Snowdonia has to offer.
Len (the owner) is very receptive and helpful. He even had a great recommendation for us when our tyre was flat after a long road trip to Wales.
We would definitely stay there again.

Central location in Northern Wales
The location of this house is great. It is within walking distance to the town and driving distance to many attractions in northern Wales. The host, Len, was very responsive and gave great recommendations and directions.
We were a large group and managed with the one shower (but 3 bathrooms); Len is planning to put in another shower this fall which will be helpful for other larger groups in the future.
We are grateful the carpets had been cleaned but as a result there was a strong residual odor. We would have preferred other flooring than carpet in the bathrooms and kitchen. The living room furniture is tired but the beds are comfy.

Comfortable home in a lovely little village
We stayed at Len and Jan's home in Llanrwst for two months starting in November 2014 and had an absolutely brilliant time. The house had everything we needed and plenty of space for our family with three kids. We were even able to receive some family visitors with space to spare—the house really opened up nicely and we were comfortable throughout.
The property is impossible to describe with the Gwydir forest, Conwy River, and the Snowdonia mountains, all looming just outside the backyard. Closer to the back fence, the daily meandering of sheep, bleating and munching grass (rain or shine), was incredibly peaceful. The grey weather outside never affected us indoors, as the central heat and little fireplace in the living room were more than enough to keep the cold away.
Day trips to Llandudno, Conwy, Betws-y-Coed, Porthmadog, Bangor, and Caernarfon are all extremely easy from the property. Even a nice walk to Betws-y-Coed (about 4 miles) or Trefriw (about 2 miles) is easy from this well-positioned property. And even in two months without a car, we barely scratched the surface of the amazing, gorgeous walks in the North Wales area.
As for Len and Jan, they were incredibly accommodating for our family. From bringing their welsh spaniel to come play with my young children to finding a coffee pot for us Americans accustomed to morning coffee to giving us a ride to the train station when it was time for us to leave, they met every need and then some. We couldn't have asked for better hosts.
It's off the beaten path, but you couldn't do better than spending some time in this peaceful, lovely area. And this is the house in which to do it—you just might love it as much as we did!

Lovely, Quiet, Spacious Home in a Great Location
This large home in Llanrwst was perfect for our visit to Snowdonia and
Northern Wales. Our hosts Jan and Len were friendly, helpful, and easy
to work with. Emailing information was simple and much appreciated.
The home has a lovely large kitchen and a spacious living area. Nice
bedrooms and bathrooms upstairs. Plenty of closet space. Big back yard. Great location for exploring the area and Snowdonia National Park. Easy walk into Llanrwst and pubs, restaurants, and the computers to check email at the library. The nearby Trefriw Woolen Mills with its lovely large shop, museum, and inexpensive café is a real treat. Castles at Conwy and Caernarfon are amazing, as is the drive from Betws-y-Coed
to Llanberis - beautiful scenery! The Honey Shop at Llanberis is delightful. From Llanberis we drove on to Caernarfon, Criccieth, Porthmadog, Blaenau Ffestiniog, and back to Betws-y-Coed, and back home to llanwrst - a wonderful drive. Friendly people everywhere. Lovely house in a peaceful setting
We found 'Eagles View' to be the perfect base for exploring Snowdonia and the towns of North Wales. It is located in a peaceful street with lovely views from the back, just a short walk into town, and was tidy and well-maintained. The kitchen was well-equipped with a good supermarket in town (Co-Op) from which to buy supplies. The owner responded to email queries promptly (thanks Len!). We would stay here again and would definitely recommend to family and friends.

Outstanding in every way
I went to this cottage with my 3 kids (8,6 and 2 yrs ),my husband and sister. We had a very comfortable stay. The cottage was very cosy and we found everything we could hope for ...actually more. The kitchen was very well equipped, selection of games and DVDs was wonderful and suited all age groups. The view was really outstanding from lounge and bedroom windows. It was just a half hours drive from Llandudno. A very good store ('Cooperative') was just 2 min drive from the cottage. Len and Jan were very cooperative and nice. We called Jan only 10 min before our arrival and even then she was there before us. We will definitely go there again.

Short Term Winter Let
I stayed in this property for ten weeks over the Winter period while working in the area and it was perfect. The house was warm, clean and had everything that was needed. The surrounding area is beautiful and I look forward to returning. Definately recomended.

Cosy holiday accommodation
My sister and I stayed with my mother for her 60th birthday weekend away. Cottage very warm and cosy. Very spacious and comfortable rooms. Len and Jan very helpful. We would definitely rent again.

recent stay
My wife and I just recently stayed at this fabulous detached house for the Bank holiday. We found the place very clean and everything to hand. The views to the rear are stunning and peace and quiet abundant. Just a mere 20 Minutes by car to the coastal resorts makes this property an ideal location to enjoy all that Wales has to offer and retire of an evening for a peaceful nights sleep. We will certainly book again and highly recommend it. Thanks to Jan and Len we will see you again.

My wife and I stayed for a week with our two grandsons. The house was perfect with a fantastic view and a fair sized garden essential for two active under 9s. It had everything we needed for the stay and was well appointed with cooking washing and bathing facilities.
My wife and I already know the area extremely well and we could n't have chosen a location better suited for access to Llanrwst Town and on the main roads for starting trips into Snowdonia, Cardigan Bay and the North Wales Coast. We had an excellent day out to Portmerion and Cricceth and other trips included Conwwy Castle, Llandudno and the Llanberis Pass.
Closer to base was the Swimming Pool, shops and pubs in the Town and river walks across the Inigo Jones Bridge all just a ten minute walk. Betws Y Coed was just 10 minutes by car and a couple of trips to Llangernyw (about 20 minutes by car) for great value pub meals.
Jan met us on arrival and called in the week to see if we needed anything. We did n't but her interest was appreciated.
We enjoyed our stay and it is not if but when we will go again. I can thoroughly recommend a stay here.
