While the home itself is quite nice, you should be aware that the pool and clothes dryer are non-functional. The pool was disgusting and the filter clearly had not run for some time. I contacted the management company 4 times and nothing was done. This was very disappointing as the pictures show a beautiful pool and we rented in the middle of summer.
Overall it seemed the outside of the property had not been taken care of for a few months.
You should also know that your view of the lake is blocked by several cranes and loud construction is happening from 7am - 9pm. I know the property owners cannot control this, but future renters should know.

We arrived in early June for a week's stay at Villa San Michele. The villa easily accommodated 9 for the stay with the large property. The kitchen accommodated a chef for the week and had all the kitchen equipment needed to cook for a large group. The pool was chilly but, on warm days, very refreshing. As others have mentioned, the property has many stairs, which were challenging for our older guests, but they could stay in the main building, eliminating the need to walk up and down stairs. Any questions we had for the property management we were able to communicate and have answers very quickly. We happily recommend a stay at the Villa for all groups.

This villa is paradise. We had eight people and the bedrooms and accommodations are spread out and planned so well that there were both privacy for each to have their own bedroom and multiple areas, both indoor and out, to be together.
The kitchen was sufficient for two chefs to come and make dinner one evening with some of us helping prepare some of the meal. There is a fabulous eating area outside that is protected from the elements and has a wonderful ambience. We had multiple long dinners there and also coffee in the morning.
The pool was delightful. The terrace on the roof of the building situated at the top of the property gave fantastic views and was great for a couple of cocktail hours.
The road up to the villa from the main road is definitely a Hill, but it curves around and was not too much for anyone in our group. The steepest hill was the driveway itself, and while it could be challenging for someone who is not in shape at all, it should not be a problem for anyone who gets any kind of regular exercise like walking.
We were glad to have easy access to the ferry over to Bellagio and some of the other towns, but not be in the midst of all of the tourists.
The views from the Villa continuously take one’s breath away. Unfortunately, there is construction occurring down the hill that requires a big crane. The only negative about our stay was having that crane in our line of sight every time we looked north. The overall beauty carried the day, however.

The views are stunning. The property is large and well maintained. It is the perfect set up for large family or multi family stay. The kitchen is well setup and there is a large indoor dining and a large outdoor dining area. We cooked many large meals there in the evenings. There are three separate living areas and the Villa bedrooms are in two separate areas, so we had four groups of our family and everyone had bedrooms and privacy. You never felt crowded. You can walk to restaurants, family owned grocery, coffee shops and the ferry stops. We did not have a car and we did not need it, with one caveat. You need to be fit and not have accessibility issues. It is stairs and hills to go anywhere. About 120 stairs from pool area at bottom of villa to Hermitage deck at the top of the Villa.
The location is stunning. The support staff was great. No one will ever forget our stay there.

Beautiful view of Bellagio and Lake Como. The walk to town and the driveway were very steep and difficult for older people and kids. There were also lots a steps once you get to the driveway...this was a challenge for my 80 year old parents. All bedding needs to be upgraded, mattress, pillows, sheets , blankets etc.Kitchen had almost everything we needed and the town was close with a charming market. Yard was big and lovely. Many ares to sit and enjoy the view and weather.

A great villa in a great location! The villa is about a 10-minute drive from Menaggio which is a great base location to enjoy Lake Como. The villa was modern and very clean with plenty of bathrooms for guests. The two bedrooms on the bottom level don't get as much natural light as the top floor but are still very spacious and nice. The view is spectacular and the two patios allow you to really enjoy it any time of the day. We really enjoyed our late afternoons on the upper patio since the sun was on the other side of the lake so it was nice and cool where we were sitting. There is a small market in town along with several restaurants (our favorite was Restaurante Pizzeria in the main square) and gelato shops. The ferry is only a 5 minute walk from the main square where there is a lot of parking available.

This is one of the best houses ever!! We had a group of 13 and had plenty of space. 7 kids all 12 and over, and this was perfect. Every place you look has stunning views- especially if you make the trek to the very top of the little casita at the top of the property. (I will add- that if you have limited mobility- this will be a very difficult house for you to maneuver in. ) I can't even imagine how many pictures I have taken from all over the property. It's built up the hillside, so you have very different views from all over the place. The pool was very fun for the kids (too cold for me in early June) but they loved it. We had pouring rain a couple of days and the house came with a few umbrellas which were very appreciated. There is also a ping pong table that the kids enjoyed in the evenings. Our biggest problem was choosing which veranda to have our coffee on!! Happy Holidays had A bottle of Prosecco, milk, Nescafe' coffee, tea, and a package of croissants sitting out for our arrival. That was incredibly helpful to get us started. Now, let me tell you about the location- if there was an option for a 6th star, the location would get it!! The home sits above the Hotel Brittanica- which happens to be the very first hotel established on Lake Como. So the little town of Cadenabbia is right below us with a ferry that goes regularly to Bellagio. You can basically get anywhere on the lake from Bellagio. The best deal is to buy the all day pass for the ferry- then just hop around the towns. It's an easy walk down the hill to the ferry (back up the hill and stairs..... little harder!) close to the bottom of the road is a small store- it has just about everything you need. Very convenient. Also- the house is very well equipped. The beds are comfortable. A/C in almost every bedroom (the temp really drops at night, so that wasn't an issue), plenty of cups, plates, etc. large dining table and outside dining area. The furniture is a tad on the older side, but very comfortable. But rave reviews for the functionality and location of this property. We hope to come back again soon!!!”
