Room was very clean, also the size was OK. Parking is very big and you will always have space to park it in front of the hotel.

There was no AC or central ventilation in room (outside was 35), in room was only one small ventilator but it was too hot to even sleep. They charged me the parking (12€/day), without warning or any sign on Booking that there will be charge. The breakfast was bad and very humble (without eggs, meet,… just some small bread and few things). They charge breakfast 14,50€/day no matter if you go or not. I tried to talk with them about my second breakfast to not charge me, they were kind of rude and say “we don’t care, it’s nothing we can do, it’s like it is”. I would not recommend this hotel, you have much better hotels in range of 5km (I stayed here just for a test to see, but now I know it was a mistake). Outside hotel (in hotel facilities) there was group of people who were drinking and having fun, they were also very loud, additional reason for not sleeping (hotel didn’t say anything, not even apologize to me).

Contact with the reception and good breakfast. It was very nice that we could check-in late in the evening.

The room should have been a lot cleaner, e.g. dirty stains on walls and carpet (looked like stuff you find in rooms that you can rent per hour…), toothpaste and hair of previous guests in the bathroom. For a self proclaimed boutique hotel I would expect more.

Walking distance train station Hulb. For me as business traveler a big pro.

No cons here. Maybe the only one that it's located in an industrial area, depending on what kind of traveler you are. However, when sleeping you won't notice.
