Property is very nice, beautiful view, plenty of water to play in. We loved the huge deck in back.

Back porch is a great family area. Sandy beach was very family friendly. Grass was 5 inches tall in the back area with huge crop of mature sticker burrs. But we notified the management and they had a crew out the next morning. Sticker burrs were a real hazard with the kids having to be carried through that portion of the lawn. Need to mow more frequently to avoid the issue. All in all a great weekend!

The house and location were as described, and the loft was great for the kids. Enough room to spread out. It was very nice. However, we checked in on Friday. The grass in back where we planned to play lawn games was not mowed and extremely tall and thick. You would have thought they would have made arrangements to have the lawn mowed the morning of check-in. This is not a cheap rental and the tall grass and sprinklers running for hours each morning were definitely an inconvenience. The lower yard was full of stickers, which they do mention, one would think that could be treated to kill off the stickers and give you more room for outside activities. Overall it was a nice place to gather with family.

Wonderful time at a wonderful home!

Spacious, beautiful and very relaxing. We had 4 couples (8 adults) and 4 children and it was comfortable for everybody. It’s a bit far from where we live but besides distance we would definitely stay again!

We all arrived at different times from Port Arthur, Houston and Austin. The area didn’t look that great at night but in the morning we loved the views! Seeing the deer and watching our young adults kayaking were high lights. The kitchen was well stocked with everything we needed to prepare our meals. All of the bedrooms were great especially the 5th one upstairs. It was perfect for our young adult children! We definitely want to return to this property.

This property is huge and gorgeous! Everything is as the photos shows and the kitchen goes above and beyond. We spent so much time on the back patio cooking and playing the games provided. The home is spacious and open floor and plan. The location is ideal and a short drive to larger towns. We enjoyed our stay tremendously!

Overall satisfied, not happy with the so called 5th bedroom.

We thoroughly enjoyed our stay at this lake house. The view from the back patio was amazing! We spent so much time out there and ate every meal out there. Would definitely rent this place again.

We had 6 kids and 6 adults and the house was perfect. The kiddos spent all day at the beach burning up their energy. They spent the evening watching a movie in the upstairs bedroom/play area while the adults hung out downstairs. We would defiantly go again.

The house clean, organized, and actually larger than expected. The back patio (the main reason we booked the house) was better than expected, and where we spent the majority of our time. The property is beautiful, with great, private access to the water.

This home is spacious, clean, and beautifully furnished. The property is right on the water, with a beautiful private beach area. The outdoor kitchen and deck area is incredible. This was a relaxing getaway for our family. We hope to come back again.

We had a lovely time. There were family members of all ages and no one was disappointed. The house had lots of room and the patio was amazing. We had s’mores one night around the fire pit and gazed at the stars. The H‑E‑B grocery store was super convenient. We had dinner at Boattown Burger Bar and sat outside admiring the beautiful water and watching the kids play. The Llano River has always been special to me and it didn’t disappoint me this time either. The water was wonderful and the sandy river bottom was the best. We loved the paddle boards and kayaks. They were lots of fun. My husband said he wants to return next year. Sounds good to me!!

We had a group of 8, which included two teenagers and this property was perfect for all of us. The porch is where we spend most of our time and it was fabulous.. There was a TV and outdoor kitchen, which was great for hanging out at night. The rooms were spacious and the house was much bigger in person. It was so nice to have a private beach area and the walk from the house wasn't bad at all. We will absolutely be booking this property again, it's our new go-to!

Well we were amazed at this property! If your looking for beach front property without the crowd this is it! The upstairs area for the kids was on point! From the bunk beds to the queen size bed...even sleeper sofa if you needed it. The water was not deep just right for kids ! You need a getaway...highly recommend!! Big enough so everyone can enjoy!! This place was great and spacious. It was very well stocked with everything you might need. Updating the 3rd bathroom is really all that is needed.

A group of us had our annual get together here over the weekend and it was great! There was plenty of room for 9 of us and the house is spacious with plenty of space. We were lucky with the weather and spent most of the time out on the back patio. Great set up for a group or family! Easy access to the lake and there is also a grocery store 5 minutes away!

This home is spacious, clean, and beautifully furnished. The property is right on the water, with a beautiful private beach area. We used the owner's kayaks out on the water. The outdoor kitchen and deck area is incredible. This home has everything, inside and out. Such a relaxing getaway for our family. We hope to come back again.

We had an excellent time! The house is much larger than the pictures make it look. The outdoor patio is AMAZING! We had all the things that we needed as it was well stocked and maintained. My only caution is to bring water shoes or flip flops because the lawn has a ton of stickers and there is construction near the home. They did not bother us though!

I was hesitant to write a review, as I wanted to keep this place a secret. But, the owners have made it so great, that I feel it is only proper for me to share it with everyone! As my 3 yo daughter kept saying, "I want to stay here forever" when she walked along the sand, and collected shells and rocks, and went swimming in the water. This place is absolutely fantastic; the out door kitchen, and master bathroom, patio were amazing! My husband has always preferred hotels, but with the pandemic, he has agreed to VRBOs, and even he was impressed by this wonderful house! Fully equipped, and very welcoming!The host was amazing, so easy to keep in touch with, (we forgot our 3 yo's blanket and it was sent back to us so easily!). The dryer did not work well, but the host responded immediately; and we were only there for a short time so did not bother us at all. I am pretty sure it is fixed/working by now as the host is on top of everything! You literally only need to bring beach towels and shade (we brought our umbrella) here. Everything is pretty much there, with some bonus features (Attachable high chairs, books for the kids to read; shower to wash off, and a separate one for feet as well as a hose and a beach wagon). After reading reviews, and the host letting us know about zebra mussels, we all had water shoes and so were not too bothered by the burrs when walking down the lake. my 3 yo at the end was, but loved the water, shells and stones that burs were always forgotten quickly. Very quiet and private, we saw maybe 3 to 4 families, and far off; there are boats going by, but create nice waves when in the water. Water toys were wonderful to have; made use of the kayaks and life jackets neatly hung up in the storage area next to the outdoor shower area. It really felt like a vacation somewhere different, and allowed us to forget about the pandemic for a little bit as well. Our 3 year old and 17 month old had a blast; played in the sand and water. Definitely felt like a beach vacation. We will definitely be planning on coming back, and have already told our friends and family about this place!

We stayed here for my moms 65th birthday weekend and had a great time! The location was awesome, beach front was great for the little kids and HEB was less then 10 minutes away.

Great house with tons of space and completely stocked with pots/pans, dishes and flatware and more! The patio remodel was on point!

Truly enjoyed our stay at Packsaddle Paradise. Our family enjoyed the water & appreciated access to the Kayak/Canoe. The outside patio with TV was amazing. That area made all the difference.

We loved Packsaddle Paradise. We had everything we needed and more. The back deck and outdoor kitchen are fantastic. The beach was clean and quiet and the kids loved the swimming. Can’t miss for sure!

This is our second year staying here and our first with the new patio out back. What an environment to relax and enjoy the views!We went with two other young families. Kids ranged from 7-2. They loved the beach and shallow entry to the river. They played and played while the parents enjoyed some cocktails and sun bathing. The house is perfect because we can separate the kids in the loft upstairs and the parents can all have their own bedrooms. The patio is perfect because it rained one day but we all sat outside and enjoyed it!All of the TV’s have ROKU so it was easy logging onto our Disney and Prime apps for TV when we needed it. Kingsland is such a great little town to frequent for groceries at the HEB, breakfast tacos and boat rentals. There is a new house being built next door but no one was there during our visit so it didn’t bother us but I can imagine it would be an issue if there is a lot of activity while you’re trying to relax on the patio. Overall it was fantastic ans we’ll be back.

the property itself is nice, the view is amazing. the water looks better In pictures. Not sure if the water was murky because it had been raining or because that's just how it is. In the picture the water looks almost crystal clear, that was disappointing. The trip would have been more relaxing if we didn't have to worry about making sure we didn't break any rules as far as keeping the place clean, some of the rules seem off. I mean if cleaning crew will be arriving promptly after guests leave, why would guests have to worry about being fined a few hundred dollars for not breaking down boxes, throwing out trash, making sure towels are in the laundry room. Instead of spending the last morning enjoying the home and scenery we were too busy trying to make sure we wouldn't get charged for small things. won't be staying here again nor recommending to anyone in my circle of contacts.

We had a great time! The view of the water with hills behind them is beautiful. Our kids and adults were able to kayak and play! The neighbors were kind and the house worked well.
