I feel like by sharing my experiences everyone will want to stay here and it won’t be available for a future stay! This house was an absolute DREAM, and had everything you could possibly think of. The kitchen is spectacular and the upstairs is a great gathering place for families and friends. The views are nothing short of stunning. Sandy and Bernie are A+++ hosts who were friendly, responsive, and so very thoughtful in the way they had everything covered. By far the best rental we’ve had in RI.

We had a truly wonderful week. We had a wedding on Saturday and we were able to check in earlier, which was a lifesaver!! I highly recommend this house! We were a family of six and a two year old. The outside decks were greatly appreciated!

This is our second stay in this beautiful home. It has a wonderful view of Green Hill Pond and is a short car ride to a very nice beach and play ground. This home was perfect for our family to spread out in or enjoy each others company in either of the 2 spacious family room areas. With an inverted floor design, we were able to fully appreciate the views from the 3rd level living area or deck. The very private neighborhood was a big plus. Much kudos to the owners who were very gracious and accommodating.

We had such a wonderful time! Can't say enough good things about their home. Their house is great for a group! We had 6 adults and our dog. And 4 other folks come over for a full day and dinner. The pictures dont do this house justice. The ceilings are high, rooms are bigger than the photos show. There is a ton of light. Among the group we have all stayed in many VRBO/ ABnB homes and this was one of the best ones. We were there in December and so our guess is in summer it would be even more magical. Sandy is an amazing host and answers all questions quickly. The home is ready for folks to get there, relax, have space and enjoy. It was a PLEASURE staying there! On a scale of 1 to 10 --- we would give it a 15!!

This is the best short term rental we've ever had, hands down. The pictures don't do this incredible, luxurious home justice. We had fabulous views and more than enough room for everyone to spread out inside or outside in comfort. Lots of places say they have everything you need but we've learned to pack extra just in case>> but this house had everything from band aids to cooking spray to boogie boards to a really great library. The elevator made it possible for our elderly aunt to join us, which made the family gathering extra special.

My family and I had an amazing time at this house which was even more beautiful, comfortable, clean, and spacious than we expected. Communication with the host before and during our stay was seamless and she kindly answered several questions I had about the house before our stay. My family of four shared the house with my brother’s family and we had plenty of space for everyone including the three young kids. We were also pleasantly surprised by the two office spaces which allowed for working remotely very comfortably when needed. The elevator is convenient and made loading/unloading bags a breeze. The kitchen is well stocked and very spacious so we were able to make some great meals. Huge decks and large windows provide beautiful pond views. The house is a short drive from many great beaches and other activities. We have zero complaints and definitely plan to be back in the future!

This is the second time that we have been to this lovely home. The views are beautiful and the combination of indoor and outdoor spaces is wonderful.

Our family had the best time here! The house is even more beautiful than the photos, very spacious. Enjoyed coffee on the deck every morning with the spectacular view of the salt pond. The kitchen was well equipped and we cooked a few times but also got carryout seafood a couple nights. Visited the bakery and ice cream shop down the road and took trips to Newport and Mystic. The home is very peaceful and private, it was perfect for our family of six adults and a baby. We used the provided beach passes a few times, and had fun kayaking on the pond. Sandy, the owner, was very responsive and helpful before and during the trip. We would love to come back to this amazing vacation home!

This house is even more beautiful in person!! Plenty of room and privacy for my husband and I, my parents and our three children. The view is spectacular and so peaceful as it overlooks a picturesque inlet. We cooked a lot in the beautiful kitchen and hung out on the deck. Plenty of beaches around to choose from and ice cream places! We walked down to the bakery a couple of mornings and visited the lavender farm that is close by. Sandra was quick to reply to some questions before we arrived and very pleasant. Once we got there we had everything we needed and check in was a breeze. It was one of our best vacations!!

The property was even better than we expected! We stayed over Thanksgiving and loved the views over the pond, two comfortable living rooms for family to spread out and large dining table. The kitchen was extremely well stocked with everything you could need and the knives were sharp (very rare in a rental!). There were two separate offices which made work from home easier for the adults and plenty of games for the kids. We would definitely book this place again. Thanks Sandy for all your help to make this a successful family holiday!

The home was beautiful and could accommodate large families. The host was pleasant, responsive and easy to get in touch with. The property had everything you could want for good weather fun. It’s easily accessible and close to all great destinations. This is all true except if the weather turns where you could be without power as there is no generator and power lines are known to cause outages which they did for the first few nights of our stay. So if you book, do so during the months when storms or other weather variables are not likely.

We had a wonderful vacation in this lovely home with our extended family: 5 adults and 3 children ages 3 - 13. There was plenty of room for everyone to spread out, and the house had every convenience you could imagine. We especially enjoyed the beach passes to the South Kingston Town Beach, the boat dock, the elevator (wonderful convenience for luggage, groceries and seniors!), the views from the deck, and the amazing kitchen. It was our first time vacationing in South Kingston, and we can’t wait to come back!

This house is not your typical rental, it is fully equipped with everything you could possibly want. My favorite part about this house is the view. Sunrises were absolutely spectacular, I found myself getting up early every morning to sit with a cup of coffee on the outside deck and just enjoy the view. Our family loved being on the pond where they could take the kayaks and the canoe out. Lots of room for kids to spread out, a short drive to beautiful beaches, lots of nice restaurants to choose from especially if you enjoy seafood. The kitchen is huge so if you like cooking at home which we did often, you are lacking for nothing. Any issues with the house were handled promptly by the owner who is very attentive and helpful. We spent a wonderful two weeks with our children and grandchildren and captured memories to last a lifetime. Thank you Sandra and Bernie for sharing your home. Susan and Alan

We were with our daughters and their families. The lay out of the house was perfect. Our daughters and their families were on the lower level. While my husband and I were in the master on the third floor. There was plenty of space for all. The location was great although the jelly fish kept our grandchildren from Kayaking over to the barrier beach due to fear of getting stung. But they enjoyed the beach and the lake at Burlingham State park for swimming and paddle boarding. The South Kingstown beach was great for wave jumping. Your suggesting were very helpful. Thank you for providing such s wonderful location for a vacation with our daughters and grandchildren. We all had a great time.

We really enjoyed our week at this gorgeous home in Green Hill! The house was spacious, clean, and cozy! We loved that the kids could hang downstairs in the living room and the adults had plenty of room upstairs. We enjoyed the dock and canoeing on the lake! It was so peaceful! The owner was also fast to respond to any question we had. We had a great time!!!! I highly recommend this home for your stay!

This lovely home was everything our family of seven; grandparents, kids and grandkids, as well as visiting friends, needed for a very nice time at the Rhode Island shore. There was plenty of space for us to spread out, the top-level deck had a great view looking out over Green Hill Pond and was a wonderful place to enjoy the evening with a cocktail in hand. The location was well-situated between Narragansett and Watch Hill, and Newport was not a long drive away. While we didn’t use all of the amenities provided, everything mentioned in the VRBO listing was there if we had wanted to and we didn’t lack for anything for any activity we did want to pursue. We even had a cozy family movie night with the seven of us in the entertainment room our last day there. There were only two circumstances that marred an otherwise perfect week for us. The first was a less than thorough cleaning of one second floor bathroom where plentiful hair was found in the shower. The second, for those who saw the enticing pictures of the pond and dock, and who might want to consider a swim there, was finding out that there were advisories against doing so due to consistent high levels of bacteria. So, enjoy the kayaking and canoeing but use the vehicle beach passes provided for your swimming. We were comfortable giving this property a five-star rating, but would have considered a 4 ½ due to those two shortcomings.

A group of friends & family stayed here for a week in June 2021. The property is beautiful and in a great location for a relaxing get away. The owner is very nice and accommodating. We enjoyed coffee on the beautiful deck, exploring nearby beaches and wildlife refuges. Very close to a wonderful bakery and fruit/veggie stand. Would highly recommend!

This property was amazing. It was truly a beautiful escape. The balcony views from both second and third levels of the water are just stunning. It was so peaceful and quiet. The chefs kitchen was so spacious! We had everything we needed to cook fantastic meals on a daily basis. The elevator was an added bonus which was very helpful for myself with some limited mobility as well as for transporting luggage and groceries from the garage to the third level. Sandra was also an excellent host as she communicated very quickly if I had a question. It was perfect!

The home is beautiful. It was quite large with 4 bedrooms and 3.5 baths. The two living rooms are open areas with a wrap around deck. Every room has an entrance/door. The owner is accommodating and flexible. She allowed us to enter early because we were arriving on Christmas Eve and needed to decorate. She allowed us to vacate the property quite late as we wanted to leave the home as nice as we found it and took our time cleaning and exiting. The owner responds immediately to any questions or concerns. Again, this home is magnificent and even includes an elevator. I can't imagine what it is like to be there in warmer weather to enjoy the decks (2 levels) and just sit outside and see the view. There is a river a short walk away and I would have loved to have been able to kayak and boat on it. I cannot say enough about this magnificent property and the owner. On a scale of 1 to 10, I give it an 11. Vrbo continues to deliver, what you see is exactly what you get. I have not been disappointed with any of my Vrbo rentals. Thank you all so very much.

Pandemic & quarantine times have been hard for all and I rented this beautiful space to give my mom a change of scenery since she's been stuck at home alone. Sandra was calming, reassuring, and great to communicate with. The house was very clean, with sanitizer and supplies everywhere. The house is also very beautiful! The kitchen was incredible. and we could get out for walks and social distance very well due to the beautiful spacy area that the house is located in. I would go back here in a heart beat! Walmart and other grocery stores are a short drive away if you need. there's a beach a 10 min drive away and other nice nature walks.

Beautiful house and great location! Easy access to a private beach by boat and also passes to the town beach. Kayaking on the pond was wonderful. The house was very spacious with a quiet living room and then a tv in the downstairs living room where the kids could enjoy playing games or watch movies. It was a very relaxing vacation and we are missing the beautiful views of the pond already!

This is our second time renting this property, and once again we were delighted by this lovely home in such a serene setting. The house was well-equipped, family-friendly, and the owner was extraordinarily responsive to our needs. The private beach, accessible by canoe/kayaks provided by the owner, was beautiful.

This was a wonderful place to stay, especially during these challenging times. If you did not feel like going to the public beaches, there was a private beach accessible by canoe/kayak. The house is stunning with absolutely beautiful views. It has a combination of areas to enjoy - separate places for a little privacy as well as well ventilated larger spaces to congregate. It really did not feel like a rental, it felt more like a home. The owner was extremely responsive and worked with us to ensure flexibility in terms of our deposit - this was at a time when it was not clear whether we'd have to quarantine for 2 weeks. We highly recommend this home.

We’ve been coming to this area for several years so know what’s available in term of rentals. This is one of the best ones! The owners have thought of everything with this house. Two comfortable floors of living space, spacious kitchen to make meals, and best of all, a dock for kayaks to go out to the private beach across the pond. In light of COVID, there was extra hand sanitizer, masks, gloves and disinfectant provided for us to use during the week.

House is amazing. Location is amazing. Cleanliness and organization is amazing. We didn't want to leave!

We loved renting off season, the view was great, the area was quiet. We played lots of games on the giant table. The double island kitchen was terrific, roomy and well equipped. We had lots of cooks in the kitchen. Overall a wonderfully restful time to ring in the new year.....we never even turned on the TV. Lovely owners, very accommodating.

Our family had a wonderful Thanksgiving at Sandra's house. The view from the house is lovely and there are so many ways to see it - from the third floor living room, from the third floor deck, from the fourth level look-out, from the kitchen/dining room, from the third floor master bedroom, from the second floor master bedroom, from the second floor living room. You get the idea. The kitchen is well equiped. The beds are comfortable. Have to work a little bit? Each master bedroom has a study. Perfect for family to be together - or have some space. And, Sandra is very responsive. A beautiful place for Thanksgiving.

Sandy's home is beautiful and very clean, and the kitchen is very well equipped. The location is lovely and we were cozy even during an October storm. Sandy is a gracious hostess and an excellent communicator. 5 stars

Owner was very helpful through the process an always responded immediately with answers to any questions. House was well maintained with lots of extras, well worth the rental price. Pond was great for paddling. This was my 5th year renting in RI an this was the best location ever, looking forwarding to returning next year.
