Our Family has rented many homes on the Cape for decades. This home was one of the best. It checked all of our boxes. The hosts, Rick and Karyn, were extremely responsive to our needs and very easy to communicate with. The property was well cared for and has a beautiful private yard and plenty of room for our large family. We always ask the group on the day we are leaving, "Would you rent this house again?", the answer for this house was a unanimous YES!

We had a wonderful stay on the Cape and the house was perfect. Grandkids played in the yard every morning while the adults had coffee and planned the day. Rick and Karyn answered all our questions even though they were getting married that weekend! Very convenient location. We were within 10minutes of three beaches, two supermarkets and many takeout restaurants.

Beautiful home and yard! Plenty of room for a large number of us to spread out. Conveniently located near many beautiful beaches. Will definitely consider staying here again for future vacations on the Cape.

Owners were awesome!! The lot was private and safe for our 2 year old granddaughter!! Minutes to beaches and stores!! Plenty of beds for our crew!! Used the fire pit every night! Would definitely rent it again!!!

Rick and Karyn were exceptional hosts and the house was amazing. Located minutes from the beach, access to everything we needed, and a surreal backyard setting, this house was everything I was hoping it would be. Plenty of space for a large family gathering and an extremely clean house, I would highly recommend a stay at this spot.

Amazing property and owners. So nice and helpful and felt really safe and clean. We had an awesome week. Backyard is great for family gatherings and whiffle ball Games! Plenty of sleeping and the deck is big and welcoming.

We had a great week renting from Karyn and Rick! The house was very clean when we got there (my daughter even commented on how good it smelled!) and the AC was running which was perfect because it was humid outside!! The house itself was great and each of the kids got their own space which was important after long days filled with activities and excitement. We really enjoyed sitting at the table on the deck- it was a great spot to wake up and drink coffee and ease into the day, and we ate dinner out there almost every night. The seats around the fire pit are actually shaded in the afternoon, and it was a great place to relax with a drink before dinner! The fire pit was great, and Rick had built the first fire so that all we needed to do was light it. The yard and the grass was awesome- the kids ran around barefoot all week, it’s clear that Rick is good at what he does! The house is on a busy road, but we found that there was not a lot of road noise. The location in Yarmouthport was ideal for us- less than a 10 minute drive to Mayflower and Gray’s beaches. We highly recommended trying to catch a sunset at Grays beach if you can, it was absolutely stunning. We were close enough to hop in 6 or 6A and get to any other town on the cape. Karyn and Rick were so nice and helpful while we were there, and before we arrived. Overall, we highly recommend the house!!

We enjoyed our time at this rental very much. We had a group of 14 and fit very comfortably. The yard is beautiful and we loved playing cornhole and making smores in the fire pit. Location is very convenient for getting to all of the beaches. Would definately stay here again.

Rick & Karyn were great hosts. They very responsive and thoughtful in equipping the home with everything we needed. The house is perfect for a large family with a large deck and gorgeous yard. Very convenient location for getting everywhere on the Cape.

The house was lovely. It was nice to have a separate sitting room to get some down time separate from the people we were traveling with. The yard is beautiful, and the owners set up wood and kindling for a nice fire the night we arrived. We had off weather the remaining nights but if the weather had been better we would have spent a lot of time hanging out back there with the cornhole and fire pit. Owners were great communicators and kept in touch to remind us that they were willing to help us out. We will definitely remember this spot and stay again!

The owners Rick and Karyn were so kind. When I met them at the house they made us feel like it was our home for the week! The house and the back yard are beautiful. Our family had a wonderful time at this property! The home was very warm and inviting. The yard was perfect for all of our children to play games and have a campfire. The road is busy so not really suitable for walking with children but only about. 7-8 minute ride to beautiful beaches.

Our extended family of 14 (8 adults, 6 kids) had a great week staying at this property. Rick and Karyn are very helpful/ welcoming hosts, and the house fit us perfectly (the kids especially liked their own space downstairs with the trundle beds). The best part is the yard--it is beautifully landscaped, a perfect spot for the kids to run around and the adults to play corn hole or sit by the fire pit. The house was full of everything you could need for a week's stay, and the location is close to our favorite Cape beach, Mayflower. We would definitely recommend this property and hope to visit again!

Rick and Karyn were great hosts. They were fast to respond and make sure we had what we needed. The inside of the house was well maintained and had plenty of space for our group of 15. The porch on the back of the house with lots of seating and beautiful yard with a bonfire pit and corn hole made for a great space for everyone to relax and play. My family loved our stay here.

We loved this home and it's setting in a wonderfullyl landscaped lawn with so much privacy. Would definitely return.

The property was well cared for and the house was neat and clean. Plenty of room for our entire extended family. The owners were so kind and and accommodating. Beautiful yard, perfect for games and S’mores. Outdoor shower was so handy. AC in every room made the humidity bearable. Kitchen had all the amenities. We will definitely return in the future.

Our family traveled to Yarmouth Port from all parts of the country and immediately felt at home on Setucket Road. The house has many updates and was large enough to comfortably accommodate all thirteen of us! The downstairs bedrooms were perfect for members of our family that have difficulty making it up the stairs to the second floor. The outdoor shower was a nice way to rinse off after a long day at the beach. Overall, the house had most everything we needed and Rick and Karyn even went out of their way to get us additional beach chairs and umbrellas. The large backyard was perfect for the kids to run free while the grown-ups played corn hole or lounged by the fire pit. The house is secluded but located in close proximity to many bayside beaches, a couple of grocery stores and ice cream shops and only 15 minutes from Route 28. I would highly recommend this house to anyone with a large family looking for a quiet place to stay on the Cape. Thank you Rick and Karyn for opening your home to us.

We had plenty of room for the whole family! The house is in great condition. We had 15 people and we fit comfortably. The yard is beautiful! Karyn and Rick were so nice and helpful. We would definitely recommend this property!

Thanks Rick for accommodating us with one day notice, we really appreciated you getting the home ready in such short notice. The home is conveniently located within a short drive of Mayflower Beach, downtown Hyannis, and several other attractions. Our stay was perfect. The large yard was perfect for the five kids to play and even enjoy some roasted marshmellows at the fire pit. The deck was large enough for a family of 15 to enjoy some grilling and relaxing. There is a good sense of privacy as there is only one neighbor about a mile down. There was plenty of bids to accommodate everyone. We appreciated not having to bring towels or linen as all was provided as well as a washer and dryer and full kitchen. Overall great stay for a large family reunion, we definitely will consider this property in the future if we come back to the Cape!

The house was an excellent condition and the owners were absolutely great people. The property is conveniently located to some great beaches and golf courses. This is a perfect house for a large group. I would highly recommend it and will definitely be back!
