Our stay was great. Lots of room on a quiet lot. Lots of wildlife in the area. A black bear walked past while we were having dinner one evening! What fun to see that. Housekeeping could be improved. We cleaned bathrooms and floors upon arrival.

When you check in, you don’t expect to have to clean the toilets and vacuum immediately on arrival. On top of being hit in the face with the overwhelming stench of pet urine. There were dishes left in the dishwasher, dirty bedding in a garbage bag in the closet, the only thing that was (hopefully) cleaned, was the bedding. The showers were even dirty. There was garbage scattered around the front yard. There were 2 mattresses sitting sideways in the downstairs family room. Contacted the host complete with pictures, and was told she could only reimburse the cleaning fee?! I’m sorry, but I didn’t go on vacation to clean someone else’s mess. We didn’t even stay at the house very much because of the smell. There was no air conditioning, and a sign not to open windows. Also a note to take 5 minute showers to conserve water!

I think a big thing the owner needs to realize is that rental properties are becoming more and more undesirable compared to hotels. This house is a good example why. It lacked many features that a standard hotel will have, e.g. hot running water, clean sheets, comfortable climate temperature, and no controlling/ threatening notes throughout the place. My boyfriend and I stayed here for NYE. Check in was quick and easy. However, the temperature was 50 degrees when we walked in and it was hard to locate the thermostat. We couldn’t take our coats off for a solid couple of hours because it was so cold. The rules are to have the thermostat at 50 after leaving, but we felt arriving upon a cold house was an unwelcome start. No soap in any of the bathrooms except one used bar of soap with pubes on it. There is a nice bathtub on the upstairs level that we were excited to take a nice relaxing bath in. However, upon filling up the bathtub not even 1/4 of the way full, it was ice cold. So we boiled our own water in the kitchen to try to heat up the bathtub. I cannot imagine how many cold showers guests would take with more than 2 people in the house..
the controlling notes throughout the house indicated to us that the owner doesn’t want to make upgrades, rather have the people abide by the subpar standards of the house. The basement has a note on the window threatening to charge guests if they were to open the window that’s apparently broken. There are notes saying showers can only last five minutes… (obviously avoiding the weird water heater situation and putting the blame on the renter) And the owner says there is a $500 fee if we lose the house key. Does she not have a copy of the key? Why would it be so expensive if we lose a metal key? Because of the frugality of the owner, it appears that she’s taking advantage of anything you possibly do that might cost her a couple bucks extra for your stay. I am allergic to dogs, and I could not stop sneezing and could barely breathe all night. And I broke out in hives because of the bedsheets. Leaving me with the impression that they were not properly cleaned.
The advice I would give is to spend a little bit of money fixing the problems throughout the house, and don’t charge renters for naturally using broken features throughout the house. Notes are not the solution, fixing the amenities are.

Nearly died of smoke inhalation and no heat or power. Had to buy an extension cord for a heater and run it to another area with a better breaker. We were limited on showers and no way to check water level. The owner said to start the wood stove for heat. It was plugged so smoke all over the house. Cooking range smelled like cat urine when we started it for our Christmas dinner. All the owner kept saying she was sorry and never offered a refund even when we asked her several time

It is a lovely property. If you are looking for a party house this is it. It has obviously been used for parties by the smell of beer cigarettes and other unknown odors. If you don't mind old & thread bare linens and 10 year old towels you will love it. In addition, be prepared to clean and disinfect before you sit down & for sure don't lay on the beds. If you are allergic to pets you should reconsider because there is dog hair everywhere including the bed upstairs. We paid for 2 nights but only stayed the first night and ended up at the Wyndham down the road because I could not breath. I am not a snob and have stayed at some funky places around the world but nothing like this.

The house itself was nice. The communication was decent. The grass was knee height and dog poop all over the yard so the yard was not usable. There was dog hair all over the floor when we checked in. The house has a fixed amount of water and depending on how much water is in the tank is how much water you can use. The owner recommends five minute showers. The washer was not usable. Priced way to high for the amenities we were offered.

Economy style
We really enjoyed the mountains. Seen a bear walk by the property. See a lot of deer all over the property. Place was not as advertised, but it was doable. The property was rough and was in a cul-de-sac. Corral drive was really washed out. Not everything worked in the house. The food thing was it was centrally located around a lot of things to do and shopping as needed.

This vacation exceeded our expectations. Beautiful large and cozy house. We had Christmas here with our extended family and we had lots of room and it was absolutely one of the better vacation homes we have stayed at. Nice cozy wooded area, lots of deer, no issues at all. Robyn responded quickly to any questions we had. Any reviews about smells just so you know if booking, well water /cistern water will smell slightly like sulfur especially when doing laundry so this is NORMAL. We live in the mountains off well so this is normal. Love love love this property.

• Wood floor, carpet and tile were last cleaned during the Reagan Administration.
• Water is limited due to a cistern system which is the size of a KIA’s fuel tank. Be prepared to bring your own water and limit showers to once a month.
• During significant weather changes, enjoy the family of vermin that roam the kitchen cabinets!
• This has a cabin feel but it should be reclassified as manger living and it can all be yours for a hefty price.

The owner is very, very nice and quick to communicate with you on anything you need and even gave us suggestions for things to see and places to eat. My family (myself, husband, two teenage daughters, and my dad) stayed for four nights. We were very comfortable with all of us having large bedrooms with comfortable beds to stay in. The living room and kitchen are very large and updated and we were able to spread out but still be together. The morning view of the sunrise over the mountains through her aspen and pine trees is something I’ll remember forever. There are a few more negative reviews here. I’m here to say that we had a great time and we’re comfortable!! One note is that you do have to watch your water usage. We did not have any issue with this and we have teenage daughters who love a good shower. Some people might find this a hinderance but we did not. This home was lovely for our vacation to Colorado Springs. We enjoyed the 20 minute drive to Manitou Springs (where the majority of tourist attractions are). It was refreshing to go back to a quiet, cute town each evening. Thank you Robyn for a lovely stay!

There was a strong odor in the house, much worse on the lower, more carpeted, level: a combination of musty smoke residue, animal urine, and strong perfume.
My family, my sister’s family, and my single brother were booked here while celebrating my parents’ 50th wedding anniversary. The smell downstairs was so bad that my sister and her family started having allergic reactions as they were starting to unpack. They left almost immediately after arrival to find other accommodations.
My brother arrived the following afternoon, and also decided he would rather get a hotel room. Instead of the 14 planned, there were 8 of us in the house.
We found at least one febreze plug-in in each room downstairs, sometimes two! That perfume-like smell was apparently placed there to cover up the odors beneath. After unplugging them, we opened windows and turned on fans.
When we first contacted Robyn, she asked how she could make it better. My sister called to speak to her directly, and ask for a refund; Robyn would only agree to refund the cleaning fee. When we began to threaten legal action, she went radio silent. As of present, she still hasn’t responded, nor refunded the cleaning fee.
We kept all the windows open that we safely could, and the fans running. We left early every day to spend time with family at my parents’ home. Thankfully, the temp only got down to the 40s at night.
There were other issues, but we could not address them, since Robyn stopped responding to us.
This was a disappointing experience, to say the least. My family made do with the property, but we felt stuck. It would have made the whole experience better if the host had been honest about the issues, and then genuinely cared about our concerns, and sincerely tried to make things better.
Suggestions:
Replace all the carpets downstairs, including the stairs.
Make necessary repairs inside the house.
Provide a mattress topper for the pullout downstairs.
Mow the lawn and repair the gate and the fence.
Label each remote, and when there is one missing, replace it.
Be transparent about the water tank situation in the listing. If a wash load is not recommended, don’t include “washing machine” in the list of amenities.
Get a bear proof dumpster.
Don’t advertise on the listing that “smoking is allowed” if you really mean it’s only allowed outdoors. (We're sure that people have misunderstood)

The owners also texted and told us that we needed to limit showers to 5 minutes to conserve water. They left us one towel per person to use. On Tuesday we checked the water level and it was 2 out of 6. We texted the owner and they said water would be delivered on Friday and that Monday when they checked the level was at 3. We said that we needed to do laundry (even towels) and they told us where to find more towels and to wait to do laundry until Friday. We did not have clothes available to us and we had to pay to do laundry ($100). We also did not run the dishwasher so we washed dishes by hand and bought paper plates and cups . The owner told us to buy water to use for drinking and to cook and that it would be fine.
On Tuesday night, one room where the bed was right beside the wall had ants all over the wall. The owner said they didn’t have any spray there but if we bought spray they would reimburse us (up to $50). Then there was also a mouse in the bathroom downstairs. We put out traps and killed and disposed of the mouse. This was the point when we decided that we would end this trip early. We were scheduled to be in the house through Monday. We left the house on Friday morning.
The main space upstairs is shown in the pictures as having lots of seating. When we got there, it had a couch and two recliners. You could comfortably seat 5 people. Everyone else had to sit in a straight chair or on the floor. Downstairs there is a strong odor in the bedrooms. We were told there were chairs on the deck but they were very dirty and worn out. The yard was very overgrown with random trash in it.
When we go on vacation we want to be able to relax. When I told the owner we were leaving early and that we were disappointed. She replied, “I am sorry things weren’t perfect for you.” This was not an issue of things not being perfect. It was an issue of things not being as advertised.

This cabin doesn’t have the view of Pikes Peak, but go out the drive turn right and there it is in all its God Created Beauty. We arrived on a raining, foggy day, so we did not see Pikes Peak coming in. The next morning got out of end of driveway, looked right, my sister said oh my gosh look at all that sand on that mountain. I screamed and said, that’s not sand, it’s snow! That’s Pikes Peak❤️Loved it here🥰

The group loved the cabin and great area. Plenty of room to relax, spread out, and enjoy the mountains while being with friends. The cabin was clean, roomy and comfy. Robyn was a great host. Definitely will be back.

Great space close to Woodland Park that still feels private. Plenty of space for all guests to gather together!

Plush rooms, well-equipped bathrooms, many many gourmet kitchen items. Solid furniture with room to arrange the perfect gathering place both upstairs & down. The pictures do not do this space justice. Easy to find & circle drive makes having guests a breeze. We had a great stay!

Loved our time in Colorado
This cabin doesn’t have the view of Pikes Peak, but go out the drive turn right and there it is in all its God Created Beauty. We arrived on a raining, foggy day, so we did not see Pikes Peak coming in. The next morning got out of end of driveway, looked right, my sister said oh my gosh look at all that sand on that mountain. I screamed and said, that’s not sand, it’s snow! That’s Pikes Peak❤️Loved it here🥰

Plush rooms, well-equipped bathrooms, many many gourmet kitchen items. Solid furniture with room to arrange the perfect gathering place both upstairs & down. The pictures do not do this space justice. Easy to find & circle drive makes having guests a breeze. We had a great stay!

My friends and I had an absolute blast at this house. The house is big enough for 8 people and the bedrooms are nice and clean, very spacious as well. The upstairs has a lot of space, and the porch has a fantastic view of the hills of colorado, and the backyard is big enough to feel like you have your own privacy. The owner is also very good at getting back to guests with any concerns. Overall, this house and a trip to colorado were specatacular, and this house is a great place to stay.
