Great location on a cliff overlooking the Pacific with 120 steps to the beach about 8 lots away. And a FREE beach parking lot a half mile away at Moonlight Beach. Comfortable beds. Quiet neighborhood, must dial down noise at 9 pm. Some issues with a cold hot tub were eventually resolved--everyone did their best.

Home is perfect for a large group, views from the deck are amazing. Kitchen is well stocked. House could use an update and the hot tub is showing it’s age. But for a large group it was a great vacation.

Our stay was great. The unit did t have everything that was pictured. Window in the second ocean view room was cracked and ruined so couldn’t see through it very well. Many games and things to do do, pool table and table tennis was great for the kids! Kitchen seemed stocked! Had an overall wonderful time here. Beach access close by was closed. (03/23)

The house is big and comfortably hosted our party of 16 (with a couple beds to spare). Location is fantastic as the kids walked down to the back and we could watch them from backyard while enjoying our drinks. There are good restaurants that we could drive to for a special dinner. Checkin process was smooth and I got prompt responses via text. The house is used a lot and has some wear and tear. It could use repair of a couple cracked glasses which I brought to their attention. Also, having some basic items (e.g.coffee, tea) would be helpful. We really enjoyed our stay and will come back again.

Great location. Great yard except umbrellas needed updates. Views and beaches were great. Had a few issues with water pressure and spa heating up.

I believe I already reviewed our stay, but perhaps it wasn’t received. We had a wonderful time. It was a special family reunion with 10 adults, three children, 10, 8 and 3 and my small 14 year old Havanese dog. We even had a bedroom that wasn’t used! Nearby Encinitas family joined in at various times during our four days, with plenty of room for socializing in the open living room area plus the deck. We barbecued two nights, and my grand son-in-law (a former chef) loved the grill. The young adults enjoyed the jacuzzi, and it worked just fine. The house is as beautiful as it’s pictured, and the location is perfect. The steps down to the beach are only a few blocks away. We had a few issues needing repairs, and the response was fast and very professional. I think it was “Ryan.” Hat’s off to him, The unseasonably warm and humid weather made the bedrooms very warm, especially the first night. I asked for and received 6 fans (small but adequate) the second day. The downstairs has AC that we didn’t figure out till the last day, but the upstairs doesn’t have AC. That would have earned 5 Stars across the board. One item we didn’t think to report is the dishwasher that had standing water after running. My adult granddaughter was greeted the last morning by the man who owns the home on the right facing the water. He thanked her for our being thoughtful guests who didn’t disturb him. It’s a truly beautiful spot, and we’ll likely book again down the road.

We were pretty disappointed. We had maintenance at the house the entire stay. This began with the garage door not closing for the first few nights. This was a safety issue. We started out the first few days without hot water. Then our hot tub was broken. Our grill did not work. The clothes dryer was broken. Some of these were addressed and some were not. My mom got that house specifically for the hot tub and it did not work. We had maintenance at the house daily, taking away from our family bonding. We paid but we did not get what was promised. This was very upsetting to us and we lost trust in this company.

We thoroughly enjoyed the location and space of this home! We only had one complaint from the next door neighbor the first night, which was handled nicely by the property manager. A home with space for 20 people in itself is a party (noise levels and activity), although we tried to be considerate of noise levels in the evening, we still enjoyed ourselves outdoors! This home was the perfect space for our large group!

This was a perfect property for our family trip to CA. It’s location is just gorgeous and the house set up for a group made it very comfortable. The view is unbeatable. My favorite part was the living room sliding door that opened up to the patio. The host was super responsive. A win of an experience!

Very well stocked with everything we needed. Nice touch to have the beach towels. Perfect for our age group--everyone could access the beach by the steps. Unfortunately the jacuzzi never worked and the promised repair person never showed. This was a big disappointment. Also, no WiFi early Monday morning before check out at 10am. This iwas a huge inconvenience!

This place is a dream! We had a celebration of birthdays for family and needed a way to get together. This house is big enough to accommodate 17 people plus at least 5 cars (parked on the steeet) and the all the stuff that comes with it! Check-in and check-out was super simple and the neighborhood was perfect. The Stone Steps beach is around the corner and was our lifeline! We LOVED it!

Great location with amazing ocean views from the main deck, hot tub and master bedroom deck. Easy 1 block walk to stone steps public beach access and less than a 10 minute walk to PCH for food, coffee, etc. Cooked a big Easter dinner and had all we needed for prep and dining for our extended family. We also enjoyed the pool and ping pong table. Customer service was very responsive when we needed to ask about the breaker for the hot tub. Looking forward to booking again next year.

The view is fantastic and the layout of the house is great. It is pretty run down and beat up. There are not any basic items in the house, so if you intend to cook at the property you will need to purchase everything except salt and pepper. The owner and the manager are not flexible at all. Also, beware if you inquire about a date through an email before you book and if you don't book it the same day you inquire, they will increase the rate on you the next day and by a very significant amount. Overall experience with this owner and the property manager was not great. The view is AMAZING and the patio is fantastic!

Really beautiful location and home. While I wasn't entirely blown away with the home's "common areas," the bedroom situation was incredible and this is a perfect spot for a big group who likes to spend time out of the house to have as a home base. Our group had a great time and we would definitely rent this spot again.

Overall we were pretty happy with the rental. The property was awesome and I have to say I really appreciated having the management accessible by text message- they were very responsive and helpful. Positives that stood out: -House was fully stocked with dishes, serving platters, baking tools, and miscellaneous kitchen items- it was really nice to be able to cook pretty much anything there. -Responsive management team -Portal was easy to get access lock codes and WiFi passwords. -View was amazing -Fireplaces, BBQ, and fire pit were all clean and also appreciated there was a spare propane tank -Hot tub was amazing!! This was a big reason why we chose this property. Areas where there could be improvement: -The home is listed as a non smoking property yet the house smelled like it had been smoked in. -There were some maintenance related things that needed some attention such as a window in one of the bedrooms was cracked and the thermostat was loosely attached to the wall. -It would have been nice to have been offered late checkout without a fee (even just an hour). It’s always nice to have just a little extra buffer and I’ve been to other properties which offered this for no extra cost. Aside from the negatives I just listed above, I still look at the overall experience as a positive one! The house was clean, the neighborhood is quiet. It really is a relaxing getaway to just unplug and enjoy an amazing view of the ocean. Management team was very friendly.

House was amazing. It’s located on a one way road. Streets are very narrow. Lots of road work on main road leading to house but will be nice when completed. Our group was a bit enthusiastic.

We've been doing this for 7-8 years so we've seen quite a few VRBOs.The house was attractive to us for it's location and generous amount of beds/bedrooms and bathrooms.We very pleasantly surprised with this property! Super clean, well appointed, and well maintained. We had plenty of room to spread out as well as good gathering places to chill. It was unanimous that this was the best house of all of our trips!

Great house! Great location! Perfect weather! Walk to stone steps just a few houses away. Walk to moonlight beach and played volleyball. You can walk to restaurants, downtown shops. The roads can have hills, so if you’re not a walker, take your car, or rent a golf cart. So close to San Diego (30 min). We were out for the week with family to take my mom’s remains to Fort Rosecrans. So having a big house was perfect for the number of people there. We were very comfortable. Loved outside in daytime. Everyone played pool in the evenings. Went to Sea World and enjoyed walking aroundLaJolla and watching sea lions. Hiked in LaJolla. There is so much to do, didn’t have enough time! If you love tacos, you have to get food at “The Taco Stand.” We are Italians from PA, and found a great restaurant- Mauricio (505 South Coast Highway downtown Encinitas). It was absolutely authentic!!! Ate there twice. Getting back to the house. It’s well laid out. All bedrooms are big and comfortable. Bathrooms are nice. You’ll enjoy. Nothing is brand new in the house, but it’s great!!!!

Beautiful location, large patio, beach access, ample towels, working kitchen and hot tub, but one bathroom shower only gives HOT water and not useable. Same shower door not operational. Sure there are lots of bathrooms but for this price!?

Loved our stay at this property. House is so spacious and well-equipped. Location couldn’t have been better and communication and check-in was seamless!

We would probably rent this home again because of the location but that would be the only reason. If this home's conditions reflects the condition of other Beach Front Only properties I have to questions Beach Front Only's standards for the properties they represent. Everyone in our group agreed that the condition of the house was "tired". A few of the short comings; the bedroom side facing windows were dirty, most all of the screens are damage from small holes to completely torn loose, the landscaping needs care, towel racks in two of the bathrooms were hanging off the wall, several lamp shades should be replace, the pool table cue ball had a big chip, the ping pong net is trash, one burner on the stove was unusable because the control nob would spin on the shaft, one of the hair dryers smoked when used, one bathroom sink fixture was loose on the sink, some of the bulbs in the recessed lighting don't match the others next to it, the dishwasher door hit the adjoining cupboard, most all of the kitchen cupboard door knobs were loose or do not match. Again none of these items are really that major but considering the rental cost one would expect the house to be kept in better condition. One can only think the home owner and Beach Front Only do not have any pride of ownership or do not care to keep the home in repair as long as it keeps rented. I would add that all of the people we dealt with at Beach Front Only were very helpful, courteous and responded to all our questions although a few times it took several calls before follow up.
