VRBO should use this listing as a perfect example of how a VRBO should be run. The unit was clean, beautifully thought out, and organized with well written outlines of directions of appliances if needed. it was the perfect vacation home.

Wife and I could not have asked for a better location. The Casita was just what we hoped it would be. It was very clean and so well equipped. The owners take great pride in the property. Everything was so well cared and carefully thought out. We wanted for nothing. Beach chairs, coolers and everything to make a trip to the beach a breeze. Bed was very comfortable, bath was awesome. The outside patio, sitting area, was perfect for an evening cocktail or morning coffee. We had no problems whatsoever. Tom, the owner, lives right there and takes great pride in the property. We had no problems and I have to say, VRBO photos are excellent but really don't do justice to the property. The best equipped and clean property we've rented on VRBO. Thanks for the experience. Hope to return one day.

This was such a wonderful place for a spring break getaway for my son and me. The pictures and description of the property are accurate. What can't be described is the feeling of pure calm and serenity that is felt when you arrive to the property. Tom and Peggy have put a lot of thought into this property to make you feel at home. The house is nicely stocked with everything you would want and need. Lazy Acres is right around the corner for groceries. The property is nicely located for trips to San Diego and to the theme parks to the north. After a day of theme parks, it's nice to come back to a calm environment. I also recommend a trip to Oceanside to the California Museum of Surfing. In addition to being a warm and welcoming community, Encinitas is beautiful and very walkable. Even though Moonlight State Beach was closed, there are other nearby beaches and vista points to enjoy. I look forward to planning a future trip again. Thank you Tom and Peggy for creating this oasis! I miss it already!

We have used vacation rentals for years. The Casita is in our top 5! Peggy and Tom have thought of everything, including a big bottle of cold water that we were so grateful to find on arrival and , a big one in my book, 2, yes 2 luggage racks! The place is beautiful, immaculate and so very comfortable. The surrounding gardens are gorgeous and we were delighted to see humming birds right outside the window. We highly recommend this beautiful Casita!

We absolutely loved the cottage and the convenience of walking to downtown Encinitas. The property was immaculate, cozy, and had everything you would need for an enjoyable stay. The communication with Tom was excellent...he made sure that we had everything we needed. We can't wait to return for a longer visit!

Not only is the cleanest, loveliest, coziest, and best located abode I've rented, but the Cozens thought of everything I could possibly need for my stay. The beautiful park, just a stone's throw away, was inviting for walking and exploring, and the location is perfect for a stroll to the beach or downtown Encinitas. The outside of the casita was lovely and the surrounding plants attracted a wide range of butterflies and birds. This place is truly exceptional. I'll be back.

Every time we walk in the door, we are home. Every thing is clean and in it’s place, location can’t be beat and off street parking is a bonus.

Utterly spotless, so comfortable, quiet and very roomy with every attention to detail unsurpassed. The location is unmatched with a short walk thru the park down to Coast Hwy to a bevy of restaurants and the beach. We surely hated to leave and we will be booking again for next year!! What a pleasure to spend a week in this darling Casita! It rained our first visit but this time lovely weather that allowed us to sit out in the patio and just relax. Enjoyed chatting with Tom some and checking out all the lovely plants and landscaping. We look forward to our next visit!

My wife and I had the most relaxing and enjoyable week staying in this beautiful bungalow. The owners are great, so communicative and welcoming. I only wish that we could have stayed longer. Hoping that we get a chance to come back again soon.

Tom was the perfect host. We loved everything about the casita. Location, location location! Walked everywhere. Bonus was the Pickleball courts were a 2 minute walk! Can’t wait to return next year.

We absolutely loved our stay! The casita is adorable and the location is so peaceful and quiet. We loved hanging out on the patio and going to the park daily. The succulent garden is an added bonus to the ambiance of it. The beach is a 5 min drive and we were able to see dolphins which was so cool! The owners were wonderful and so kind and checked in on us to ensure we were having a good stay. We will definitely be back!

The description of this property is spot on. The owners are spot on. The thoughtfulness is extraordinary. The cleanliness was phenomenal. If you don’t stay here, you’re missing out on a superb location. Steps from a lovely park and a few blocks from the effervescent downtown of Encinitas and the wonderful Moonlight Beach. The property has two comfortable outdoor areas, lovely cross breezes with the windows or doors open, and an overall extremely peaceful ambiance. Another wonderful stay at Cottonwood Casita. A beautiful property inside and out with a gorgeous garden. Provisioned with everything you need and more! The owners have considered all the details like quality linens and paper products to even a foam roller in the yoga studio! Cutest property inside and out on a quiet dead-end street. The house was perfect for a relaxing getaway! Household amenities were perfect plus a great outdoor firepit and sunny reading porch. About a 10-15 walk from the beach and the 101, lined with every restaurant you could desire. Nice, communicative owners and smooth process. On my list to stay again!

My husband and myself enjoyed the lovely casita the first time, we booked again! My favorite part was hanging out on the patio! So very nice! The location is the best. Close enough to everything, but away from the crowds. Loved being able to walk down to the beach, coffee shops, shopping and restaurants. Perfect place!

Owners (Tom and Peggy) were very welcoming and communication was excellent. The cottage is lovely and private and clean. Well-appointed and lots of thoughtful details. My wife really enjoyed the little yoga studio each morning. Location was perfect for us as an easy walk into town or to the beach through a great park at the end of the street.

The house is cute, well furnished with thoughtful details to make your stay comfortable. Tom was very attentive and gave us great advice on restaurants, hikes and what to do in Encinitas. We walked through the park to the main street and the grocery store. We loved the walkability to everything we needed. Encinitas and the surrounding area had lots of things to do. This was one of the best VRBOs we have stayed in. Would definitely stay here again.

We thoroughly enjoyed our stay at Thom and Peggy’s. We spent close to 4 weeks over the Christmas holidays at the house which was perfect. The house is so charming with a lovely fireplace we used often. There is a well appointed kitchen where we cooked many meals. There is a great park nearby with pickle ball courts. The outdoor space is beautifully landscaped with a great gas fire unit, great for hanging out. Centrally located but also super quiet, Moonlight Beach and downtown Encinitas is only a 15 minute walk from the house. We couldn’t have asked for anything better!!!

Happy to return to this sweet spot! Tom and Peggy are excellent hosts, and the cottage is perfectly situated to enjoy all that Encinitas has to offer with an easy walk to the beach and town. The cottage is spanking clean and nicely appointed with everything you might need for an extended stay. I love how they have a cache of games, puzzles, beach toys, etc for guests to enjoy while they visit! We have loved our stays here and look forward to returning soon... highly recommend
