Our stay here with girlfriends for a wine weekend away was perfect. Joy was a pleasure and luckily we didn't need to reach out to her at all. The cottage is tiny, cozy, clean with crisp white colors. The beds, linens and extra towels were such a relief to not have to bring ourselves. The location of the house was perfect, between so many vineyards and greenport. I would love to come back to this house!

This was the perfect little lovely cottage!!! Clean, adorable furnishings, comfortable beds, a wonderful backyard! We utilized the outdoor fire pit and had an amazing, relaxing time! We were there to visit the wineries, farms and Greenport Village, and this cottage was in the perfect location for all of that! Joy was easy to communicate with, although we had no issues whatsoever, so we didn’t need to reach out, but I have no doubt she would have been quick to respond. We will definitely stay again!

It was a perfect little spot for a work from home getaway. It's in a cute little neighborhood, close to a lot of North Fork activities. The house is clean and well appointed. Joy was very communicative and a pleasure to work with. I would definitely go back.

This cottage was the quintessential North Fork cottage…cute and quaint! Growing up in central LI when it was still country, and coming back to the North Fork where it is STILL country was priceless and filled with heartfelt memories! This cottage & neighborhood gave me the “long time ago” feel/memories of my childhood that I was hoping for! The central location in Southold was perfect for what we wanted to do. This cottage had everything we needed, and wanted. Well stocked, fabulous outdoor seating to relax with a cocktail, fun bikes for exploring, peaceful Goose Creek neighborhood park with kayaks and paddle board was so relaxing. The outdoor shower was a fun plus after a long, very hot day! Don’t know how I’ve lived without this feature in my own home, lol! Joy thought of everything and is a very responsive host. 💛

We had an enjoyable week at this cute cottage. It had everything we needed to relax and enjoy our vacation. The cottage is close to restaurants, wineries, and farm stands and just down the road from the Custer Observatory. I particularly enjoyed the opportunity to learn stand up paddle boarding in a secluded cove where I couldn't get into any trouble.

Our stay at Joy's place was absolutely wonderful. The property was clean and decorated beautifully with beachy decor. The backyard was perfect for eating lunch or lighting a fire with a glass of wine in the evening. My children loved using the outdoor shower after a long day at the beach. Just a short walk through the beautiful neighborhood brought us to the private inlet where we enjoyed hours of kayaking and paddleboarding. Fantastic restaurants and shops were located within minutes of the house as well as the beautiful sound beaches. Joy was so easy to communicate with and the check in and out process was a breeze. We would love to return next year!

Location was so convenient to family and restaurants. Quiet neighborhood. We brought our 2 dogs and it worked out wonderfully. Nice large backyard, walking distance to the water and access to kayaking. Host was in contact and checked to make sure everything was good. Will definitely stay there again when visiting family.

The property was not ready for our stay. It did not resemble what was on site. I could not stay in a dirty house. Even the outside was terrible. It ruined my weekend. Had to locate other accommodations.

This cozy cottage was clean, tastefully decorated and perfect for our family. The backyard was spacious and peaceful and equipped with BBQ, fire pit and plenty of furniture. The highlight of this home is the beautiful short walk and access to kayaks which we got to enjoy. we also used 2 cruiser bikes to enjoy lovely neighborhood. this home is close to Greenport, wineries' and quick drive to orient state park. Host was great communicator. beautiful stay-would definitely book again.

Cozy house, great for the two of us with our dog. So many nearby vineyards, neighborhood beach / yard, walkable streets. Very comfortable master bed. Good communications with Joy. All questions were answered promptly and fully. We really enjoyed our time at Joy's house.

Joy is a doll! She responds promptly & is very accommodating. Her cottage is a quaint getaway. Very clean, well stocked kitchen for cooking & loved the backyard! The weather wasn’t the best so spending time indoors was very comfortable!
I would definitely recommend this cottage & look forward to coming back!

Last minute sunny November week! Joy was super responsive both during booking and whilst staying. We loved her comfortable and stylish home which was very well located for our first visit to Long Island. Wouldn’t hesitate to return or to recommend to couples or families.

This is our first VRBO experience and we couldn't be happier. We spent our "mini-honeymoon" at the cottage and made the most of every minute. Joy is an excellent host. She communicated often and provided us with several pages of things to do in the area, and wonderful places to eat. The cottage was clean and had everything we needed to feel comfortable during our 4 night stay. The short walk to the private beach made it very easy for us to kayak and fish, and everywhere you look there is a vineyard to visit and enjoy. We highly recommend this property and host. Cozy cottage in a very good location. Well-stocked kitchen, large backyard and the outdoor shower was great after a day at the beach. Host was responsive, kind and flexible. Lovely stay all around.

As the owner, Joy, promised, this small cottage packed a lot of punch. Very comfortable and roomier than it appeared. The kitchen had everything we needed for a long weekend. If pressed to find a complaint it would be that the slipcovers on the two sofas need replacing.
The neighborhood was quiet and pretty. The association beach was a fantastic location to watch the sunrise (bug spray highly recommended though). All in all, a great weekend spot.

Cute beach cottage
Great location, very close to everything you could want- wineries, beaches, shops. Paddle boards and kayaks were provided by Joy and the scenery was amazing. Joy answered all our questions quickly, her welcome email provides restaurant recommendations, things to do and all the need to knows of the area. Would highly recommend staying here.

Trip to Southold
My husband, teenage son, dog and I stayed at the house for a short vacation. The house was clean and located in a small community that was a five minute walk to a private beach. We were the only ones at the beach the days we were there and enjoyed kayaking and swimming in the creek. The house is conveniently located within a short drive to the towns of Southold and Greenport, where there are many stores and restaurants. We had a great stay and communication with the owner was easy throughout the entire process.

Cozy and Quaint
We had a great stay in Southold! The cottage was the perfect size for my husband, our dog and myself. The rental was true to its description and Joy had great communication throughout the process. The location couldn’t be beat either as it was very close to all of the wineries, Greenport and a short drive to Riverhead. We also got a kick out of the ice cream truck that frequents the neighborhood. I would definitely recommend this listing and we hope to return again!

Great location, perfect for 1-4 people looking to explore the north fork. Joy was very friendly and responsive to all of my questions. Even though the property is a cottage, it has everything you could need and is laid out nicely. Highly recommended!
