This property can sleep a large family. The pickleball court was a great hit with us; however, be cautious because there is a6 inch drop off around all the edges of the court-potential injury areas. The weekend was quite cool with some rain but the pool was heated and the kids loved it. We had no water when we awoke one morning and it took until about 10:30 am to get water. The host was easy to contact anytime and responded quickly. Overall, a fun weekend with lots of amenities to accommodate a large family with many interests.

We used the facility for a quilt retreat and loved that there was the big room downstairs to set up sewing stations and also use some of the room upstairs for sewing stations. It was super nice to have all of the kitchen/dining area large enough to accommodate all of us at meal times. We had a hard time getting the temperature regulated so it wasn't too hot or too cold but the rest was nice. The hot tub was great for those that wanted to use it. There is lots of parking area and that made it great since there were 23 of us staying there.

We booked this property for our family reunion in April, 2024 (26 people). When we arrived we discovered that there was no water. The host had emailed me 3 hours before check-in, but I don't check my emails that often so we had no idea there were problems. They did have maintenance there working on the problem and they were friendly and nice and eventually came up with a makeshift solution so we could at least use the toilets and shower. We were not able to drink the water so we had to buy bottled water for the whole 5 days we were there. They did bring us a couple of cases of bottled water and offered to pay for any other water we bought if we kept the receipts. The temporary solution wasn't perfect and we lost water a couple of times during our stay. Luckily we have people in our family who are problem solvers and we were able to fix the problem until maintenance could get there (about 1 hour after notified). The weather heated up so we needed the air conditioner and had no idea how to make it work, but, again, maintenance came out and turned it on so we could cool down a bit. Even with the problems and inconveniences, we enjoyed our stay at this property because the house was large enough for our whole family to be together and have a good time which was the most important thing to us. It was pretty rustic and could use some TLC, but it worked for us.

Comfortable home with plenty of space and amenities. Incredible views of the Heber Valley and Timpanogos to the west. Would recommend for large gatherings!

Great house for large groups. Location is fantastic and Heber City is a great town. Plenty of room for everyone and a great kitchen to cook for large groups. Bedrooms and beds are a little dated but overall we love staying here.

This property had everything you could want for a group getaway—games, TV’s, movie theater, pool, ping pong, basket ball, two ovens, two fridges, seating for a few dozen, hot tub and plenty of sleeping space. Host was very responsive. The only reason it’s a 4 instead of 5 was cleanliness. It needs a deep clean, especially stoves, ovens, carpets, and dust in some downstairs bedrooms.

Very spacious. Something for everyone to enjoy. Close proximity to all our scheduled activities. Close to grocery stores. Just all around great property. Emily was great with most of our needs. One thing we couldn’t get right at the property. Was regulating a comfortable temperature through the house. Some parts were very hot at times. And others were extremely cold. Overall is was a great trip and would rent again.

We had a big family of 34 of us. Tons of room and everything we needed for Thanksgiving. Would stay again.

We held a family reunion here and we all loved the house. We enjoyed having lots of outdoor activity options, because there was something for everyone and for all ages. We felt like we were secluded at our own private lodge, but we were actually just 5 minutes from town! The owners were great to work with. This is a great house for big groups.

We all had a great time. There were so many things to do and play. The Pickleball was the most popular game played. It was a grand place for my 80th Birthday.

This was our family's 5th biennial reunion. Being scattered across the country, we try to find a unique reunion site each year in a new location and upscale accomodations. The previous two VRBO's were outstanding in terms of location and property maintenance/condition. Due to unforeseen circumstances, we could not have a reunion this year. As it was too close to the reservation date, we were unable to cancel or receive a refund. The host was very kind and compassionate, but business is business. So two of our children and their families drove to UT so that it wouldn't be a complete $ loss. Expectations were high after our previous reunions, and this was the most expensive rental yet. It was little things. No tips on the pool sticks. (We bought & replaced.) End of pool table broken. Pickleball paddles broke; deck was not in good shape. The heater was on, with no directions available for appliances/utilities. The hot tub was great, but no notice of when the service would be done, so my family was surprised to find a tech there with no warning. The pool was refreshing, but again, little things. No lounge chairs to recline on. The chairs were upright and mismatched; pool noodles located in MBR closet. When I called the host, she was very kind. Took care of pool cues a day or two later. But some of the issues were listed in the review a year prior. Since, there were many favorable reviews, we were not prepared for the condition of the home. Host - 10 Rental Property - 4

The perfect place for large group gatherings! Pool and pickle ball court was a big hit! Views and proximity to Heber were bonuses. Great walking trails!

Our family had a wonderful experience! There was plenty of space, even for our group of 30 or so, and everything was clean and ready for our arrival. Communication and logistics were all smooth and easy from start to finish. It is an absolutely beautiful location, with incredible views of the mountains and easy access to Park City. We would love to visit again!

Property has a wonderful view, located in a great spot. The fun things to do on the property are great for a large group. Volleyball, pickleball, hot tub, pool, games. The main issues were the cleanliness and the beds. Finding trash from previous guests, bathrooms were not thoroughly cleaned. The beds were not comfortable. Most of them sink in the middle. They said they got new mattresses but I think the issue was they need new box springs underneath or some better support. The amount of bathrooms compared to the amount of people does make it a little bit difficult. The house could use some updating, but we would stay again because of the amenities.

We loved the heated pool, the hot tub, pickle ball, and opportunity to gather each evening to play games, share talents, video presentations, and family stories. We prepared and ate all our meals together and created beautiful memories together in this wonderful home.

We had about the maximum amount of people (46 adults) and got catering nearby from local restaurants (just a 7min drive from the house!), so we can’t speak to the feasibility of cooking for 46 in the kitchen, but the bed spaces were great (we did have 3 people in a king and 1 person on a couch). We got together to celebrate my engagement to my fiancé, and everyone used and loved the pickle ball court + pool + hot tub + volleyball court! Thank you to our hosts!

The kitchen was well stocked and the views from the front porch were breathtaking.

Excellent accommodations. Enjoyed the skiing but also the evenings with the group of 22.

This was our second time using this property for our writing retreat and Emily is a fantastic host, answering our questions quickly. The house is lovely, views are beautiful, and plenty of room for all 25 of us!

Great place to stay very close to deer valley and park city. Property manager was very responsive and helpful. Anyone one booking with a large group should stay here! 10/10

It is an older home but huge. We would do it again. Would be fun in the summer with the pool. Hot tub was fun for many and fun to see deer behind it. Some of the beds are not the best because we used every bedroom and many bunk beds. Some need upgrading but so many great things. Kitchen is well equipped for large groups. Thanks for helping us with plowing and shoveling this morning with probably 15-18” of snow so we could get out. Beautiful up there in the mountains.

Amazing property

We hosted a 32 person quilt Retreat and this place was perfect plenty of beds and lots of space to set up sewing machines. Great kitchen for preparing meals.

We loved our time here! Lots of room for sleeping and hanging around. Views are spectacular! Location is perfect: close enoigh to run into town but really out in the country. So much to do and see in the area. Would recommend.

House just outside of Heber City. Very private property and well maintained. We were group of nine adults so we each had our own bedroom. More than enough room. Bathrooms and kitchen very clean and well stocked. Enjoyed media room, pickleball court, hot tub and pool. Manager Emily was very responsive to questions and provided extra towels on request. Would definitely come back to this property.

This is not a place for older handicapped people who can’t do stairs. No holding bars in any of the showers. Microwave needs replaced as well as kitchen refrigerator. AC needs replaced in gathering area. Once pool was cleaned it was delightful. Young people enjoyed downstairs play area. All in all I would give it somewhere between 3-4 stars.
