Property was perfect for us! We were a group of 7 adults, 5 kids (2-9) and everyone had an amazing time. The location is perfect - especially for kids - as you are right on the beach, so can go in and out without packing anything up. And access to the pool was the best way to break up our day. We would spend mornings in the sand and surf, and the afternoons in the pool. It's not in the main Topsail town, but if you plan on cooking for yourself and spending time in the home, it's a great location close enough to a grocery. The home was well stocked with kitchen gear, spices, beach toys, and baby gear (pack n play, high chair). The only thing I wished had been included were beach towels. The management was quick to respond when we had questions/concerns. And we were able to access the property early which is always a plus! Thanks for a great week!

We came back here for the 2nd year in a row. It's a great location with a community pool and a private hot tube. Beaches are beautiful and not too busy.

I wish we could have stayed longer! This condo was perfect for our girls-get-away long weekend. 5 bed rooms and 4 bathrooms gave everyone plenty of space. Donna was very responsive and helpful throughout our stay. The views from all the decks were amazing and even with the windows closed, you can hear the sound of the waves. The condo is located on a very quiet street private street. It was a little disconcerting to have to buy toilet paper, dishsoap and trash bags but I can understand the reasoning for longer stays. This condo is 4 stories top to bottom from the ground and the elevator only goes to the main floor, so if you have trouble with stairs, this might not be the place for you. It would be a great place to spend the week as a family.

We enjoyed a great stay at this property in North Topsail Beach. Located in the Villas By The Sea complex, the location is very convenient to restaurants, bars, grocery stores, etc. in either Sneads Ferry or Surf City. Our favorites were Sears Landing (breakfast), Shaka Taco (lunch), Rick's (dinner), Agave Azul (dinner), and Trailer Bar (drinks). Just steps from the ocean, the beach was relatively quiet since the beach access is for homes within the Villas. The hot tub and neighborhood pool were nice to have as alternatives to the beach. The home comfortably slept our group of 9 (4 adults and 5 kids), and we even had an extra bedroom that wasn't used. There's plenty of parking for at least four vehicles, and the elevator makes loading and unloading a breeze. On top of everything, Donna was very responsive and great to work with. Thanks again!

Great property, right on the beach. Hot tub was a plus! Great place for 9-12 people and good for a 2x family get away (friends/extended family). Clean, kitchen was well stocked! If there are kiddos in your group, the pool (shared with other rentals in the condo group) was a major plus on windy days (high tide).

This was a beautiful home with absolutely gorgeous views of the ocean. Very relaxing and comfortable, great weather and just a very very nice place to relax and enjoy the beach.

Not super fancy, but lots of beds and baths for a group. The pool was open and very close. The hot tub was a major plus as the weather was windy & chilly. We really enjoyed our stay. What you need to know to bring or buy: Kitchen: They gave us 1 roll of paper towels, DW detergent for 1 load, 1 trash bag. Baths (4) we got 2 rolls of TP, 2 really small bars of soap, 1 ea small bottles of shampoo & conditioner. Also, Beach towels & hair dryer not provided. All beds are unmade. Clean sheets are provided.

We had an amazing stay, the house had literally everything we could have wanted. The beach couldn’t be any closer, and with 3 decks you have your choice of views, and the hot tub is in the perfect spot. There was more than enough room for our group, and sleeping arrangements were simple with so many options. We may make this a yearly trip! Thank you!

We had a great experience here. Downsides were this is a duplex rental with a semi shared deck. However it didn’t bother us as much as we initially thought it would. Great beach view. We stayed here during Category I hurricane that hit our area and felt very safe here. No flooding or damage to the house.

this property was absolutely perfect! The house was spotless and well decorated. Three bedrooms have ocean front decks. Grab your coffee and sit outside watching and listening to the ocean. Literally 100 feet to the beach. I will definitely be back - I enjoyed this more than our trips to HawIi and Aruba. What a gem - so sad to be leaving!

We had an absolutely wonderful stay at this beautiful home. The location was steps from the beach and home accommodations were better than described. On day three we were already talking about coming back next year.

We had a very nice week in a beautiful location! Check-in was easy and very well organized. House was all stocked up on everything you need. Donna is the best agent - always available, great communication. Would definitely recommend this to any family or group of friends looking for a fun beach vacation.

This is a shared location with other half of the house which you will notice with traffic on the steps from the house and when you are sitting on patio area. No problems with noise at all. The listing gave the impression of a pool but it is shared with all of the Villas houses, quite small and not open due to Covid. The hot tub was a godsend with no pool available. House was incredibly stocked with every kitchen item you might want or need, lots of games, videos, etc. Kitchen is pretty cramped when you have two or more working in it but appliances and items needed were great. The local supervisor of the house was very helpful and always answered immediately. The beach is amazing for people with small children with a completely formed sand bar at low tide that provides protection from the waves and shallow place to play. We enjoyed the week even with lots of rain and all attractions closed. Be warned that most shoppers are not masked in stores although the store staff are following guidelines.

We had an amazing week at N Topsail! Any rental has pros and cons. In this case, the pros definitely outweigh the cons! First shout out goes to the property manager - she is incredibly responsive and attentive. We did have a few questions during the week and she always replied immediately. We noticed some lightbulbs out and she had them replaced within 24 hours. She also fixed an issue with the tv right away. We didn’t watch tv much during our stay thanks to the amazing weather and gorgeous beach, but it was nice to have it when we wanted it. Another pro is the layout of the house. It is very spacious, comfortable, and tastefully decorated. Plenty of room for my party of 10 and so many amenities. The owners have thoughtfully stocked the place with everything you could need. Next pro is the location. Being able to walk right out the door and onto the beach just can’t be beat, especially when you have young kids who are always needing something back at the house. Now for the cons - which are really only temporary things. The area was hit badly by hurricane Florence and many of the properties are under renovation. Also there is new construction going up on the other side of the driveway. This was a minor disturbance to us and it did feel a little odd, almost like living in a ghost town. It was lovely to not have any potentially annoying neighbors, but it’s hard to say if I would have rented a place if I had known it was a construction site! Still, that’s only temporary, and it ultimately did not take much away from our vacation. We did see some of those bugs another reviewer mentioned. We wondered if perhaps some of the homes under renovation aren’t being treated as aggressively for pests, causing the functional homes to be more susceptible. All in all, it was a great stay! Love N Topsail Beach!

Top Sail Island has been a family favorite since we first vacationed there in 2001. We always enjoy our time at the beach but we've never stayed somewhere that was so comfortable that we wanted to stay there another year. This year we found the place that made us say "next time we land in Top Sail let's stay here again!" Oceanfront with lovely ocean views from each deck; wonderful walkway to the beach; small community with a pool; comfortable beds; elevator; hot tub; well stocked kitchen supplies; well stocked everything - books, games, dvd's, multiple tv's with roku, kids toys, high chair, deck furniture, great outdoor shower and beach supply closet. Excellent communication with manager and owners. AND a wonderful restaurant (at Villa Capriani) as well as the pier ice cream shop within walking distance. The week wasn't perfect (it included a trip to an urgent care facility and more stormy weather than we wanted) but having the comforts of home to R&R in made it much easier to remind ourselves that life doesn't have to be perfect to be wonderful.

We all enjoyed our first visit to North Topsail. It was very convenient for the house to be so close to the water. The house was stocked with lots of beach gear. We loved the layout of the house and the elevator was great for luggage and groceries. The beach wasn't crowded at all which was nice. There is construction across the street currently so if you like to sleep in they will wake you up. It didn't bother us much. The construction may be stirring up the area bugs though as there were lots of cockroaches outside on the deck and storage closet. The morning we left we found one inside on the 3rd floor. That was the only one we saw inside. It seems time for a bit of maintenance inside but everything was functional. The house is stocked with lots of books and activities too. It was a great house.

Our stay was excellent, the house was as promised, had everything we needed. Had a couple of questions for Donna, the property manager, she was very responsive and helpful. Overall it was a great stay! I would stay there again.

We’ve been going to topsail every year for the past decade. We’ve stayed in bigger places but none that were as close to the ocean as this place! The proximity to the ocean can’t be beat. This home was well stocked with everything you need, the only time we left was to go to Food Lion which is a short drive away. We loved your home and hope to be back next year if you’ll have us!

We thoroughly enjoyed our stay in this lovely duplex located on beautiful North Topsail Beach! Near enough to the high bridge for convenience in accessing grocery stores and other retail properties. The decks and hot tub were well enjoyed and having access to the pool was a wonderful feature. The beautiful beach was not overly crowded, but there was ample opportunity for people watching, shell and shark teeth collecting! Very welcoming space.

We just returned from our week at this home. Overall, we had a great stay. They house was very clean, comfortable beds, and beautifully furnished. We knew this was a duplex set up going into the trip, but didn't realize how little separation there was from attached unit. Unfortunately, we were stuck between a large family reunion that occupied the other half of our building and the entire building next door. This obviously would vary depending on the courtesy of your neighbors, but ours were not. There was a lot of traffic across our side of the deck going between buildings as there isn't a full division on the deck to deter this. The only other issue we had was that the hot tub was not working and was not repaired until Thursday evening. We were only able to use it 1 night since it stormed all night Friday. The beautiful views, close proximity to the beach, and access to the pool area made this a very nice home for a family/friends group vacation, it just lacked some privacy. Just wanted future renters to be aware of this, because we can't choose our neighbors. Thanks for a wonderful home and vacation.

I cannot say enough positive things about this house and the people we rented it from. The house is extremely clean, absolutely everything we needed was there! We had 6 adults, 6 children (2-15 ages) and three babies under a year. It was perfect. We vacation at the beach every year, and this was the best thus far. Loved the hot tub on our deck, the pool so close the kids could swim and we sit on our deck. Then of course the ocean is steps away. It was wonderful. The first day the elevator quit working, and repair man came next morning and fixed it! He was Very nice, and helpful. If your looking for low key family vacation, this is the one! Not much to do but such a great week with the ocean, pool and hot tub. House has a ton of movies and games, My kids played all week. This house was perfect for us. I seriously have no complaints at all! The beach was always quiet and so clean!!!! And I'm a huge freak on the house being clean and reading the reviews! Lol Thanks for a great week! Will be back for sure!

We stayed at this wonderful house the first week of August. To wake up each morning and be steps away from the ocean is more than one can hope For on vacation. We enjoyed The beach for hours and hours each day even through a couple of days of rain. We travelled with my sister, parents and our Kids and found that there was plenty of space in the house for all of us to Be comfortable. After long days at the beach, we loved playing board games at the dining room table while stealing glances at the beautiful ocean. So nice not To have to sit on top of other people at the beach. Plenty of space on a nice flat Beach with incredibly warm water. Topsail is a great island for people who Really want to enjoy nature's beauty. The beach attracts very family friendly people who are there to play can jam and just hang out and enjoy each other. We loved Beauchaines in Surf City. My parents loved it so much they ate their twice. Beautiful sunsets from the restaurant! We highly recommend staying on topsail and especially in this property. The property was clean, well-taken care of and we loved all the beachy decorations throughout the house!!

Our stay at this beach house was fantastic in every way. My whole family (6 adults & 5 children) had plenty of room so no one felt cramped. The house is located directly on the beach which is accessible by walking over the sand dunes/boardwalk to the beach. The beach was wide & clean & there was a fishing pier just a short walk up the beach. The area is mostly houses (no large high-rises), so the beach was not crowded & provided a lot of space to really enjoy our time. The house had everything that we needed to enjoy our vacation----nice furniture, appliances, TV's, grill, hot tub and many other items. We had three small children & there was plenty of bassinets, high chairs, sand toys & many other things that were provided with this rental that typically we had to bring with us or purchase there. This was definitely one of the best & most memorable family vacations that we have taken.

We stayed with two families...four adults and eight kids ranging from 18 - 9. The locations was excellent, the beach was great and the Villa was very nice. When we arrived, we did have an issue with the air conditioner but Donna addressed that promptly by having both air conditioners replaced...AC worked great the rest of the week. The Villa was very family friendly and was represented well in the description. We had surf lessons and rented surf boards from 50 South Surf shop...our kids went surfing every day right in front of our villa. If your looking for a laid back location on very nice NC beaches, this is an excellent choice.

All my family stayed in this rental for the week. We all had a great time. It was the perfect place to bring our kids. My kids loved all the books they had and we read many of them. They are also fully stocked with beach toys. We didn't need any of the toys we brought. There were 6 adults and 5 kids and despite all the craziness, the rental was large enough to still find a quiet spot.

We were pleasantly surprised to find on VRBO such an accommodating house on the beach, with a pool, hot tub, direct access to the beach, and all the amenities that it ALL had to be too good to be true. I am telling you that this place was beyond our expectations. When traveling with several families, kids ranging from 5 to 17, it is very hard to try to please all but this place made that happen. We were especially surprised by the amount of room this place offers. When all the action is happening in the kitchen/living room area, you can walk to the second or third floor and not hear a sound. You can also see your children from all views at this place. With so many kids we could view the teenagers at the pool and younger kids at the beach. You never had to worry about your children walking through a huge crowd of strangers or worry that they were going to drown at the pool. We were also very happy with the personal elevator available to use for the house. With many trips with luggage, groceries and supplies, and individuals with limited mobility, this came in very handy. The kids also loved the amount of shells on the beach. This was a great daily activity that engrossed us all. We did eat at a few places in Surf City called Englese's Italian Restaurant & Pizzeria and Camino Real. Both were great! Overall, I cannot say enough great things about this particular place, which was very clean, and had a great location. All of us were very happy and will look to go back in the future. If you are looking for a great, easy going, laid back vacation, this is the place to book.
