Nice clean property, we were greeted by Mike and Brittany who helped with our luggage. Property is located in a place that’s centrally located on Ambergris Caye Island in SanPedro, Belize. The pictures are accurate However; the dishwasher smelled like a decaying corpse, we didn’t use it. The Wi-Fi only works in the living room because they have one router for the entire three bedroom cottage. The phone they indicated we could use to contact them in case we needed to, didn’t have enough money to make calls a certain times. The cable and Wi-Fi was out and we didn’t know why, so when we called the phone beeped and said, “ you do not have enough funds in your account to make this call. One more bit of information, our golf cart that we rented was vandalized two days before our trip ended. It was the front windshield. As if someone took a hammer and smashed the window on both sides. When I called to inquire if the property had security, cameras Britanny stated no. She when on to explain they have a security guard on the premises at night. Well that night two of us went out around 11:35 pm and later around 12:20pm and didn’t see ANYONE! These are just a few things you might want to take into consideration when booking this property. Fortune for us, the company that we rented from didn’t charge us for the damage done to their golf cart. Pretty unfortunate this happened and certainly hope that whom ever did this act of destruction reeps havoc and despair beyond their imagination.

Fantastic location for our family dive vacation. Weather was hit and miss with more rain than expected. Brittany and Mike were excellent communicators and did an excellent job of responding to our needs. Would return again !

The condo was clean and exactly what is shown in pictures. It is in an excellent location right outside of town, but close enough to enjoy shops and restaurants. The outdoor area was clean and has a perso al dock. Our Hosts were the absolute best! They helped with getting golf cart, plane tickets and recommended excellent restaurants! Overall excellent stay and vacation! Be sure to take lots of bug spray. The mosquitoes are relentless!!

We had never been to Belize. We were greeted at the airport and talked to the host everyday. We were very needy. But the host helped us line up lots of fun excursions. We all had a great time and enjoyed our condo for good sleep, nice pool time, really like that some of ours tours picked us up at our dock. Thanks for everything.

Amazing rental! Communication with renters was excellent from the start. I got helpful tips/instructions about transportation to the condo and optional excursions. We were met at the condo by the renters. The condo was immaculate, golf cart ready and fridge filled with water, soda and beer that we ordered in advance. Condo fully stocked with all the cooking supplies you would need as well as bath and beach towels. Location is perfect. Far enough from the main drag to avoid crowds but close enough to get to all of the food and shopping areas. Renters were easily accessible via text throughout our trip. We could not have been more pleased!

We stayed the last week of july 2 adults and 2 older teens. Property was great. Very clean and comfortable. We loved the location. If anything the photos do not do the location justice. Better in person. For the location you are close to everything but out far enough to be quite. The host where always available and willing to help with any needs. I would definitely recommend any of their units on this property.

Condo was in a great location just north of the bridge. 5 minutes from town. Cocos Loco beach and pool bar is a short walk up the beach. The condo was nice. The only concern was the AC in the master bedroom didn’t work well. We put a blanket over the window in the bedroom and bath and was all good. Overall great experience.

We had a great time and Kimberly and her team were awesome. They made everything on our vacation once we arrived in Belize incredibly easy. We all really appreciated Kimberly booking our flights to and from the mainland and for booking all of excursions and meeting us at the airport to help bring us a luggage the rental and than back to airport when we had to leave. The property was beautiful and we would definitely stay there again

Our family (4 adults and 2 children ages 8 & 11) stayed at this condo in April 2023 and had the most amazing vacation. The property owners are knowledgeable, friendly, and very helpful! The condo is on the second floor and has a wonderful little patio to sit and soak up the beautiful views of the pool, beach and water. It is located just north of San Pedro, which is a great location. It's not too far from town and it's a short drive to Secret Beach where our family spent most of the time. It was very quiet and relaxing, which is what our family loves. The condo unit itself is extremely clean and the layout was wonderful. Master suite was beautiful and the second bedroom can also be a small master suite as well. The third bedroom is in a great location as well. The property owners were extremely helpful in planning our excursions as well as taking us to and from the airport. Very helpful! We will definitely be back! Thank you again!

Great location on the outskirts of San Pedro. Hosts, Kimberly and Chad, made our first trip to Belize completely stress-free from stocking the fridge with drinks, to golf cart rental, to arrival/departure arrangements. A++++++++.

The property was great. Everything was as expected; location was central to many things, beachfront was nice, everything was clean. Chad and Kimberly were great to work with Very communicative and helpful for anything that came up.

The condo was just as advertised. Clean, AC worked great, very convenient to town. We could walk to all the restaurants in town and some just north of the property. Kimberly and Chad did everything you would expect from the property managers. Very good communication skills, provided airport transfers, (even when our flight was changed at the last minute) and helped reserve golf carts and the quick flight from BZE to San Pedro. A wonderful experience. Highly recommended!

My husband and I were here for 2 weeks:week one with 4 adult kids/partners, and week two with another adult family member. The Condo was perfect for us. Good common space and each bedroom spacious ( master BR very large). Great patio off the master bath that seats 4 with a good view of the pool and reef. A secret roof patio is also there for great photo ops. Location couldnt be better…just a block or so north of the bridge-with all the hustle and bustle of San Pedro out of earshot. A small grocery store is just steps away (and even open on Christmas!). Prices are a bit high on the island…but that is island life! Best part of this property was the management by Chad and Kimberly. Kimberly was fantastic from step 1! From booking to checkout, she (and staff) was super responsive and incredibly helpful. They will stock your condo with beer/soda/water (at cost), arrange your golf cart rental (at cost), arrange your Tropic Air flights(at cost), and arrange excursions (again at cost)! Who does that anymore? Fabulous service!! There are several restaurants that are walkable (in either direction) -however, I would recommend golf cart travel for evenings! There is a pier/dock on the property that allows you to step into the gorgeous, clear, warm turquoise water. You can even find conch shells! The beach between the condo and sea wall was super clean and relaxing with several lounge chairs available. Fun to see jumping rays and scooting iguanas hanging around! We loved the two snorkel trips and the sunset catamaran tour that Kimberly arranged. Other guests did other tours and loved them all as well. Highly recommend this property and its managers!!

Very clean and comfortable accommodations. Great location to downtown, restaurants and local excursions. Communication with owners was exceptional. They booked our Tropic Air flights made our trip very easy back and forth to Belize City. We will be back!

One of the best vacations ever! Kimberly and Chad had on going communication with us before and during the trip. Had our place prepared with our request. Super peaceful and calm environment and friendly neighbors. Property well maintained will definitely be returning.

Chad and Kimberly were awesome first off. Check in was super easy and we were very happy with everything they did. I highly recommend stocking up on drinks through them! The property wasn’t far from the main part of town. We walked everywhere since most things are within a 10 minute walk. It’s about 25 minutes to walk down to Estel’s and Scuba Steve’s. The pizza at sandbar is really good and not a far walk. There is a little lunch snack next to the bridge and right next to here. I highly recommend it. There are a couple of grocery stores very nearby. You’ll be in a good spot here. Everything is super convenient with a golf cart. You can’t go wrong here.

The check-in process was very easy. Chad and Kimberly were very accommodating. They provided water and beverages for my birthday celebration. They provided a map and highlighted all of the main attractions and offered to schedule our flight out. We did not have any problems with the stay. The only downfall of the property was the construction being done outside, which was very loud when we took the golf cart into town. There is only a convenient store nearby and not much within walking distance. The location was ok. I would have liked to have been closer to town, before the bridge. The smell from the seaweed was really bad, which made us not want to swim in the pool. There is not much that can be done from that. Chad and Kimberly are absolutely amazing hosts!

The condo at The Landings at Tres Cocos was exceptional. The place was clean, the view was awesome and the hosts were fantastic. Kimberly and Chad booked all of our dives and excursions with the best guides and shops on the island. Even though nature didn't cooperate with us as much as we would have liked, everything about the condo and the property was perfect.

If we return to San Pedro, we will book this condo. The only very negative had nothing to do the condo, but the smell of the ragweed!! Almost puke worthy! It's everywhere on the island! It's worse than red tide in Florida. Be aware travelers. It's a problem there, that's not going away!

The condo was so perfect for our family vacation. It was very comfortable, roomy and clean. It included everything we needed for our stay. It was on the water with beautiful views and two clean, well kept pools. Kimberly and Chad were so amazing to work with. They helped with every little detail and helped us get everything booked. We were there for a week of diving and the shops would come pick us up, and drop us off at the pier that is right on the property. It was quiet and peaceful, loved watching the sun come up while laying in the hammock. Kimberly was more than helpful with booking local air fare, picking us up and dropping us off at the airport, getting us stocked with water, etc. Her restaurant recommendations were spot on! You won't regret working with these people or staying at this location!

This property was fabulous for our family getaway. Tucked in to a quiet corner of paradise. We had everything we needed close by and more restaurants and town life were just a short golf cart ride away. Kimberly and Chad were great hosts and took care of booking our adventure tours and answered all my questions promptly. This place is a great find and we would definitely stay here again.

Simply put, this place was awesome. From the moment I booked it, Kimberly and Chad were great. Always got back to any concern I had within one day. They were a wealth of information and made everything go smooth. When we landed on the island, they were there waiting for us. Took all our baggage, helped us get our golf carts (which they got for us at a discount) and had us follow them to our condo. Kimberly took us inside, showed us everything we needed to know about, including a cell phone for us to use for calling Friends and family back home or island businesses at no additional cost. They also booked two excursions for us, also at a discount. Location was great, easy to get into town, a cool little bar right down the beach. And three sweet swimming pools to choose from. We all had a blast and I would highly recommend this spot to anyone. Thanks Kim, thanks Chad.

The condo was everything we need and as advertised. We had a great time as the property was 5 stars. Our hosts were so helpful and quick to communicate we would recommend this property to future travelers. Chad and Kim gets kudos for our spectacular vacation. Belize is a great place to visit and hope more visitors come soon as the island was just at 40% capacity … need to keep Belize tourism going and busier. We had a beautiful stay. Kim and Chad are easy to communicate with and very quick to respond to any questions we had. The property is in a great location. Able to walk to different markets. Near Coco Loco beach bar. Sherylynn & Pedro so Friendly. Farmhouse for breakfast The Doghouse great breakfast. Reggie is amazing 303 Dive Bar Crocks sports bar. 2 minutes into town with a golf cart. Just all around a beautif stay

I can't say enough about Kimberly & Chad. They picked us up from the airport, took us back to fly home, always answered the phone and provided anything we could possibly need within minutes! (If not faster) The kitchen in our place was well equipped & the living room was very comfortable for the 5 of us adults. The master suite was very large & the other two bedrooms had plenty of space for the rest of us. The location of the Landings was great for us, as we preferred to be away from the bustling streets of downtown and away from other humans (COVID). There were MANY great places to eat a very short golfcart away, and a few that are within a short walking distance. Definitely recommend.

This property was perfect for our family December vacation. The condo was excellent for 3 adults. Kimberly and Chad were the perfect hosts. They set up the flights from the Belize airport and the golf cart for our use. Water was waiting in the condo. They were so easy to communicate with and answered all of our questions so quickly. I would definitely stay there again. Thank you Kimberly and Chad for making our vacation so easy. It’s the perfect place to stay. I hope to visit again.
