Now being in San Pedro multiple times I'd say the Southside is better and closer to town. (I noticed the other reviews complaining) it takes a bit of a driver wherever you stay unless you're directly in town. Our rental with Pelican reef rental and the casa conch house was top notch and a great stay. Weather you you're looking to relax or adventure this is a prime spot! Can't rate it higher or I would! Stay here and thank me later

We had a superb time at Casa Conch. The house had plenty of space and the dock was great for snorkeling and relaxing. We brought some yard games and enjoyed the location as much as we could. We ventured into town for groceries and shopping, but really it was just nice being around the house and it’s low key atmosphere. Ester was so helpful and pleasant to work with—she went above and beyond. She really made the stay super easy and relaxing:)

old construction materials in yard that have been there sometime got charged for a broken can opener even though we had NO can goods and didn't use one lots of trash on lots on either side of house could not get into the house till after 6:30 due to it not being clean and waiting on house keeping house was comfortable though and the rooftop deck was great

This is a wonderful out of the way location. Ester, the property manager was absolutely wonderful, so responsive and couldn’t do enough to make our stay even better.

Casa Conch is a beautiful home, solid (most homes in the area are made of cement), with tile floor extending all throughout the house. We didn't find a broom, but housekeeping came midweek. The washer and dryer are upstairs. (The door to the main floor laundry was locked - we could only see it through the window.) Pelican Reef supplied a pouch of laundry soap (enough for our family of 6 for a week), a bottle of dish soap, water dispenser, & five gallon water jugs. The bathrooms don’t have fans but didn’t get stinky. Each kitchen and bedroom has a very nice air conditioner. The island shares a power grid, but the house is quite comfy with the A/C set around 24 to 27. Stay out of the ocean when it’s dark. We saw a crocodile (down the road), some lizards, geckos, iguanas, snowy egrets, & many more birds we’d never seen before. Rays swam by the dock near dusk. Pelicans & other birds often roosted on the solid pier (dock). A little sign at the beginning of the dock says it’s private property. Some guys cruising by in a boat were selling fresh lobster. As expected, food is expensive on the island for anything that’s not produced locally (esp. dairy). Be careful of eggs. Fruit stands along the road have better prices but close by 5:00. Be sure you throw stinky things or bug-attracting things away in the garbage cans out by the road. We liked: A bakery just a block or two west of Central Park. A "Walk Mart" near the airport. The artisans’ market a little ways from Central Park. Download WhatsApp before you go. This is how you'll communicate with Ester. The “beach” is a yard full of sand, with a wall at the ocean side. Someone comes to rake the sand smooth each morning, and also uses a smoker around the outside to control bugs. The alleged Mayan site, about ⅛ mile down the road, is completely an ‘enter at your own risk’ kind of area. Stagnant, very orange, & sometimes smelly water is a good home for mosquitoes & snakes. Not worth trying to see it. We loved the island and how casual everything is there. Although, that induced a bit of stress when traveling by ferry to meet our excursion on the mainland. Check out local vendors for excursions once you're there. We easily scheduled a snorkeling trip for the next morning, plus they picked us up at our dock on the way to Hol Chan Marine reserve! This is a great place for families or large groups. It is very remote and quiet outside the hustle and bustle of San Pedro. The property manager Ester was fantastic and made our stay a breeze. This house is about a 25 minute golf cart ride down a sometimes bumpy road, but it is worth it! There is great snorkeling of the end of the dock, but look out for the moray eel. Ester set us up with a couple of fishing trips with Go Fish Belize and we had a blast. This is my happy place.

The house was great! Very clean and comfortable with a very well stocked kitchen. The property management staff were superb! Shout out to Ester, Caesar, and Raf! The private pier was the best! Great for fishing, snorkling, swimming, and chilling. The location was a bit out of town but we loved the seclusion. The trip to town wasn't bad at and gave us time to check out the scenery and views.

The communication on this property was excellent and everything was as described. Esther and Caesar took good care of us and provided everything we needed. It was a lovely, peaceful stay with private dock and palapa. The rooftop deck was nice as well. I would stay there again.

We loved this house! Our kids stayed upstairs and my husband and I stayed on the main level. The only bad thing is the long bumpy ride to and from town, 25 minutes in a gold cart. The roads are horrible and jolting.

The Residence was clean and organized with a modern kitchen layout. Beautiful view of the water from Living Room door. Very comfortable and upscale interior. The grounds were exceptionally well-kept. Rafael and Cesar obviously take great pride in their work. They were both very personable and helped to make our stay absolutely wonderful. They were attentive to our requests— no request was too small! They even moved the grill to make it easier and showed us how to use it. They graciously answered our questions and offered suggestions, when asked— from restaurants to where to get fresh fish. They regularly checked in on us and we’re so very helpful ! What a welcoming presence—they made us feel like family! It rained several times , while we were there— so mosquitos were a issue . After several remedies were trialed, and diligently applied by Raf and Cesar,— a combination of agents seemed to help. Also, because of the rains, the main road was challenging at times to negotiate.

We had $200 stolen from us while staying here, and the management has basically blamed it on us. Our friend was taking a nap on the couch, and woke up to one of the maintenance people entering the property unannounced, claiming he was there to “fix the AC unit that we requested.” The AC worked fine, we never requested anything to be fixed. He walked back into the bedroom for ~30 seconds, came back out and did some work, and somehow $200 of the $300 in our suitcase goes missing. A very very common housekeeping trick… taking some of the money but not all of it in order to be less suspicious. The response from management was incredibly unhelpful and very insulting, essentially telling us we should have put everything in a safe, and that it was more likely that our friend stole the money than one of their workers. It is not the responsibility of the customer to prevent theft, point blank period. This company makes thousands of dollars a day, and can’t return our $200, or show even the slightest sliver of accountability? Feels somewhat ridiculous. In all honesty, this property is very nice, the ocean is great, the AC is great, etc. BUT their customer service is terrible, they showed up 20 minutes late to our check in, and blamed us for getting our money stolen. If you value business transparency, honesty, and good customer service…. I would not recommend staying at this property. I never write bad reviews, our other accommodations on this trip were all fantastic, but this has left a sour taste in my mouth. Spacious, clean, well equipped, mattress comfy, staff wonderful. My husband has back issues & he was happy with this bed. It is a bit far & rough golf cart ride, but we were aware. It wasn’t a problem for us. I would book again.

My partner and one of our best friends stayed at Casa Conch (part of the Pelican Reef properties) in June for my partner's 40th birthday celebration. It was amazing! The property was very spacious, very clean & modern, and the AC was POWERFUL :) It's a little ways out of town, but once you get used to the drive, it's totally fine. I imagine when travel is back in full swing on Amber Gris it's a blessing to be out of the fray. Also, there are lots of cool restaurants/bars on the way out of town so we didn't go hungry or thirsty! The highlights of our stay were the trips we booked through the property management. We took a sunset cruise on a catamaran that was a delight and an all day fishing excursion with two excellent guides, Manny & Clifford. We caught all the conch and fish we could eat and then had the best BBQ on the beach eating our spoils. Such a terrific day!

It's a bit out of town but there are restaurants nearby. Rent a golf cart for sure and everything is easily accessible. House was clean and the couple of issues we had were taken care of quickly. Everyone on the island is very nice. The rooftop deck is great so get some chairs up there.

This beautiful property is exactly as advertised. All the way at Southern end of island so expect a bumpy 20 minute golf cart ride into town. A couple good restaurants within 10 mins. Spectacular views and peaceful location. House is well built and quiet. Modern amenities and very good wifi. Our only gripe is the beds all need new mattresses badly! Lumpy and they sink in the middle. Other than that we would stay here again for sure!

The house was exactly as described in the details. We loved the location, the sea life, and the privacy. The manager and groundskeeper were very professional and helpful. We would highly recommend and would stay here again!

Amazing stay, unbelievable service, excellent recommendations. Alfonso was amazing in his services around the property. Our group of 6 enjoyed the pier and rooftop very much. The only complaint is the road...but not enough to discourage anyone from staying here. Cant wait to come back

I feel very fortunate that we were able to spend our time here. Aside for the pothole filled , chiropractor inducing rides to and from the property it truly was heavenly. If you are looking to be away from, people or the hustle this is your place. If you want to be super close to all the action, have a pool or ready entertainment, this is not for you. We LOVED it!! Our pier and palapa was my favorite part of the entire vacation. The water is perfect and the house is nicely set up for a family with some older kids- the inside of the levels of the house are not connected so wouldn't be able to be close to all young ones. Alberto the "property angel" as I would call him, stopped by daily to ensure we had everything we needed, and was truly an ambassador for the island. If we come back to Ambergris Caye we would stay here again.

We very much enjoyed our stay at Casa Conch! All was as advertised, with no unpleasant surprises.

Spending four nights in this house was not enough! We arrived in San Pedro and were immediately escorted to the house where we completed the check-in process and got the golf cart squared away in about 30 minutes! The beautiful dock and rooftop were a huge plus and a great place to see the sunset. While we were about a 30 minute drive from town (only about 10 minutes from closest restaurant and bar), being in a more secluded area was perfect for our group. The dock has an artificial reef underneath, that was a huge plus for us as we love to snorkel and saw lots of small fish, cleaner shrimp, and even a small stingray near the shore! There is also a beautiful osprey nesting on top of the palapa and iguanas all over the beach. A golf cart is a must, and I highly recommend bringing a mask and snorkel if you have it. We did a two tank dive with Belize Pro Dive shop and the cruise on YOLO to Caye Caulker. I have nothing but positive things to say about both experiences, they were each a highlight of the trip. We saw beautiful fish, eels, rays, and nurse and reef sharks. Overall, the staff was so helpful and answered our questions before we even asked! We already can’t wait to go back!

We loved our stay in Belize, and the house was perfect. The only complaint was that the mattresses were all cratered to the middle and time for a replacement. However, we would all stay there again, and loved the private pier!
