We greatly enjoyed our stay in Cappy’s Cottage. The house was clean and had everything we needed for our stay. Location was just a few blocks from the beach making it an ideal location. We would definitely stay here again! Thank you!

Cappy’s Cottage was the perfect getaway for us! The cottage is darling, and well appointed. The location is within walking distance to groceries, shopping and restaurants, as well as very accessible to explore Balboa Island, Newport Beach and surrounding areas. We had the opportunity to meet the owner, who was very attentive and friendly! The communication was excellent. We would definitely stay here again!

Place was well-situated with a little bit of neighbors partying noise on the weekend . Kitchen was well stocked but pots, pans, glasses, plates, utensils were dirty, and we had to wash everything before we used it. As well, the floors and windowsills were covered in dust/dirt. The shag area rug in the living room is from the 50s, likely, and beyond filthy. Drapes in bedroom are old and full of dust. Bed was soft but still comfy. Beware staying here if you have allergies or asthma. Washing machine/dryer was so convenient. Parking appreciated. Just don’t have too big a car. I left a tip for housekeeping, anyway. The dirt and dust are the big deterrents. Housekeeping and inspection do better.

We felt very comfortable and safe at this cottage. The decor is asthetically pleasing and very functional! The rental company workers were helpful throughout the process. Thank you!

We loved our stay at this unit hosted by beachview realty. Great location, lots to do and great restaurants near by..>We especially enjoyed Mama D's restaurant. Instructions were clear and house was exactly as described...We checked in late around 6am. we appreciated the easy check in process to get in. walking distance to beach and peaceful view all around...would certainly rent again from beachview next year. Host responded promptly to any request...this process made our stay even better. thank you for everything...we will definately book again

The home was clean, beautifully decorated, and well thought out with touches like comfortable beds and pillows, well stocked kitchen and instructions for the home + great suggestions for local food and activities. It feels like a blink to get to the beach, doesn't feel like 2 blocks. The neighborhood is safe and quiet. Easy check in and super friendly staff at rental agency. Bikes delivered to the house was a huge plus.

The house was excellent. Stayed there with the family (total 5 members). The place was extremely clean and fully equipped. 2 min walk to the beach. We felt at home from the first second. Extremely recommended 10/10 would stay there again in a heartbeat

This cottage had many personal decorative touches which made it very cozy and beachy. The beds are definitely on the softer side so if you prefer a firm mattress this may not be the place for you. The bath towels could definitely be replaced with some new ones. The existing towels are on the thin side and a bit scratchy from being laundered so many times. We loved the location which was walking distance to many restaurants and shops.

The place was not as clean as it should be finger smudges on doors and cabinets, very dirty baskets in bathroom that I would never use, dirty used wash cloth left in one bathroom and sticky chairs out front on patio. I've stayed in many VRBO places and this one was okay but I felt like I was being treated like cattle rather than a guest. We arrived 10 minutes early to check in the only ones there and were told we had to wait 10 minutes before they would check us in, wow! Also I do not feel that I should have empty all the trash cans and take it to the can in the alley and having to wash all the dishes I'm paying a cleaning fee. I understand getting all our things out but that is ridiculous.

Super clean, super cute, big kitchen well stocked, parking was available, but tight if in SUV. Everything you needed from sand chairs to toys, to laundry and towels!!! The property management company front desk were very rude and condescending-not a great way to start a vacation. The grocery store was four blocks away-great wine selection. Loved the property and beds were comfy.

This is such a cute place. Very clean and cozy, close to everything, but still quite and cute neighborhood. Will definitely stay again!

We wanted a location close to the beach with off street parking and a nice out-doors hang out spot. We love to do our own cooking so an updated, well stocked kitchen was a must with gas/propane cook top. This listing checked all the boxes including comfy beds, two bathrooms and cute beachy vibe with the decor.

Great location! Close to the beach and local eateries. Cottage is fully stocked with everything you could possibly need. They even had toys and a wagon for the beach! Thank so much. We will be back!!!

Cappy’s Place is exactly as described and the attention to detail the owners have put forth is exceptional. The home is beautifully decorated, the kitchen thoughtfully stocked with all the amenities you will need and the beds comfortable. We were a family of 4 traveling with our adult children and everyone loved the house, the location and of course the proximity to beach, grocery and places to explore. We were incredibly lucky to have had great weather during our New Years stay and couldn’t get enough of being outside. Opportunities for additions would be to have the outdoor sofa have a cover so not wet to sit on from the morning dew/ the rain prior to our stay (and) an outdoor table that can seat 4. We are seasoned vacation home renters and Cappy’s Place shows exceptional pride of ownership, has good management by Beachview properties and cleanliness from their housekeeping staff. It made spending hours looking for just the right place for a much needed vacation worth every second. Thank you for sharing your home so that families like mine can rest from a hectic life and make wonderful memories.

Parking is quite awkward but use of the garage is essential, as there is very rarely a space on the street. We stayed here as a family of 4, (2 adults and 2 kids) and was comfortable for us all with enough space to make the it feel homely. What is a shame is that the property is located beneath another unit. On arrival there was another young family above which could be heard when in the bedrooms, but we're considerate and kept noise to a minimum given they had very young children. What was a shame is when they moved out our peice was broken as a group of young adults moved in. What isn't great is when people are running round at 1am and 2am in a morning, laughing, joking shouting, flushing toilets etc. Beach View as a company however we're very good and accommodating and offer some great properties, whilst I may not book this unti again I would most definatally use them again for a rental.

We had the best time at Cappy’s cottage. So clean and convenient to all our activities! Cappy thought of everything. It was our home away from home and it definitely felt like home. We are sad to leave but will be back soon!!!

This is a great house located very close to the beach, bars, restaurants and shopping. We had our grandbaby here for her 5 year birthday and took here to Disneyland and SeaWorld. It's a great location for both 30 minutes from Disneyland and 1:30 to SeaWorld. The house has everything you need for the beach and you can order bikes that get delivered to your door then get picked up the next day and you don't need to be home for ether. One drawback is parking. The house has a shared garage that works great for a car but if you have a full size truck you will not be able to park in the garage and finding parking will be an issue also during one day in the week you can't park on the street during the day. If you bring 2 cars or a truck and you find parking on the street leave the vehicle for the duration of your stay and get bikes for your transportation the bikes have baskets for storage. The house is wonderful complete kitchen 2 nice bathrooms and very comfortable beds also a private patio to grill on and sit out side. TV in the livingroom has Netflix and all 3 TVs have cable.

Weird thing is that the owners came by multiple times throughout our stay unannounced.

We have rented beach properties for years and never have we stayed, let alone experienced, such a great place! It was perfect. Everything was exactly like the photos but better. The house has everything can think of. Even little touches of things that make it feel cozy. It was perfect for our family of four. We even had several family members come over for a BBQ, which the grill was brand new and great, and they raved about how great this place is. We honestly felt like we found a gem! The washer and dryer worked great! The beds were so comfy that we all slept way past the times we wanted to get up. The neighborhood is cute, the people were so nice, and everything is in walking distance. We could not be happier! Our vacation was so great and we look forward to renting again, only this time we want the whole house! We have so many family members that want to rent with us because they loved the house and location. And all the FOURTH OF JULY festivities were just added extras that were so much fun! My parents and I stayed for a week. The house is so cutely decorated and everything you can think of was provided. The house, rooms, bathrooms.... all clean! Loved our stay. Will definitely come back to this enchanting home.

House comes with garage parking and lots of extras. We enjoyed the beach chairs, cooler, and wagon. Very up to date and super clean. Short walk to beach and boardwalk! Black book had excellent info and great food choices! We would definitely stay here again!! Thanks Crabby!!

This beautiful well-maintained home got the four of us perfectly! We went out and even stayed in and barbecued. Everything you may need is here or a five minute walk to Pavilions grocery. We would definitely come back and definitely recommend this lovely, quiet home.

Our family of four stayed a week at Cappy’s Cottage. We enjoyed the comfortable beds, modern kitchen with lots of cookware and bakeware. We used the grill to cook a few meals. We loved biking along the beach and looking at the beautiful homes on Peninsula and Balboa Island. The neighborhood was quiet and a short walk to the supermarket and beach.
