The vacation home was amazing! There were a few lights that didn't work but everything else was perfect. We had a problem with the hot water tank and called and someone came and fixed it right away! I'd highly recommend this place and hope to stay again when we book our next trip. Oh and the beds were so comfortable!!

The house is super comfortable for a family, close to everything and above all very cozy. the house is very beautiful.

The property was as advertised. The property owner was responsive and polite. It was a great house for 5 adults and three children. Plenty of room with extra space.

Beautiful house with plenty of space for everyone. This is our second stay @ this loaction. We love it here ♥️there's a park near by for the kids, with a nice little walking path at the front of the subdivision. I love that everyone has their own bathrooms and it has 2 washer and 2 dryers

The outdoor area was excellent,lots of chairs,table and the pool was big. Inside we had plenty of room for the 6 of us with multiple bathrooms and bedrooms. The location of the house was good and there was little traffic in the cul de sac and we felt safe considering we we're in anothet country.

Stayed here with family. First time we have used this villa but have stayed in the area before, just needed something bigger this time. Villa was perfect for us. Lots of room for the kids to be on their own. Nice outdoor pool area. There were 8 of us, so the only feedback would be that there is not enough cutlery in the villa for 8 people to eat a meal. I did call the property manager to ask for more knives but, although promised, these never arrived. Apart from that we all enjoyed our stay and would recommend to others.

The house was beautiful and very well kept. Renter bought us an assortment of fruit and muffins, and a party pack of snacks for my kids. Renter was very kind and efficient when repairs were needed on the pool screen due to storms. I would highly recommend this house.

Let me start by saying pulling up to the home was a sight to see. Not only was it a beautiful home it was in a court. The property manager was very nice and communicative all the way up to the time of check in. Me and my family definitely had the time of our lives here. We really appreciate the gifts that where left for us after being on the road for so long. Our family really enjoyed the pool, and seating area. The house was especially clean and organized. The amount of room this house has for a family our size was perfect, and still had room spare. I also want to say thank you for all the house goods that you have for us to use. Incredible. We are definitely using this home for our future vacations. Thank you so much for our stay, cant wait to come back!

The Villa was fantastic and very well presented. Location is excellent close to restaurants, supermarkets and the theme parks. As soon as we walked in you could see it was so clean and looked after and it was such a nice welcome surprise to have drinks and snacks left for us on arrival. There were 4 adults and 4 kids but the house is so spacious and has a great layout so it never felt crowded at all and we made great use of the living room and outdoor seating area for meals utilising the bbq nearly everyday. The kids loved the games room and all the bedrooms had tvs so they could chill after long days at the parks. This was our 10th time to Florida and we have stayed in different accommodation down the years but would definitely re-book here when we come back!!

We have been staying at this home for over 2 years now and it never disappoints. Always a wonderful stay. We already have our trip booked to come back.

We have had a fabulous 2 weeks in this lovely house,it was every bit and more as portrayed in the photos !! One bit of advice to future holiday makers, Don't go shopping until after you have checked into the villa...we had time to spare til 4am so did the shop...we bought things that were all ready there for us to use,snacks were left for the children and for the adults....we have been to Florida many times but first time in this villa and have never had this before !! We would recommend this villa 110%,great location and position in front of the lake Would go there again in a heartbeat 💓

The house was exactly as listed, the rooms were large and plenty of bathrooms !! The garage has activities for the kids. The pool was so warm and a nice retreat after long days spent sightseeing. The host was amazing and the little extras were the best part. I would look no further then this listing. We have stayed in Florida before and this host goes beyond anything expected and responds quickly to any questions.

Great place to stay with family and kids. Heated pool was a bonus! Garage game room was great for kids. House was clean when arrived. Water and a few snacks was to have when we had just arrived. Only thing is it would have been nice to have more pantry essentials.

We enjoyed our month away. The property was quiet and relaxing. It had everything we needed. Totally enjoyed the pool everyday.

We absolutely loved our stay. House was spacious and comfortable for my 7 person family. They had everything we would need for a infant like stroller, high chair and pack and play. Pool was wonderful. They had everything you could need while we stayed. Even bath bombs!--which was a nice touch. They left snacks and drinks for us on our arrival which was great after a long trip. This house is close to Disney parks and a walmart. The house also smelled nice and clean on arrival which is great because we have issues with funky smells. This house is a great place to unwind after a long day at the parks! Property manager answered immediately when we had a issue with the front gate code. It was solved within 24 hrs. We have already booked our nexr trip to stay here again!

We had a group of 7 meet up to spend the holidays together in Kissimmee. The house was as listed and very spacious! Property Manager was extremely responsive when a couple small issues popped up, and they left us snacks upon arrival. Great vacation rental in a terrific location close to all attractions!

* Pool did not have any chlorine. * Water temperature was poor. * House could use a cleaning. * House was furnished with everything you need to survive a vacation. * Owner left pantry and refrigerator gifts. When viewing this house on the Internet, it had everything and was a beautiful home. Owner was very responsive to inquiries about the home before reservation. Once reservation and payment had been made, the response rate for messages went from delayed to no response. Our biggest disappointment was the pool. When we first arrived, my son asked me if the pool was chlorine or saltwater. I sarcastically said taste it. After swimming in the pool, I could not smell any chlorine and the water smelled stagnant. A few days after being in the pool, I took my wife to urgent care where she was diagnosed with E. coli infection and she was prescribed antibiotics. Our immediate thought was either the pool or a bathtub at this home. I sent a question to the owner, asking if the pool was chlorine or saltwater. No response. The same evening of taking my wife to urgent care, I purchased a pool testing kit from the local Walmart. The water test showed a result of zero chlorine. The Cl/Br color was clear (less than 0.5) and the pH was an 8.0. My plan was to contact a local pool company to test the water, the next morning. But the next morning (six days into the vacation), a pool technician arrived at 0900 to clean the pool. I stated to the technician that the pool did not contain any chlorine, and the technician replied that the pool is good. Technician stated that the pool was cleaned a week ago. I tested the water everyday of the remainder of our vacation and the test kit showed orange to a dark yellow for the chlorine levels which is greater than 5 for the CL rating and a 6.8 result for pH. The issue is either the pool person is lying about a consistent cleaning or the homeowner has neglected the pool maintenance. I don’t live in Florida and cannot comment for how quickly chlorine leaves a pool, but my quick Google search says that Chlorine does not dissipate from a pool in a week’s time and could last up to six months at 50% potency. There is not enough characters to mention other and positive, therefore I will leave at this.

What a lovely property, pictures don’t do it justice. Lots of complementary stuff from host. Pool is heated, which was great in winter. About 20 minutes from Disney, lot of food and shopping within about 5 miles.

This house was a great place and they provided us with snacks and drinks appreciate everything that you’ve done and the swimming pool was fantastic we will be coming back to stay here soon, thanks for everything

This house is clean, spacious, and it's furniture is comfortable. All the instructions are framed on the wall on your way into the kitchen. The master and kids bedrooms (kids share bathroom) are upstairs while the two queen rooms are tucked away downstairs with their own bathrooms. It was the perfect layout for our family. The heated pool was fantastic as was the game room in the garage. The only flaw in this house is there isn't a main bathroom door in the master, but we were able to work around it by locking the bedroom door while showering (our young kids are still learning to knock first). I would absolutely rent this house again.

Our family stayed at this property the week of November 7, 2022...yes, the same time Tropical Storm Nicole decided to make her way over. We are so thankful we stayed here instead of at one of Disney's hotels. There were eight of us, my husband and myself, our two teenage daughters, our oldest and her husband and our two grandchildren. Even during the rainy days, with the amount of room we had, not to mention the heated pool, pool table and basketball game, we were never on top of each other nor at a loss for things to do (when we weren't at one of the parks). We also enjoyed walks around the neighborhood. Our host was most gracious as well, leaving snacks and drinks for our arrival...which we were very thankful for after our long drive. I also want to commend the cleaning company, the house was spotless! Thank you very much for helping to make our vacation so enjoyable :)

Perfect for family gathering, plenty of room. On the end of a cul-de-sac in a quiet neighborhood. About 20 to 30 minutes to Disney attractions. Nice having a heated pool. Pictures are accurate.

We had a lovely stay at Cumbrian Lakes the location was ideal with restaurants and supermarkets less than a 10 minute drive away. The hosts were amazing and whenever we needed to contact them they were always quick to respond and dealt with our enquiries promptly. The pool was a really good size and the view from the pool area was amazing across to the fountain. We thoroughly enjoyed our stay and would recommend Cumbrian Lakes to anyone for their vacation Villa whilst in Florida. Thanks again for the lovely welcome pack of cookies, water and grapes it was really appreciated after such a long flight. Also we had great fun looking for gators and the variety of birds that frequent the lake. Thanks again for a lovely stay!

I appreciate the opportunity to rent this house for our family vacation. It has more pros than cons and I would consider a return visit in the future if the price stays reasonable. Thank you for the snacks and drinks, they were enjoyed!! The house is comfortable and spacious, but the pool was cold the whole week of our stay. I would have liked the opportunity of a heated option. One of the reasons for choosing this home was the outdoor tv pictured, but the tv does not work. It has a sticker note stating it is not working (the sticker is faded so I assume this problem has existed for some time and should be noted in the listing) My husband was very disappointed, as was I, that we could not watch the baseball games outside. We did enjoy the outdoor grill and the scenery was beautiful. ( I should note that only half of the outdoor furniture has cushions and does not look as the picture listed, but we made the most of it.) The neighborhood is nice and quite-BIG PLUS! The house seems clean, although we did see several roaches in the kitchen and upstairs bathroom. An exterminator is in need before that becomes a problem and it does appear that there may be mold in the ceiling of the girls' bedroom. We didn't use that room and kept the door shut. We all enjoyed the game room, but it could use some new pool sticks because none of them have tips on them and it can be challenging. Our son did enjoy the video games and the basketball goal! The beds are comfortable as are all the seating options !!! We couldn't get the printer to work, but I believe it's just that the owner needs to set it up with the computer, as it looked to be new. Also, the kitchen lights under the cabinets need to be fixed, as it would brighten the counter space for cooking (it is rather dark without them) On the second day of our stay, we had a pool issue (foaming) and called the management, but never heard back the whole week. When the pool guy came out, (the day before we left), he said the pool was turning green and very low on chlorine. Some small issues to address, but over all a great rental. Thank you !!

The property was absolutely beautifully decorated. We were all very comfortable in our bedrooms. We honestly stayed and enjoyed the pool most days. Great location to all the parks. Great communication with owner. Would rent again next time on area

Despite having to fly out the door last minute due to Hurricane Ian, this was a wonderful vacation and wonderful vacation home. We accidentally left something behind in the rush to evacuate and the host is working on helping us get it returned. We really appreciate the kindness despite having to leave early. We spent two days at Universal Studios and this location was ideal!
