Good location close to the ocean. Was great that bike rentals could be delivered and picked up at the property.

Really great place for a bigger group to stay. 5 bedrooms, 2 with en-suite bathrooms, all with TVs. Great location. Easy access to all the stores/restaurants. Really helpful and responsive host.

Overall enjoyed our stay. Place is located just steps to the beach. Had issues when we first arrived with the door but the Property Management company answered immediately and had someone come to take a look within 5 minutes. The only misleading item is there is no tub, not even to step into. The photo on the site shows a step in tub when in fact that shower has been redone since and does no longer have a tub. Other than that, everything was great.

The size worked for our large family, tv in every room, close to the beach and restaurants. It's a little older and the bathroom tile is dirty, the faucets are stiff and mineral crusted. The styling has little character, but works for a large family hangingout together. Bedding was comfortable. Floors were dirty. The description said 3 showers but the pictures showed a tub which was not there. I guess that just matters for children.

Nicely maintained and layout worked well for our large party of 8 adults and 4 chilfren. Only suggestion would be more kitchen towels and some paper goods would be helpful.

This place fit our group perfectly! It would have been nice if they had more essentials like salt and cooking spray

We spent 5 night in Newport Beach. We went to Disney for two full days and stayed close to the beach on the other days. We appreciated that the house had king beds. The house definitely shows it’s age and there is obvious wear and tear but the price was right and the size worked well for our family.

Love the house but there was a leak coming out of the fridge or freezer . Table very sticky no matter how many times we washed it Would love to stay again

We had a great stay at this Newport Beach condo. It fit our group's needs perfectly. It was a block from the beach and although not super close to bars and restaurants, it was still in walking distance. Check in and check out were easy. We would for sure stay here again. Thanks!

This was a great place to stay! We had lots of room for 9 of us. The proximity to the beach is fantastic. It’s also within walking distance to restaurants, coffee shops and a little shopping.

10 of us stayed in this 5 bedroom apartment. Great location. Very clean and good quality bedding and towels. Beach towels and chairs provided. Very detailed instructions from management company. We saw dolphins in the ocean from our balcony. Would recommend.

Location was great. Beachview properties was great. It was pretty cold the first few nights, so we called and they came and fixed it. Then gas was leaking so they came and fixed that. Babies were napping both times, so the noise woke them up. The little compensation was nice for our trouble. The one thing that would be really helpful to change is regarding the dishes on the checkout list. We were happy to put them in the dishwasher and have it running as we took out trash, gathered towels, and threw away food, etc. But it took a lot of time to hand wash all of our breakfast dishes and the few from the night before that we didn’t want to run a whole load for.

Nine of us stayed for 4 nights (all adults). The unit was clean and fulfilled our accommodation needs very well! We enjoyed being steps from the beach and the weather cooperated during our visit. Having a full-sized grocery store nearby was very convenient. Having 2 parking spaces as part of the rental was great. We would definitely stay here again.

Pros: The location to the beach was amazing. It was nice to have 2 parking spots. Neutral: The beds/mattresses were ok. The place needs upgrades. It was very clean but outdated. Warped wood. Paint chipped in many locations. Uncomfortable couches. Cons: The neighborhood was sketchy for what I was expecting out of Newport Beach. There was a violent altercation right outside our door at 2 am that awakened half of our group, interrupting our sleep. Screaming, swearing, threats, etc. Police were involved. Property management didn’t offer to reduce our fees or put us in a new location even though the altercation took place at one of their other rental properties. I didn’t feel safe which is sad to say when paying almost $1000 per night for a place. We ended up leaving early. Don’t bother with checking in early. Apparently that is only an option if no one is checking out the same day you are checking in. They don’t tell you this up front so we arrived with our group early only to find out we couldn’t check in early even though we had requested this in advance.

Had the kids and grandkids all together for our Christmas and had a wonderful time. A room for everyone and great gathering area and kitchen. Easy access to the beach. I would recommend for any time of the year.

This was the 1st time renting this far down on Newport Beach. Usually rent on 28th Street. This location was amazing, with the neighborhood being quiet and traffic not congested. The house fit the needs of 3 families joined together. The rooms were spacious and the 3 bathrooms were a plus. Will definitely look to rent in the summer.

The property was perfect for our group. The best part was the location to the beach. We thoroughly enjoyed walking along the boardwalk.

Stayed here with two families (6 adults and 4 kids). The place was clean and was as advertised. Close to the beach...maybe a 2 min walk. Check-in was easy and communication with Beachview was great. No complaints. Would come back

Nice place and awesome location.

The unit was great. Our stay was for an annual family vacation. We liked that having the rooms were more toward the back and the kitchen/family room up front. It allowed for one to go rest without disturbing the fun. It was also very close to the beach.

Great week relaxing in one of our favorite family locations. Clean and accommodating. Rental was as described. Would rent again.

Wonderfully located to shops, restaurants, and steps from the beach! Communication with the property management company was very smooth. You will need to pick up and drop off keys from their leasing office ~1 mile away. If you check-in late they’ll leave it for you in a lockbox at the house, but you’ll need to go the next day to sign some papers. Overall, was very happy with our stay!

We had a group of 6 adults that stayed at the property. The house is in a great location and close to the beach, shopping & restaurants. It is an older home but very clean and a great value for the money. The two designated parking spaces under the house are very nice to have. I would absolutely recommend this beach house!

Situated across the street from the beachfront properties, our second floor unit was comfortable and spacious. All 10 of us had a bed. The unit has easy access to the beach and is walkable to the grocery store and many restaurants. As another reviewer mentioned, read the contract closely. You will only be provided with 1 roll of paper towels and 1 roll of toilet paper per bathroom; there is no salt, pepper, sugar or coffee. The unit has plenty of common space to gather, and we particularly enjoyed the back deck for a cup of coffee with the family in the morning.
