Brian was absolutely wonderful to communicate with. The home was very clean and honestly better then I had expected! We will definitely be booking this home again!

The location couldn’t be beat. House has spacious bedrooms and so many touches. Night lights, stocked tool drawer, vitamix blender, radio in the kitchen, nice mattresses, toothbrush holder, cotton coverlets, plug strips in each bedroom, laundry baskets in each bedroom, the list goes on. I can’t wait to go back.

The Tip-Sea Turtle was exceptional. We had everything we needed and it was very well stocked and very clean, comfortable furnishings! I would welcome the chance to stay here again!!! Absolutely loved it!!!

Wonderful place! Being right on the beach was amazing with kids because we didn’t have to cross the road. Bryan was very helpful with tips about the area, road reports and more. The house was very comfortable and was well stocked with everything needed. We brought our own sheets and towels so didn’t need to rent. Bring your own beach chair, but no need to bring toys because there are lots. We found lots of shark teeth and shells. Would definitely recommend and would stay again!

This is the second time we have rented this beach house and we enjoy this location a lot. Its quite peaceful area, spent most days on the beautiful beach with our dog (Topsail is a dog friendly beach :) playing and surf fishing. The good news is if your not catching dinner and there is a bounty of fresh seafood available close by. Highly recommend Lewis Seafood and Food Truck for fresh local seafood. Honestly once we arrive the only reason we leave is for food and drink....Its a great place hang out!

The house was exactly as the pictures show. We have never stayed in a home that was better stocked with paper products etc. The porch, views, beachfront were the best Our entire family loved the stay.

I have been vacationing at topsail Island for over 10 years. This is the first time staying at this home. It is by far one of the best experiences I have had renting. The house was very clean, the kitchen contains everything you could possibly need. The owner is quick to respond if you have any questions. I especially loved the 3 different deck choices: screened in porch with rockers and chairs, open deck with chairs, then a lower large deck area at dune level with built in long benches. I found some beautiful shells on my morning walks. My dog loved this location. We spent our days on the large deck enjoying the view and sound of the ocean. The living room furniture is very comfortable, which resulted in more than one unplanned nap. ☺️ The beds were comfortable which made for a good night's sleep. I have already reserved for next year.

This house was great for us. Easy process especially liked the keyless entry. Our pup had the best time. Slept great listening to the ocean, It offered privacy and a beautiful location and easy beach access. Enjoyed the screened in porch! Will plan another visit here soon!

Our experience with this property exceeded all expectations. Our group was two 70ish yr olds, two 40ish yr olds, a 10 yr old, a 12 yr old, and a pug. We loved having a "wing" of the house for our family, and a "wing" for my parents. The beds/furniture were very comfortable, the view is unbeatable. We all kept talking about what a perfect fit the house is...not so formal and fussy that you feel stressed about keeping things perfect, but certainly not shabby where you don't feel like you're on vacation. The house was PERFECT. It was comfortable and welcoming, it was casual and beachy. Bryan went way above and beyond to have a great supply of cleaning items, paper towels/tp/hand soap, toys/boogie boards for the beach, extra blankets, luggage racks, games/entertainment, dishes/pans, etc. We lacked for nothing. The location is perfection. The screened-in porch is perfection. The entire experience was exactly what we were looking for. Bryan even had card tables available under the bed, so we brought some puzzles to do. This was an outstanding experience for our family, and our dog loved it, too (he spent all day lying on the screened porch, soaking in the breeze). We highly recommend this house and we thank Bryan for the outstanding property management skills. He was excellent to work with and the home was everything wonderful.

The house provided the best combination of size, location and privacy our family was looking for this summer. On the beach access to a mostly private beach makes the price a bargain compared to highly populated alternatives. This is our 2 time at this rental in 3 years and plan to Go back over and over.

As an older property it is nicely maintained, well stocked and the owner is very responsive and helpful. The single floor plan works great and there is plenty of room. Beautiful beach location.

Beach is fabulous! Bedroom wings are separated with doors from the main area. This means that sleeping is quiet even if others stay up late or get up early. Baby took naps just fine during the day with all of us coming and going & gathered on the porch. Beds are super comfortable. This is not a new or fancy cottage but it is really comfortable. We will be back!

Absolutely fantastic! We stayed 2 weeks this time and couldn’t have had more fun than we did! So relaxing!

We returned to Tip-Sea Turtle recently for our fifth visit. Our family which includes five adults and two children all enjoyed the house, the beautiful location on Topsail Island, and the screened porch. The kitchen has ample equipment to cook whatever you enjoy. There is a convenient arrangement with two bedrooms on each side of central living, kitchen, and dining area. Perhaps the following best describes our experience . We already have reservations for 2020!

This was our 4th visit to Top Sail and our four time staying at the Tip-Sea Turtle. We love everything about the island - laid back feel, great restaurants and amazing beach. The Tip-Sea Turtle has come to feel like “our” cottage. Clean, comfortable and perfect beach access. The kids play at the beach all day and the grown ups can enjoy an evening drink on the wonderful screened porch. Bryan, the owner, does a great job checking in and making sure you have everything you need to have a great stay. We have already reserved our week for next summer!

Lovely screened porch, just rebuilt, spent lots of time enjoying the ocean on it. Layout with 2 bedrooms & a bath on each side of the house was just perfect for our families.

We enjoyed our time at Topsail so much and the cottage was just perfect for my family. It was so nice and comfortable; we felt so at home there. Bryan was so easy to work with and accommodating. We will be back and in fact, already scheduled our next visit. We have found our perfect spot at the beach!

This home sits away from public access, so it's just you and the neighbors on the beach. This makes it very easy to keep up with kids, so much better than crowded beaches. The home is older, but it was very clean and stocked with all the essentials. We really enjoyed our stay and plan to stay again.

The house was awesome; clean, well stocked, well furnished, excellent floor plan etc. The best feature is it is right on the beach with a great screened in porch as well as an open area. Mid way down the few steps are 2 benches with an outdoor shower. Pets are welcome and my dog enjoyed it as much as I did. Bryan was totally accessible but we had NO issues! Hope to return in the future.

Topsail has been an island getaway since 2010 and the Tip Sea Turtle was a perfect place to continue that tradition. The home was very clean and well appointed. We loved the spacious layout of the living room, bedrooms, porch and decking. The kitchen had everything needed to prepare home cooked meals during our stay. Working with Bryan was an absolute pleasure. He was quick to respond online and by text when we arrived. We would definitely recommend and would love to stay here in the future. We loved the beautiful home ,everything we needed was furnished from the laundry room to the kitchen ,and the home owner was wonderful he checked on on to make sure that we were happy with the home and if we needed any thing,the home is very safe and secure,We had too teenage girls with us and not one time did We here (I'm bored) The screened in porch was great we could have our morning coffee on it while keeping a eye on our girl's on the beach.We will only vacation at Topsail from now on and stay in this beautiful home you just feel at home as soon as you walk threw the door,and you couldn't ask for a better person for your host than Bryan Simmons,Thank you for the great memories,Charlotte Breeden😘💋❤️❤️❤️❤️❤️

The Tip-Sea Turtle is a an older-style beach house with everything on one floor, which is nice. It’s well-maintained and well-stocked. Not fancy, but well-appointed, and with very comfortable beds. Cable tv and WiFi worked great. This house is right on the beach, with a fantastic screened porch. There’s also a nice deck with a hose for rinsing off and perfect for cleaning fish. Steps to the beach are nice and wide, making them safer and easier to navigate. The location is just a short drive to the town of Topsail Beach and the beautiful point down on the south end of the island. Wonderful place for a family vacation. Overall, it’s a great house in a great place!

First time staying in this cozy and impeccably clean home but will not be the last! Immediately requested same time for next year. Fantastic beach front property on the quiet end of the Island. P.S. Dogs loved the screened in porch - a great place for drying out after a romp in the tide pools! Highly recommend!!

We have been going to Topsail for about 11 years, but this was our first stay at this location. We had a great week at the Tip-Sea Turtle location and owner Bryan Simmons was incredibly thoughtful during the entire process. The house had two "wings", each having a king bedroom and a pair of doubles in the second bedroom. Each wing also had a full bathroom and a door that could be closed to the "wing" insuring privacy and helping with noise levels when little ones went to be early. The joint living area had ample seating and the kitchen was very well equiped. We loved the screened in back porch and the short walk to the beach. Our little ones even liked the private "beach" under the deck. Bryan Simmons was very helpful for entire process from selecting the location, answering questions prior to the contract, emails prior to our visit, and a few check-in emails at the start of our week. I would recommend this property for many reasons. We are hoping to be able to come back next year and make this a regular vacation place for our family for many years to come.

Our entire group of seven with 5 adults from two generations and 2 almost 19month old children loved Tip-Sea Turtle and our time there! All 5 of the adults kept saying "Tip-Sea Turtle has everything we need." The house is exactly as promised with well-maintained furnishings. The cooks were pleasantly surprised by abundance of equipment and tools in the kitchen. We loved the direct access to the beach and the screened oceanfront porch. All of us spent hours on porch. The deck between the porch and the steps down to the beach is great with a shower and hose. There is also a handy shower in the ground level laundry room. We loved, loved, love our time and will be scheduling another week next year. Also Bryan, the owner, is equal parts manager and host.
