We loved our stay over winter break. The house easily accommodated our extended family and the fenced yard was an added bonus for our dog. Location was great -- steps from the beach and only a short walk or bike ride to Seaside. We hope to return soon!

Our stay was great. We had our annual Christmas party and white elephant gift exchange. The home was spacious yet cozy at the same time. Great for family events or group events! Love the privacy with the pool and close proximity to the beach.

We stayed with our daughters and their family and had a fantastic time. Very easy access to beach without having to cross the highway. The home and furnishings were very comfortable and the outdoor space amazing including multiple balconies to enjoy the sunset. I look forward to coming back!

The house was very nice. It was spacious and all 17 attendees had beds with room to spare. Be aware that sprinklers are on auto. We had a rental company come to our home for outdoor movie night and the sprinklers went off! We were unable to shut off. If you think you’ll be grilling while on your stay it will interfere.

Our only issue was the pool pump not working which they sent the repair man the day we left and both master bedroom TVs did not work. We contacted Blue Swell multiple times about the TVs and no one come to fix the TVs. Would not have mattered if weather was nice but with rain no TV was an issue. The house was the perfect location just steps from the beach and a short bike ride to the square. It’s perfect for two families with multiple kids plenty of space to spread out!

Unfortunately, we were involved in a multi-vehicle accident in AL on our way to the property. Once we got there, the house was awesome, property management responsive and the location was excellent. Suggestions for the owner is at least for spring, offer heating the pool; and put a ceiling fan in the upstairs master. For visitors, consider renting bikes and at least during spring break season, buy enough food so you don't need to eat out given the crowds. Again, we'd return to this property....

The location was great, a mile from Seaside and just a short walk down the stairs to the beach. The house had a lot of stairs but at least it was good exercise. Views on the rooftop were great. Had a couple maintenance issues but the management company responded very promptly, one of which was the AC on the 3rd floor, but even after fixing it, it still didn't seem to keep that level very cool, but it was cool enough at night so it didn't bother us too much. Kitchen could have used a couple potholders (couldn't find any) and they only supplied one dishtowel, also didn't see any start washing detergent which I usually see at other rentals so you may want to bring some if you plan to wash clothes. Overall, this was a great house with a great location!

Upon Check in, the door code did not work, so we had to wait about 2 hours for the prop manager to go get keys from home office and return to open the house. No biggie, we had cold beer, and sat by the pool and caught up with our friends we were vacationing with.
The house had plenty of room for our party of 9, lol, had some back out, so we did not need a house that sleeps 22, but WTH!
The property was very comfortable, very close to the beach, which was great for getting our gear and coolers to the beach, and close for the kids to go back and forth.
The pool was nice, but we were not informed that the hottub did not work. Fine by me, I didn't want to sit in 100 degree water on a 95 degree day. The kids griped about it, but kids will gripe about anything.
Only real issue we had, was the landscaping crew went crazy with the leaf blower, after a storm, so the pool was full of debris. A call was made to have the pool cleaned, and I was asked for a pic to show how dirty it was to address whether it needed cleaned?! We just cleaned it ourselves, with the hose, cleaned the filter, and backflushed the pump. Yall are welcome for not costing an extra cleaning fee for the week.
Overall, loved, would recommend it, would and probably will go back with friends again!

We invited a group of 14 girls and 3 adults to Santa Rosa Beach to celebrate my daughter’s 21st birthday and this was the absolute PERFECT house to do just that! There was plenty of room for sleeping, getting ready and hanging out in the beautifully decorated bedrooms, bathrooms and main spaces. The large kitchen and dining table were perfect for feeding and cooking for the girls and provided everything necessary for Chef Hunter of The Dish and the Spoon to cook and serve a special birthday meal for everyone. The house also provided plenty of space for Mingle 30A to create an awesome backdrop wall and beautifully decorated staircase for all kinds of Insta and Snapchat-worthy photos. Having both a pool and beach right there was quite possibly our favorite feature…everyone could choose where they wanted to spend the morning or afternoon each day. Finally, the management company was incredibly easy to work with and always super friendly and helpful. I HIGHLY recommend this home to anyone!!

This is a good house. Location is right on busy 30A, and a little noisy, but overall very close to the beach, walkable. The house is priced and advertise as luxury. It’s certainly a notch below that but not a bad house.

We took my daughter and several of her friends down to Florida for her senior high school trip. We couldn’t have had a better experience! The house was beautiful and stocked with everything we needed. The view was breathtaking and there was more than enough room for everybody! The location was amazing and only a few steps away from the beach. We felt safe enough for the girls to enjoy their time on their own. The town center is only a few blocks away! A quick bike ride or golf cart rental allows you to explore the town completely. I would definitely recommend your stay here and this company!

The private pool and cooling tub is wonderful and an added luxury. Definitely recommend this gem and ready to go back!!!!!!!

We had the best time at 12 Periwinkle Lane! More than enough beds for everyone and the house was SO nice. We definitely plan on renting here again!

Easy to book, great layout for our group, good location. House was still in renovation stage, management company sent workman to the property unannounced to do decorative wood work on an unfinished ceiling with a loud compressor on a rainy day when we were forced to stay in the house (not a beach day) so many of the previous reviews had mentioned similar complaints & we assumed when booking & from the updated photos that those were complaints from the past, it’s definitely a house w/ unfinished details.

I booked this house for a bachelorette trip with 20+ girls. Overall, we were very satisfied for our purpose of the trip. There are definitely not enough inside seating for 23 people even though the listing says it sleeps 23. I would say it sleeps less than 23 adults but maybe 23 with adults and children. The kitchen could be stocked better with cooking/baking equipment. We loved the top balcony with beach views and being on the beach side of 30A is almost impossible to find! Thank you for our stay!

Excellent property with great beach access. Plenty of beds and lots of open space to gather in large or small groups. Only minor issue was the pool area could use a spruce up.

We enjoyed our stay. The house was a close proximity to the beach. The outside pool Could use a little TLC and we had a little trouble using the stove since we aren’t used to it but we figured it out.

The upstairs where most of the beds are didn’t cool at all. The air filters looked like they had never been changed. Black mold was found

One of the glass shower doors isn't properly installed and it sounds like a gunshot if you don't gently close it. There is no landscaping - its just overgrown weeds everywhere. We actually pulled a lot of weeds from around the pool, hoping the kids wouldn't slip and fall. It is the tiniest of pool areas and the furniture out there isn't well maintained. Again, weeds and fire ants are just everywhere! You cannot tell from the photos, but it is right on the busy street, so be prepared for loud passers by and constant traffic. The fencing is around the pool only, and is in disrepair - the handles/latches on both entrances are broken for starters. Likewise, the handle/latch on the side entrance outdoor shower is also broken.

This place has a lot of potential, but it just isn't what you'd want to walk into for the rates they are charging. Most of the problems weren't worth constantly bothering the property managers about, but I wouldn't go back or recomm

We enjoyed our stay in this beautiful house. It was clean, very spacious and nicely furnished. Their were 7 adults and 6 kids with plenty of room for all of us. It had a nice pool and was only steps from the beach. We spent most of our time at the beach which has easy access from this property.

The location is fabulous, a short walk to beach , perfect with our 5 grandchildren. Biking distance to Seaside central so that is great as well. However there were multiple maintenance and housekeeping issues.I have never written a negative review on a property we have stayed at but again I feel if I were the owner I would want to know these things. When we arrived the doors were unlocked and of course that scared us. There is no key pad on the main entrance which is a huge safety issue. The dishwasher leaked during the first use and the motor never stopped running, all week. We had to hand wash all dishes the rest of the week. A maintenance man did come 3 days in, very friendly, and said they would replace the unit the next day but we never saw them again. I do not mind washing dishes but with 13 people that kept us all busy. The dryer did not work, it would spin and make warm air for just a few minutes and then would only spin. We hung our clothes/towels around the unit when we needed to wash. One air conditioning unit did not work well. The repair man said he fixed it but it quickly stopped functioning after he left.There was a hole in a wall in one guest bathroom. Upon arrival there were no blowdryers or iron in the home. They did bring those after calling the next day. We purchased hamburger meat to grill, sadly when we went to cook the small grill did not work. Had to cook them on an electric skillet. The grill is too small really for this size home, but it did not work anyway.. I know the 4th floor was recently added and is beautiful. However all building material and scraps were laying all around the outside of the home, very messy around the pool. There were 2 large rubbermaid containers on the kitchen porch with trash items in them. Again, this house is beautiful and has great potential.

The property is an overall A+, walk right to the beach! Inside is amazing. Pool area could be spruced up a little. Overall 5 stars.
