I’ve been going to San Pedro for many years now,,,, I must say it was my first time to stay on the other end of the island!!!! OMG, so much nicer, and still having anything that you may need without going into town. Plus, I can’t say enough everyone on staff helping me and my sister.

We were very happy with this rental. The view is excellent! I liked that it had nice comfortable furniture on the balcony since that’s typically where we spend most of our time. Hurricane Lisa blew through during our stay and the maintenance team was on top of it! Hurricane shutters were put up and emergency lighting provided. Luckily, it was only a category 1 and there was no damage other than a littered beach and pool which was promptly cleaned up. If and when we come back to Belize, we would definitely stay here again!

We really enjoyed our stay at Oceanaire condo. Good location far enough out of town but still a convenient golf cart ride away, quiet neighborhood for the most part (you can hear the music at the bar next door, but it's muted), very clean pool, beautiful view of the beach and water, plenty of space, a dock for diving and fishing pick ups, a well stocked kitchen, and helpful onsite managers. We would stay there again!

Parking the golf carts right outside our condo is perfect with 24 hr security (although we always felt safe anyway). Communication with the on-site mgr is wonderful and convenient. We liked staying conveniently right outside San Pedro.

We had a wonderful time here! Location was perfect and the views spectacular. The furniture could use some updating, but we didn't come to Belize to stay inside!!

We had a wonderful stay in our Oceanaire condo. It had everything we needed and was very quiet. We prefer the north side of San Pedro and this condo is north of the bridge without being too far away from town. Lori was great and answered all of our questions very quickly. She met us at the airport and ensured our golf cart was ready and waiting for us. The condo was clean, the bed was comfortable enough, and the kitchen had everything we needed when we chose to cook. The internet was great, the AC worked perfectly - we literally had no issues whatsoever. We had a fabulous time and would definitely book to stay here again. Thanks Lori!!

What a gem. This condo on the water just north of San Pedro on Ambergris Caye is perfectly located, exceptionally well designed and lovingly maintained by the Belizeans who caretake the property. The view is spectacular and the nearby reef, the extraordinary number of birds, and the crocodiles (yes, American crocodiles. endangered but hanging on) make the locale a veritable Eden. And best of all is the owner, Kathy Nichols, who couldn't be more helpful, gracious, and generous. The only downside is that the country of Belize, like the rest of the world has succumbed to the tyranny of fear. They think that by adopting the same draconian measures as their northern, snow-bound neighbors to defeat a virus that, like all viruses, cannot survive three seconds in direct sunlight, they will reassure potential tourists. But all they've done is frighten them away. And the healthy, independent minded visitor who refuses to live in fear also refuses to spend their hard earned money vacationing in what for all intents and purposes has become a minimum security penal colony. The economy of Belize is in freefall and the Belizean people, some of the kindest and most generous people you will ever meet are seeing their livelihoods destroyed. Only a few hundred people have died from "covid complications" (97% of them over 70 and/or with chronic co-morbidities) and yet over 35,000 Belizeans have lost their jobs. Tragic. But when this is over and the world returns to it's senses, as it must, I highly recommend that you travel to this lovely country and stay at Kathy's beautiful home. I know we will.

The property is amazing, clean comfortable and totally enjoyable. There is a great restaurant next door and another 2 doors down along the beach. Town is a short 5 to 10 minutes away by cart and the excursions, well they pick you up right at the end of the dock. Kathy has an amazing place and it is everything that she talks about in the descriptions but even better. We will be back. The diving is awesome. A little plug for our buddy Sam at Scuba Daz, try them out.

great property. hands down excellent place to stay for ambergris caye with a golf cart rental. far enough from town for quiet - but not too far to go to stores and items. property is extremely well kept - bedrooms can be blacked out for mid-day naps for kids. balcony overlooks water and swimming pool. onsite maintenance. grounds and property are well kept. if you are looking for clean, high-end accommodations, with bells and whistles - look not futher this is your place.

How did we get so lucky to find the perfect place? Everything about this property was wonderful. Comfortable, spacious, stocked, beautifully decorated, Oceanside, and safe. A short distance from town and near several nice restaurants. Fresh fruit and veggies delivered to the door every other day. I hope to return someday. We met some cool people poolside. The locals and visitors alike were SO friendly.

Amazing property and even better service! We loved our time on ambergris Caye! The condo was perfect with everything super clean and comfortable. Transportation straight from the airport was arranged and they had recommendations on golf carts and excursions. Golf cart is almost a necessity unless you want to walk a ton. Runs about 150 usd for the five days we were there. Fishing and snorkeling with the sharks was also a must and this ran us about 375 usd for the entire day. Again the recommendations for guides was perfect. The timing was great for lobster season and we definitely ate our fill (fishing trip also procured some lobster). Secret beach is about a fifteen minute Cart ride from the condo and the road was in great shape. It’s actually paved for a good portion of the way past the condo. We loved the beach bar right next door to the condo and the street vendors downtown were also exceptional. We ate a ton of fried jacks and tortillas every morning and this was super cheap and delicious and again a short drive from the condo. The truck stop bar and grill heading towards town was also amazing. Great hang out spot. The pool outside was perfect after a swim in the ocean. The groundskeeper Diego was awesome and procured fresh coconuts for us that we enjoyed cutting with some local island rum. The snorkeling gear, kayaks, and bikes were a definite feather in the cap. The reef is probably a good 1/2 mile out from the condo and swimming is a bit much. Kayaking is definitely manageable and there is a buoy to tie off to by the reef. Great variety of fish and marine life if you just want to paddle a bit and even more to see if you pay for a tour that can pick you up at the dock. In summary, awesome rental. Team is great. Great price point. Great location. Will likely return again if we can find the time.

We loved our stay at Oceanaire. The unit was very clean and comfortable with a fabulous view. The local management company and Kathy were wonderful to work with. We enjoyed the location just outside of town. We hired John Murray to take use fishing and snorkeling and highly recommend him. The reef is beautiful and the water is amazingly clear. Great snorkeling! I look forward to returning some day.

Condo was as advertised. Property manager, Diego was awesome. Security guys were great. Location was perfect (my wider and I typically stay South of the cut but really crowded there now). We brought our 2 boys 11 and 8 and they had a blast. Paco's tiki bar next door was awesome on down days...horse shoes and cornhole on the beach. Boys loved the nachos and mama and I loved the frozen coconut mohitos!

Everything was so nice and Diego is the man will definitely be back if you’re looking for a five star place this is it!

The reviews to this condo were accurate! The condo is big and spacious and offers a great view for sunrises, to which we saw several! Kathy’s unit is adequately stocked with all you’ll need to do your own cooking. Beds can make or break a trip...the king size bed in the master bedroom is SUPER comfortable! It’s like a temper pedicure memory type foam. My wife has a tendency to river dance in her sleep (restless leg) and I didn’t feel her move at all. Diego is a man who works the property and is a rock star! He’ll point you to various restaurants and do whatever he can to make your stay enjoyable. I had a freak diving accident our first week here and he helped my wife get a taxi to meet me at the dr. It’s all the little things that really add up that make this a real gem. Kathy has a list of suggested places to get groceries, eat, etc. There are only one &a half negatives, but they are not Kathy’s fault nor the condos. One is the sargassum. It has affected quite a few places in the Caribbean. Our first night here, the smell was terrible, I don’t know if it was the wind or the rain, but the smell has been hardly noticeable. To which we’re very thankful. The locals have all said it normally sticks around for a couple of months, but this year it has just stayed. The only other small negative Is that we have to leave this place! I’m really glad we chose to stay at Oceanaire. It’s located north of the bridge and away from the bustle of downtown San Pedro. I’m also glad we came this time of year, it’s low season so it’s a bit more laid back. Some restaurants are closed, but plenty more are open. To sum it up, I Belize you’ll not be disappointed with this unit! #sorrynotsorry for the cheesy pun there! We’re looking forward to our next trip back already!

We loved our week in Ambergris Caye and Kathy’s condo! Well equipped, golf cart made it super easy to get to SeaStar Dive, secret beach, Truck Stop! Pacos Bar next door had awesome lobster tostadas, excellent lobster fajitas at the Dive Bar and Truck Stop soft tacos were incredible! Diego was very nice and helpful, felt as if we had the whole condo and pool to ourselves! Fantastic diving with Chino at Sea Star, 3 turtles, lobster, lionfish(shark dinner), rays, sharks, even a scorpion fish! We had 4 divers max each dive, Chino, Ricky, little Joe - best crew ever! Can’t wait to come back!!

We LOVED Kathy’s place in Belize!! She was very helpful with planning our trip and Diego on site was also full of knowledge and helped us with some things. Excellent location and the place was very clean and so pretty. We sat on the porch every evening and morning enjoying the view! Absolutely would recommend and already planning trips back to Belize with my friends and family .... would stay here again in a heartbeat.

We arrived around 4 on Sat. We were able to run to the small grocery store that afternoon for small things. The condo was clean, cool, and very conveniently located. The only problem we had was the password on the wifi had changed but wasn't changed on the information card in the condo itself. It only took a phone call to get it fixed, though. The location was great on 2 accounts - being north of San Pedro enabled us to have a quieter environment than being around the town. Also, it was about halfway in between what we wanted to do, as far as going to the secret beach and to town. Finally, having the pier helped tremendously - every excursion we took picked us up at the pier and we didn't have to drive! I would highly recommend this condo to rent during your stay. Oh, one more thing, the staff at the condo were great!

Enjoyed our condo. Management had a taxi waiting for us at the ferry when we arrived. Had washer and dryer. All kinds of pans, glasses and silverware, coffee pot and blender. All the comforts of home. TV worked well. Good location, next to Pacos bar. Walking distance to restaurants(enjoyed Finns) and short golf cart ride to others. Wouldn’t recommend staying further north. Pool was nice and clean. Diego was awesome and always helpful. Internet didn’t always work but told Diego and he had someone there quickly to fix it. Used the kayaks a couple times. Only complaint was the seagrass which the management can’t control. Was told it would be gone by April. If returning to Belize would definitely consider staying at Oceanaire again.

Comfy. Very close to water’’s edge. Quiet pool area. Palms rustling in the sea breeze thru the evening while watching the sunset clouds over the reef a perfect end to our days. Of course, the sun sets behind the condo, but turns the clouds many shades of pink.

We enjoyed the pool everyday, the management company was exceptional. They answered all our questions and helped us with a golf cart. Loved the stay would highly recommend this place.

Our family travels internationally about 2xs a year, and when I can I try to book through VRBO. I booked this condo for our family of four (2 boys 11& 13) for a many reasons: 1. the location (north of San Pedro - only 10 minute golf cart ride into town). 2. The VIEW!! Amazing! 3. This condo has a full kitchen and washer/dryer. Very spacious. Great eating area, outside porch is HUGE and great place to eat breakfast, watch the sunrise, etc. 4. The size of the the complex (I think 14 units total) Byron and Diego, the 2 groundkeepers, were amazing. They helped us so much in regards to directions, finding fishing excursions (we had San take us out 2 different days!!). They are just 2 great people! Nancy and Caye Management were very responsive in communincation. We would book this condo again and highly recommend it to anyone who is considering a trip to Ambergis Caye.
