Our extended of family of 17 had a blast here! The cousins loved having the downstairs movie room and pool table “to themselves” and the grownups each had their own bedroom. There is a wonderful cabinet in the laundry room with more towels that you can possibly use. The kitchen / dining area had plenty of room for everyone and the hosts were quick to respond to anything we needed. The hot tub was a hit. We would definitely come back!

From the moment we arrived we enjoyed the peacefulness of this beautiful home on LBJ. We brought our boat and used the boat slip, it was really nice that a gentleman showed up explained the boat slip and different operating tips upon arriving. The host Roxana was extremely communicative and we felt that we could reach out to her through a simple text, she was always available. The home was specials and fit my family, parents, and my sisters and her family. It was a beautiful spot to visit with shopping near by. Thank you for opening your home to us and we through lot loved the memories we created as a family.

Overall the property was great to stay at & fit our large group perfectly. The water bugs were an issue & definitely something to look out for. We did have to sort out towels for everyone from the up stairs laundry room which was a surprise since there’s such specific instructions for them upon checkout. The kitchen was great though, as was the back yard & boat dock. We hadn’t been to LBJ before & didn’t realize how narrow it is. So, if you go on a holiday weekend, know that if you’re floating in the lake, it will be more like a wave pool - ha! We still all had fun & ultimately enjoyed our long awaited family reunion.

We rented this place for our annual Family Reunion. We had enough beds for every one, the layout is perfect The large kitchen was great for cooking for our crew of 19. There are two decks, small and large and gave us lots of room for visiting and watching the yard games and the time in the lake. We also rented a boat for leisure and pulling the tube. So much fun and lots of memories made. Great place!

Was not a good property and was very hard to get I contact with the owners at all times, even before the stay. Would not recommend.

This property is a great spot for a cozy weekend relaxing and catching up with visiting friends. The kitchen is spacious and perfect for cooking big meals, and we all fit at the ample dining table. What a good space for playing games! There was also plenty of space for us all the hang out upstairs together, but the game room and movie area downstairs provided a perfect respite for those who wanted a little quiet time, or when a few folks wanted to watch their own show while others watched a movie upstairs. We also really enjoyed the hot tub. I admit, we were a bit intimidated by the check information, since it listed exact dollar amounts of fees incurred for a whole list of potential damages. It was not that we anticipated causing any damage, but none of us had encountered a rental that listed out the fees that way, so it seemed like the owners might be very strict. We were surprised, then, to find that the house, while clean, was not immaculate. We were very diligent and careful to report any existing issues (e.g stained linens, torn pillow) when we arrived, out of concern that we’d be charged. As it turns out, Roxana didn’t seem strict at all when we communicated after check-in, and was quite gracious. She even sent the handyman over with donuts the next morning to apologize for the fact that the housekeepers had left the house with only one roll of TP for multiple bathrooms. Oh, and she offered to send over TP the evening of our arrival, we just declined, as we’d already sent one of our group to the store for groceries, anyway. We ultimately found our host to be accommodating and gracious, the house to meet our needs. We all enjoyed a fun and comfortable weekend.

Enjoyed being on vacation and grateful for this time. However this wasn't what I expected. The property wasnt cleaned as promised. There were bugs in the downstairs unit that looked like water bugs/roaches scurring under the bunkbeds. There was a nasty baby bottle found in the drawers and crumbled cookies in the downstairs bunkbed and the upstairs couch. The blankets on the beds had weird stains and were all rewashed on day 1. The main couch also had pet dander and required us to lay a blanket down prior to sitting. My entire party left with upper respatory issues and resulted in us getting sick. I don't enjoy leaving this review . I just wish the cleaning fee was refunded since we did not walk into a clean home.

we had multi generational family group at this house - so roomy, every bed super comfortable, wonderful views of the water. check in was easy, and kitchen very spacious we hope to come back in the summer with our boat! the deck above boat lift was magnificent!

We stayed at the house for golf tournament on nearby golf courses. Plenty of room and prompt reply/service. The waterfront view was fantastic!

This property was an awesome experience. Check in was super easy and the house was everything as advertised.

Parking is tight at the property. House is roomy and well appointed. We enjoyed our stay.

House was nice, pretty clean. It has beautiful view and great access to the lake. They’re very responsive about concerns and get things taken care of. The only down side to this place was the location. It’s right next to the community boat ramp without access to it, but overall I’d definitely recommend this place.

We enjoyed the location of the house on the river we got to swim, fish,boat. The house was very roomy for are group. There was trouble with roaches on the property. Then when we reached the house we could not get in with the info we had but the owner did contact us right away with the info we needed to enter the house and was able to get a handy man out to take care of a few items we had concerns about. But over all we had a good time

The location is awesome. Lake view from the dock or top of dock is fantastic. House was great too.

The location was amazing the only down fall is the tightness of the parking, besides that we made great memories here!

This property is a fantastic setup for adults and kids, or adults who still want to be kids. We had three families (adults and teens) plus dogs stay over the weekend. Plenty of room for all. Lots of fun with the pool table and fuse ball. And our movie watchers loved the theater room. The kitchen is fully stocked with most items you would need. It was a bit disorganized, probably from renters not putting things back where they belong (but housekeeping could do this). Just search through all the cabinets and you will most likely find what is needed to cook up any meal. Plenty of seating for our three families to eat together between the counter and large dining table. We loved that the yard was fenced for the dogs. Made it easy for them to remain outside and play. We were told by the management company that there were jet ski lifts but there were not, even though one is visible in pictures of property. The boat dock and slips are new and no longer have jet ski lifts. The owners worked with us to put the jet skis on the boat lift so it all worked out ok. There was one dirty bed on the property when we arrived. Housekeeping was supposed to return to change the sheets and never did. But there are so many beds in this house that it was not needed after all. Last tip...some of the faucets temps are reversed. Wasted a bit of water waiting for the shower in master bedroom to heat up. If no hot water comes out, change the handle direction. Overall, we had a blast here and would return another time in the future.

Plenty of space to relax and a game room for kids is awesome

Property for the most part was clean. Beds were super comfortable with good quality sheets. The dock and deck above dock was nice but the dock loungers were dry rotted and ripped out when sitting in one of them. Hopefully wont get charged for it. Cookware was not the greatest but most all of the other kitchen utensils were adequate. Hot tub, pool table and foose ball table were nice additions. Questions by text were answered immediately. 👍

The front of the house looks a little underwhelming, but everything else was awesome and the PM was super responsive.

Overall we enjoyed the property which had nice location right on the Colorado river and close to grocery/restaurants and state parks. The property had lots of space and entertainment for all age groups (we had 17 people and there was lots of room). The place could have been a little bit cleaner and there were many instructions on what to do and not to do so you won’t charged fees which makes your care free vacation have a little bit of stress. One of the instructions says to inform owner of any damages with 6 hours or you will be accountable for damage ( what if you couldn’t find a damage that was there before? Do I get charged?) Property manager was responsive whenever we had a request (we requested to for the hot tub to be cleaned after first use because there were no chlorine tablets so maintenance was sent to do cleaning) Also the listing mentioned there is space for 5 car parking but it is really 3 cars in front of property ( unless there space I am not aware or maybe 2 more cars can be squeezed by double parking. Just ask if you have more than 3 cars to park). Overall we liked the property for big group.

Roxana, I wanted to give you an honest assessment of our stay this weekend. My comments are a compilation of pretty much the whole family, not just mine. First the Pluses: We all enjoyed the spaciousness that accommodated our entire (large) family. The kitchen and upstairs living area are great to spread out and socialize without crowding each other. I think the large upstairs deck was used more than the boat dock deck, but that also had its fans. Being steps from the water was a huge plus as there were SUPs and Kayaks aplenty and the dock was easy for on-off the pontoon boat that we rented for a few hours. Our younger kids liked having the media room and play room that allowed them to get off by themselves. Jim your maintenance man was a real help Friday on some of our issues (see below). The Minuses: It seemed very unfair to get a list of 15 potential damage fees after our deposit had already cleared…I won’t ever make that mistake again. The above was particularly annoying when we found most of the kitchen lights burnt out (had to use a flashlight for dinner prep Thursday), one of the outside dining chairs had a hole completely through it and clothes dryer was messed up. The upstairs deck had not been cleaned. It was covered in dirt, leaves, twigs, etc. I had to clean it off before anyone could come out and enjoy. The dock deck is borderline dangerous and parts are past their sell by date. There were few if any condiments one would expect. The worst were the roaches. Both upstairs and downstairs were infested to the point we pre-washed everything we used out of the cabinets/drawers. Disgusting. Really, just because no one was there in two weeks is no excuse. When one is paying $$$$ for three nights one expects professional make ready and quality…you get an D for this one Roxanna. None of this stopped us from having good time. We would consider your property again if we could assure ourselves of a better experience. Thanks.

We so enjoyed our weekend getaway at this property! There was plenty of space for everyone to sleep and a large, open concept main floor where everyone can gather to hang out without feeling cramped. We enjoyed sitting on the deck over the dock in the evenings as well. The five car parking is a bit difficult for the amount of people the house holds, but we were able to make it work. Overall, we really enjoyed our stay at this lakefront property!

Nice clean house with plenty of spaces and good distribution for multiple family (large boys room, large girls room, media room, game room, multiple parents rooms, etc). The only negatives to consider where that there are considerable limitations for boat use that are not clearly posted (boat access limitations, boat parking limitations). We had also issues with the listing as we rented for 2 nights and the deposit was accepted as it, but then got called that since it was a long holiday weekend they would only accept 3 nights or more, they offer “to reschedule” for another weekend or to extend our rental, but never offered refund. We decided to extend for the 3 night rental.

Overall great stay! Very peaceful and clean. Only issue was the lack of basic kitchen items, pantry is locked and multiple lightbulbs needed to be replaced.

Positives- The inside of the house was great, well stocked with kitchen pots and pans, driveway wide enough for 4 cars. All the rooms were beautiful. Easy access to the lake. The dock was in great shape. Great swimming off the dock. Balcony attached to the house was very nice and in good shape. Negatives- the rail going up to the detached balcony over the doc was very loose as was the railing at the top around the balcony, this is a huge safety issue and should be fixed immediately, and should be disclosed in the ad until fixed. We had small children with us and this was not safe. The septic tank backed up into the showers on the lower level. We called the listed number and they did come fix it but we were left to clean waste material from the showers. I feel the property owners should have taken care of that. When we arrived the hot tub was dirty. Some one did come clean it but would expect it to be clean on arrival. This house has 7 bedrooms and a tiny charcoal grill. we had only 11 staying and the house accommodates many more. The grill was way to small and not put together properly and also had not been cleaned before we arrived. We had to clean out the ashes before we could use it, but there were no tools provided to do this. Honestly we have stayed at many VRBOs and never had one that did not have a gas grill. I would suggest to the owners to upgrade this. There were lots of warnings in the material we received that trash must be taken the the cans outside and not left outside the cans. The cans were full when we arrived and were not emptied while we were there. They need more trash cans. Again we were not at maximum capacity for this house. Don't get me wrong we enjoyed our stay I just feel there are a few things that need to be addressed .

We have an annual friends/family vacation in Kingsland each year, and this house was perfect for our group. The downstairs area was great for the kids. They watched so many movies in the theater room! The beds were comfortable and there was more than enough sleeping space for our large group. The only thing I would say is that the kitchen isn't as stocked as some of the vacation homes we have stayed in before. Also, if you have little ones, this might not be the perfect place for the water as it has high traffic and is deep. Our older kids and teens loved it and had a blast! We thoroughly enjoyed our time. It was a very restful weekend!
