The property is wonderful! The house is large, well appointed, and exceptionally comfortable. The property is right on the lake and the kitchen and living room have a beautiful view of the lake. I have been to Newport several times and have fallen in love with the area. This has been my favorite place to stay so far. The property owner is very communicative and leaves clear instructions. I would love to visit again.

The perfect location right on the shores of the lake with spectacular views. The house was comfortable and spotlessly clean. The outside included lawn furniture and a fire-pit. There were bikes, a kayak and a canoe. We plan to return!

My large family made our third trip back to the Newport house. We love the beautiful location and gorgeous views, and the house accommodates us all very nicely. It’s clean,spacious and equipped with everything we need, and the large lawn and waterfront provide lots of entertainment for the kids. There’s great biking and hiking trails nearby,and we enjoyed a trip into Magog, Canada this year. This us a special place for all of us, and we hope to return.

We were in town for my son's wedding. Family from all around the country joined us for our stay at the house. The location was beautiful (right on the lake), and the house was perfect for our needs. Mike was very responsive to us whenever we needed to contact him. I would highly recommend this property.

When we arrived the property was clean and the waterfront was beautiful. Having stayed in the area for the last 10 years on vacation I was familiar with the area and was the reason we wanted to stay here. Close to the bike trail, downtown and great area to be able to go for morning runs. Mike lives next door so if we needed anything he was right there when he was home. My recommendation would be mow the grass weekly so that it might control the ant problem outside. Make sure the cleaners are cleaning under the beds… wasn’t very happy with that, more towels, more than one roll of toilet paper, paper towels in the bathrooms for large groups. Steak knives, blender would be great. The house was definitely the right size for our group of 8 and would probably rent again if we were able to get a Saturday to Saturday check in. We are very easy and are able to adapt to anything so everything in this review is constructive criticism no hard feelings. Thank you Prospect Acres OCR Team

We booked this house for a family vacation, and a celebration of my Mom’s upcoming birthday. The house was very clean, easy to find, and looked exactly like the pictures. It was lovely walk from the house into the nearby town of Newport, which we did almost every day. The only other item to note as others have mentioned in previous reviews is that the host lives nextdoor and the fire pit is on his property. It is still available for use but is not really private. Overall, it was a lovely stay and our family was so glad to vacation here. We have deep roots in this part of the country.

Location and house were great for our needs. We had a family get together to handle some difficult family business. This location was great as there was enough space for many to stay. Good shared spaces for family meetings and discussions, and nice quiet hideaways for some private time. The views of the lake were great and a nice recharge. Thank you.

The host Mike very nice! Gave us some history of this house and really responsible! The kitchen is very beautiful and well done. You can see the beautiful lake when you cooking. We love the fireplace very much and used lots of woods in the snow day. Mike even stopped by supplied more woods when we needed!!!our kiddos had a great time. Thanks you We are definitely come back in summer time.

my friends and i stayed at this house during the winter. we skied Jay Peak and ice fished. its a beautiful place right on the water and half hour from the mountain.

Great location, not far from Jay Peak. Down the road from all the stores, restaurants, etc. however far enough away to feel you are in the country. The view on the lake is beautiful. Hiking across the street. Very comfortable property. It must be spectacular in the summer!

Lake, land trust hikes, bike trails that go into Canada, beautiful home. What else would you want? Immaculate , large home with a lake view kitchen. No one minded getting meals ready! Access to trails close by. Bikes and a canoe and kayaks. Great communication with owner. As one who’s rented often with Vrbo this was an A+ rental for us.

Beautiful setting. The house was immaculate, and Mike was a great host. The weather was less than cooperative but the home and views made up for it. Highly recommended!!

You can't beat it this experience. The house, location, view, and hosts are all great. The sunsets were very nice, the night sky was clear, and there's lots to do if you get a little bit creative. The hosts have generously equipped the house, with kitchen items, paper products, foil and plastic wrap, as well as kayak, canoe and quasi-paddleboard. We had a great time.

A lovely, spacious house with all of the amenities we needed. The view was spectacular. We could get up early and see a beautiful sunrise and later see a beautiful sunset right from our seats in front of the house. My husband and I are avid bikers and loved the proximity to the bike path. We saw deer, turtles, squirrels, chipmunks, ground hogs, and many different varieties of birds on our daily rides. We also met some very friendly people and some very friendly dogs. The water at the end of the property is very clear and shallow so we were able to see the paths of the clams in the sand. We even had a friendly sunfish that swam around our ankles as we waded in the water. There is a very small beach where it was perfect for the little ones to wade and toss rocks. Mike was very helpful and available to answer all of our questions. We love Lake Memphremagog and this house was the perfect place to stay to enjoy it.

Pictures cannot do this beautiful home justice! The views are absolutely breathtaking; you can see straight into Canada while drinking your morning coffee. From the backyard you see nothing but the lake and mountains, and hear nothing but waves. The house is perfect for a family vacation, and the layout leaves space for everyone. The homeowner, Mike, is really friendly and approachable, he made my family and me feel very welcome! By the end of the week we could barely tear ourselves away from this oasis!

My husband and I and our three daughters and families just finished our second week at Mike's property. Our group consists of 8 adults, 4 kids and a baby, and the house accommodated us all very comfortably. The downstairs is very spacious and 5 bedrooms and 4 bathrooms worked out nicely. The location is perfect for water activities, and biking and golf are nearby. The view is just spectacular and Mike is a very kind and considerate host. We hope to go back again!

My family (2 parents, 2 kids, 2 grandparents) stayed in this very comfortable property for a week. The location is wonderful, with breathtaking views all day. With small children, we spent a lot of time playing in the water and boating. In this location the lake is extremely shallow. You can walk out for a few hundred feet and it’s still only up to your waist. That was great for the little kids, but meant you had to go way out if you wanted to swim. We also went out in The provided boats and/or our boats almost every day. The morning starts calm and the wind seemed to build throughout the day. There were islands, rivers and lots of shoreline to explore in canoes/kayaks. We also saw lots of power boats, but the lake is so big they didn’t come near us. The owner lives next door (though he isn’t always home) and he was very responsive when we contacted him. We were looking for a place we could go and enjoy ourselves the whole week Without going anywhere else (COVID summer...) and this was a really beautiful, relaxing place to do that.

Our week at Mike's property on Lake Memphremagog was perfect! The house was large enough for our family, and very well equipped with everything we needed. The view is spectacular and the outside grounds are very spacious with plenty of room for the kids to play. The water is clean and Mike left plenty of water toys for us to use. We loved our evenings at the firepit too, and we all agree that this was our best family vacation. Thank you Mike!

We had a great vacation at this wonderful lake house. The house is very spacious and was well equipped with everything to make us feel at home. The location is amazing and offers great views and sunsets. We had a lot of fun with fishing, kayaking and walking in the shallow and warm lake water. Mike was a great host and went out of his way to help make us very comfortable. At the end of the trip, he also gave us a special surprise with a ride in his 64 Mustang. Thanks Mike. This house is very close to the downtown area and we enjoyed the lovely town of Newport.

Great Location. West facing for beautiful sunsets. Good size house with plenty of room for families. Well laid out with all of the amenities. Rural location less than 10 minutes from downtown Newport. No AC but not necessary with breeze off of lake. Fire pit for evening Smores. Gas grill for cookouts. Everything we needed to relax for the week.
