Our stay in Hampton beach this year was great due to our location and quality of the apartment we stayed in. The GOAT is awesome new like condition , everything we need was supplied, brand new appliances , better than average size rooms, GREAT outdoor atmosphere , close to beach and attractions, 2 parking spots and when I say clean I mean CLEAN! I plan on staying there again next year. Thank you Terry and Jenny for such a great addition to a successful awesome vacation.

We were thrilled with how clean the condo was!! The beds were so comfortable and the bathroom very clean. The kitchen was well stocked with all utensils and accessories which was so great. Communication with Terry (owner) was very easy and he was very accomadating. Enjoyed the deck too! Great place!!

The apartment was very clean and located in a perfect location, walkable to everywhere on the beach. My only disappointment were the beds. Very uncomfortable but overall, a great weekend

Appliances are newer/updated. We enjoyed sitting on the upper deck and watching the nightlife below. We also really enjoyed coming back to the central air conditioning after a day at the beach :) Terry provided clear and simple instructions prior to our arrival. My only suggestion would be to hang a full size mirror somewhere.

We have stayed here countless times with our family we love the area and especially that we can bring our pets with us...you have all the comforts of home especially a washer and dryer that comes in handy the host Terry is an awesome guy he trys to please so everyone is happy thanks Terry for the great stay see you again next year!

This is a very clean, very comfortable 2 bedroom, 1 bath suite with a great deck overlooking the liveliest spots in Hampton Beach. It is perched on top of The Goat Den. If there is an hesitation, it would be the three flights of stairs to get up to the accommodations. If you are an early to bed person who needs quiet , this is probably not the location for you. But then again, if you are that kind of person, you probably aren’t vacationing in the heart of Hampton Beach. Seriously, everything about these accommodations are top notch - the appliances including a washer dryer and dish washer, the beds - comfortable and cozy; and the amenities provided. Really nice.

The Goat was a fun place to stay. We enjoyed having food and entertainment all around us. The best part was the beach only a block away. We will be back to stay a again.

Great week at the Goat Pen. My wife and I along with our 2 dogs spent the week. The location was perfect for the boardwalk and the beach. Restaurants, bars all within short walking distance. Live music right below the deck every night. It’s not quiet but not too loud. We enjoyed it. Music ended by 11:00 most nights. With the windows closed and the AC on it was no problem for us. Two reserved parking spots right at the bottom of the stairs. House has everything we needed! Small electric grill on the deck but we never ended up using it so not sure how good it works. The only thing it didn’t have was a tea kettle and maybe a few good pans. We would definitely stay again!

We rented the penthouse to get ready the day of my sister in laws wedding and have a place to stay for the rest of the weekend. This property is unbelievably beautiful!! Views of the beach are unreal. Terry was extremely kind and helpful. He answered any and all questions we had very quickly and even stopped by to show us how to work the sound system! Would love to stay here again! Truly an amazingly beautiful property and equally wonderful owner!

Loved The Goat Pen
Had a great weekend getaway at Hampton on Columbus day weekend. Loved staying at The Goat Pen. Enjoyed dinner and live music at the L Street Tavern and yummy breakfast at the restaurant below the condo. Thanks Terry for letting me use your crockpot!

My small group and I stayed at The Goat Pen over Labor Day weekend and it was the best! Easy spot to identify, great day and nightlife all weekend long, and comfortable laidback accommodations. We had a few minor concerns pop up during our stay but Terry was very easy to get in contact with and was right around the corner to lend a helping hand. I highly recommend staying here and will definitely love to return! Plus the beds were to die for!!

Local Hot Spot!
My small group and I stayed at The Goat Pen over Labor Day weekend and it was the best! Easy spot to identify, great day and nightlife all weekend long, and comfortable laidback accommodations. The Goat
We had a wonderful short stay at the The Goat Pen! The location was perfect - so close to the beach. The apartment was thoughtfully stocked with everything you could need. Terry was great to work with and we would highly recommend staying at The Goat Pen!

Nice spot something you should know
Very nice place. Place is better than the pictures and listing as far as size and space. Deck is pretty big and a nice spot. Easy walk to the beach. Great restaurant/bar down stairs with really good live music. Just be aware that if you plan on going to bed before 11pm the live music will be not super loud but loud enough that it could be an issue for people falling asleep. Which is totally done for most groups but just a heads up. The place reminds me of a nice Sobe in Europe. Overall really great but it is just good for certain future people staying to know that about the music

Nice place
Terry was great to work with. It is a louder spot, but no concerns with the music from the goat. However, the L Street tavern (which we also enjoyed) played music louder than the goat so it was hard to enjoy either from the deck with both happening outside at the same time. Washing machine was not working but Terry made every effort to accommodate us and I would feel comfortable with him getting it fixed very soon. Had plenty of towels and updated unit. Overall we would likely stay again.

The description was accurate. This unit had everything we needed for 4 adults. Modern and tidy. We enjoyed the location with am easy walk to beach and plenty of food and beverage options nearby. If you like music and bands, this place is a gem. At night, there were bands right below which we sat on deck and listened to. Didn't have to leave at all. We sat in our pj's and made cocktails on the private deck enjoying the bands all night.

Sitting atop of the GOAT means you get breakfast lunch and dinner just going down a flight of stairs. This rental is literally steps from the beach and Bernies restaurant. The property owner is super responsive and very welcoming. I will be renting here again without hesitation.
