The space accommodated our family of 4 adults and 1 child well - (we brought our own crib, there was non provided) there were convenient cafes and restaurants nearby. The unit was easily accessible.

I booked this based on the pictures shown for "City Apartments San Marco" however, our unit was very plain providing only the basics, not the colorful description with nice furnishings. It was up 3 flights of stairs. There was a/c only in the 2 bedrooms and could barely keep up. There were no screens on the windows so mosquitos came in. The sheets and towels were clean, but the beds were quite hard, the kitchen was sparsely supplied and the floor was dirty. There was even a prescription pill on the floor - thankfully, our baby didn't find it first! The owner/manager did not meet us but gave very clear instructions on how to get in.

Our check in process went smooth. We did the pre-check in via email the day before our arrival and were provided with the door code and how to locate the apartment keys. The host's directions to get to the apartment were clear as well. The apartment's location was excellent. The cleanliness of the apartment itself was acceptable. No obvious dirt at first glance. The aspect of the location that is a plus is that the apartment is just steps away from the square.

I know Venice has all these little alleys to access homes and apartments but this little alleyway was dreary, dark and creepy to us and it smelled unpleasant. Once we unlocked the door we walked into a dark foyer/entry hall. We did figure out where the light was. I might suggest that the light be on in that entryway when guests arrive and perhaps some kind of welcome sign. The stairs were a big drawback. Thankfully we each only had carry-on. You will want to alert guests to this in the listing that the unit is on the third floor and that there is no elevator access. If someone has mobility issues this would be a problem. I only found after I reserved that the unit was on the third floor and there was no elevator access. The carpet going up the endless stairs could use a thorough cleaning and vacuuming. The windows in the living room were hard to open and upon arrival the air conditioning did not seem to work/or we couldn't figure out how to operate it. We managed to open one of the windows after numerous tries. We communicated with the host and they sent someone the next day to address these issues. The weather was sweltering during our visit so the first day (we were only there for two day) was extremely uncomfortable temperature wise in the apartment. The technician fixed the windows and said that we had the air conditioning unit on the heat setting. The technician "supposedly" set it correctly and told us to keep the windows shut so the space would cool. It never did. So we ended up having to open the windows. The unit is right above a street with many stores and restaurants so the foot traffic is heavy and noise level high. This is bothersome late at night when trying to get some sleep. With the air conditioning not working properly we had no option but to leave the windows open and deal with the noise. Having to take the trash to a disposal location seemed ridiculous as there a cleaning fee included.

The location was exceptional. Our daughters spent the morning watching the "parade" of gondolas out of our apartment windows. There was a small issue with the AC Unit, the hosts were highly responsive and offered to fix it right away. We declined.

The sulfur smell in the building but that's just Venice:-) and has nothing to do with the apartment. By the end, we got used to it.

Apartment was in great location. Very close to lovely restaurants and St Marco's square. The apartment was clean and spacious but we didn't get the same apartment advertised when we booked it. Host was responsive and friendly. Overall it was adequate especially if you're out all day and just need to sleep in the evening. Location is great.

Apartment is a bit dated and facilities old. There was an old dirty sponge in the sink. There was a washing machine but no drying facilities...no drying racks. Beds were uncomfortable to sleep on.

The place is spectacular- love the roof top deck and the locations is perfect.

This is a very spacious apartment with quick access to everything.

It would be nice to be able to shade the window in the large bedroom. All other windows have exterior shutters but the master does not seem to work.

We love the proximity of the property to every single destination we have planned in our itinerary, and the service the hotel provide us with.

there were several things… first when we got there the apartment was not ready even when we gave an arrival time between 2 and 3 pm…. we arrived at 2:30 in the afternoon and there was a guy there cleaning saying he needs two hours to clean the apartment. At least he let put our luggage in the apartment and went to eat while we waited till he was done…. second had no AC or FAN in living spaces except the bedroom. They could at least switch the lamp in the center of the room to a large fan with lights to circulate the air….. Third, the shower was missing a door, so we had to put a towel around the area of the shower; to keep the water from going everywhere. also there was no soap dish or holder in the shower. it was very unsafe getting in and out because the sink sticks out and blocks your way….. it would have been better if the show was placed on the same side as the sink… Four to get to the rooms and bathrooms, you have to go down several steep steps the top rail to hold on to was loos and coming off the wall making it unsafe a fall hazard… also the banisters going up the five flights of stairs to the apartment were loose and dangerous also a fall hazard. fifth, the walls in the bedroom when you look closely had squashed mosquitoes everywhere on the walls…. Sixth, a tile was coming off the wall in the masters bedroom and lastly the door to the second bedroom looked like someone punched it in… We have pictures if needed… I will not recommend this place to any of my family or friends…

Hosts were very gracious and communicated quite well. They not only allowed us to drop off our luggage 4 hours ahead of our 'check in' but also helped us book a private taxi at end of trip. Any time we had a question they were kind and responsive. The location could NOT have been better! The layout of the apartments was great, especially the TRIS apartment.

Given the age of the building and that it's a private property, it should have been no surprise to us that we had no elevator to get to the 4th floor (counting ground as 'zero'). I wish I thought about that ahead of time as we had several 70-year olds in our group so it was a big downfall (not paying attention to lack of elevators & being on top floor was MY personal fault, of course). The biggest challenge was the temperature discomfort; while the bedrooms were quite nice & cold due to room units, the rest of the apartment had no air conditioning or airflow so it was SUPER hot! The first day (when outside temps were in mid 70s) the apartment was unbearable! We tried to open all the windows to create a breeze but there was none, unfortunately.

The toilette clogged during the stay, and the water did not go down. We could not use the WC for the last day, it was really very inconvenient. We received only two rolls of toilette paper for the 6 of us. This was also very inconvenient.

Apartment was on the fourth floor. there was no elevator. so if you are a big group with lots of luggage be ready to carry all your stuff up.

Unfortunately some of the facilities weren't working or were difficult to use eg problems turning on the heating; water dripping in the kitchen and washing machine difficult to understand how to use. The hosts were prompt to help us though.
