Great location, comfortable 'typical' kiwi bach (i.e. it's not aprkling new but it is just what the backh would be if you owned one) - lakefront and at the same time just a couple of minutes from all the main entertainemnt attractions

This is hard…. We really appreciated this lovely property and can see the owners would love it but its just not quite at the standard of hiring it out to travelers. Its more a property for the owners and their extended family to enjoy all their old quirky trinkets out of place and bad damp rising smells with lots of old junk that lie around. The actual house is ok with a lovely fire place that we enjoyed that was generously supplied with wood but many things are old and broken. The gardens/tress/outside area is unkept and overgrown with leaves everywhere. Basically the outside area was so unkept that we could not enjoy the outdoors (which is why we booked this property) The linen is fresh and clean. Some beds are comfortable. The bathrooms are ok. Water pressure is medium. The kitchen has an old smell, all plates bowls etc are so randomly spread out all over the kitchen its crazy and the kitchen is on a slope that made me feel like i was on a boat - not a good feeling. Their is a very old mouldy smell in the back bedroom of the house with the roof not intact. Their are possums living in the roof that make sleeping very hard as they make loud noises all night. The back bedroom is not habitable. It should not be include as rentable for this property.

Some things were great but I stayed in the sleepout where the doors to the outside didn't lock properly giving me no security . Also the multi box with a lead to another multi box to another lead to a light is a fire waiting to happen so I disconnected it . Some dodgy things going on

Incredible stay at this well appointed, cozy and ideal lake front cottage. Firewood and kayaks provided. Felt like we were living outside with all of the glass patios and comfortable seating facing the lake. Black swans, ducks and birds abound! Hostess always available to answer questions. Florida, USA

What an amazing view of the lale we saw the sunrise each morning and jist watched the awans and ducks glude by. At night we lit the fire and it kept the house cozy and warm. Will definitely go back as it was such a tranquil calm setting.

We really enjoyed our stay at this excellent bach right on the water front! It had everything we needed and was warm and cozy with the fire. I highly recommend the bach for anyone who loves the tranquility of water views! Thanks for having us, your bach certainly enhanced our experience of Rotorua!

It is an old classic batch, could maybe do with abit of a refresh and new single beds..

Absolutely loved our stay here. Being right next to the lake meant lots of activities and fun as well. We had a blast and enjoyed every moment of it.

A great place for a family to stay. The only heating is the woodburner but it was toasty by the fire and there are hot water bottles for the bedrooms.Our family enjoyed the kayaks and the beautiful view, so close to the lakeside.

Hi. Family of four (2 kids under 8) had a great stay and enjoyed the location by the lake and the use of the kayaks. As other reviews have noted the bach is older, but good fun. Only suggestion for improvement would be there are some mice / rodents in the ceiling cavity above the kitchen, and a larger / fan heater would be welcome for the main living area as it was cold when we arrived and the log fire needs some time to warm up before it really starts working.

Fantastic accommodation which has everything a family needs. The use of the sleepout was fantastic.The kayaks and life jackets made the experience complete and the kids didn't want to leave.Amazing communication with the property manager made our trip a breeze.We will definitely be back

Perfect location, wonderful sun. Rooms are a good size with fantastic flow from living areas to backyard and lake. A slight negative is the low hot water pressure in the sleepout shower. We had a wonderful time and would love to go back again.

Loved the location (just over 10 minutes to the city) loved the privacy and having our own bit of lake front (kayaks everyday despite the dodgy weather), the house was comfortable and had everything we needed. The only negative was we were a bit put off by ants in a couple of internal walls and a dampness problem in the sleep out.

So lovely to stay on the lake. Weather wasn't fabulous for our visit but we did manage to get out on the lake for a paddle in the kayaks provided. Really pleased we decided to stay here instead of in the town. We were only 5 or 6 minutes drive away from Rotorua but it felt like we were far from a city. Probably should have stayed longer to get all that the area has to offer. Would definitely stay again. Girls loved being in the sleep out section and everything was set up very nicely for us

The houses location is very great – privat access to the lake and stunning view over lake Rotorua. You can get to Rotorua within 15 minutes of driving. The house itself is old and needs a bit of maintenance here and there but overall it’s a great holiday accommodation ! Highly recommend it!

Most amazing experience...loved the views and kayaking....felt at very peaceful and calming.....the house was very clean and tidy. Had everything we needed right there..thank you so much for having us....looking forward to coming back

Lovely and private on the waters edge.

Fantastic lakeside location. We were there during bitter winter weather but the combination of the fire and electric column heaters kept us cosy. There was plenty of firewood in the shed. Lovely views from the lounge and of sunrises over the lake from the master bedroom. Bach very clean and tidy. Only issue was the top element in the oven wasn't working.

This is a wee gem of a bach. Our family booked at the very last minute and didn't want to leave. Waking up and looking out at the lake is simply food for the soul. Loved the use of the kayaks, being able to light the fire and holidaying in such a special spot. We would love to return.

The location was very good however on arrival the sleep out toilet had a leak in it and the sleep out itself was very musty and had rodents in the ceiling. The door latch on the double French door was very difficult to lock from the inside.
