Beautiful apartment! It is right in the heart of San Gimignano, the location couldn’t be better. It is very spacious, the kitchen was perfect for making small meals, and it was really nice to have a washer to us mid-trip. We highly recommend staying here!

Perfect location near the main square. The host met us at the bus stop and was very helpful about what to do in San Gimignano. The apartment was beautiful and comfortable.

Thank you Massimo for making our stay a pleasant experience! A Well kept and maintained apartment! It even smelled clean! Good size for a couple or small family. The apartment had good amenities and a reasonably well equipped kitchen. Massimo has great English and communicates quickly and readily! We decided after the booking that we would have a car rental and informed Massimo. He provided a secure, locked Garage to keep the car in. His directions and recommendations were also spot on. We were only in San Gimignano from October 12th to 14th, but Fabio Apartment was one of the best accommodations we had in Italy. Would highly recommend!👍
Please be aware there are a number of stairs to get to the apartment, but again, to Massimo’s credit, he just brought our luggage up to the apartment!

Excellent location, comfortable and tastefully decorated apartment that seemed recently refurbished, well equipped kitchen and an amazing view from the garden.

We had a wonderful stay. The host met us at the city gates and lead us all the way to the property, explaining everything we needed to know. We loved being in the city at night and early morning, when it was quiet.
Really appreciated the aircon as well!
A few more cooking utensils / water jug / basic ingredients would be super helpful

Great location in heart of village. so much space and such an Italian feel to the place. we loved it! Massimo was amazing and such first class service from meeting us at the gate when we arrived by car to making our dinner reservation at the best restaurant.
Bed was very uncomfortable. we also experienced a five hour black out in the whole village from dinner to the middle of the night. consider flashlight or candles in one of the drawers just in case. we made the best of it all!! Tuc crackers and red wine.

Well kept, modernised apartment only 50 yards from
the busy heart of San Gimignano - Pizza della
Cisterna and the Duomo. Yet secluded and peaceful.
But the real star is Massimo who could not have been more helpful -
helping us to get our car through the narrow streets to
unload, helping with bags, providing garage space ( small charge but
secure and less than the public parking, and providing suggestions
for things to see and places to eat. Surely a model
of what a host should be.
Nothing. Would recommend it to anyone exploring Tuscany.

Massimo helped with parking and luggage. We received very valuable information from him about the area, restaurants, parking and excursions. Accommodation is located right next to the main square. Very well equipped kitchen.

Massimo and Sarah are wonderful hosts that helped us to with their private car to get the luggage from the car garage to the apartment in the center. The garage is very big, it’s possible to park a large SUV or long limousine. Our dog was very welcome and they gave us great restaurant and museum recommendations. The apartment is modern, spacious and it comes with a beautiful terrace with garden view. The apartment is just 20 steps away from the main square, but very quiet in a small side passage.

Massimo and Sara were exceptional. They looked after us so well and answered all our questions. The apartment was perfectly placed for exploring San Gimi. We made great use of the patio area and the amenities suited our stay with 2 children. We loved staying at Fabio Apartments!

The flat is perfectly located, only some steps away from the town centre, still very quiet. We loved the beautiful garden which was perfect to have a glass of wine while enjoying the tranquility of the town. A friendly, helpful host, a neat apartment, everything we needed.

Location... I'm not sure you can do better than that! Right on the main piazza but you don't hear any noise from it. Central and quiet! Pretty unique!

The location is as central, as it gets. Cafes for breakfast, restaurants for dinner, souvenirs and everything it at the doorstep. Great Host, very helpful, very wellcoming. He has conveniently communicated via Whatsapp to have all the information prepared for us and to meet us on arrival.
The steps to the appartment and in the appartment itself are extremely steep. Not suitable for elderly visitors.

The apartment was located in the heart of the city, cute apartment, lovely little garden table and friendly hosts. I stayed with two friends visiting from the States and we all loved the convenience and comfort of the place.

Excellent location in the heart of medieaval town. The owner himself gave us keys and showed how to get to the apartment. He even gave us a bottle of excellent regional white wine, because it was for us too late to buy anything. Lots of space in the apartment. Nice garden outdoor with a place to eat breakfast with a view over towers of San Gimignano.

We absolutely loved our stay at Fabio Apartments. it is in the prefect location of San Gimignano. The apartment was extremely clean and comfortable and had every thing we needed for our long-weekend stay. Massimo was very kind and attentive and gave us information for things to do in town. I highly recommend this apartment!

Massimo was incredibly helpful, he helped us with arrival, with everything you need for your stay. Parking is available near the apartment or in a private garage. The location of the accommodation is great, right in the centre.

The owner takes his time to help you out with many things from the beginning until the end of your stay. The location is quite cool and the apartment has a nice atmosphere
It was quite cold during the night as it took long time to heat up the space. Should have been heated up in advance. There were extra blankets though.

Our family of 5 had such a wonderful visit. Massimo was so helpful and made it easy to get to the apartment. The location couldn’t be better. Right next to the center of the town, but quiet and tucked away. We had a nice little patio with views and were happy to find the apartment had two full bathrooms and a clothing washing machine. We would love to come back sometime!

Massino met us at the main gate, guided us to our parking, and spent nearly an hour helping us drop our gear and get settled.
The private parking was nearby and kept our vehicle safe.
This is my fourth stay in San Gimignano and was probably the best I have found
